It's taken me 8 months to be able to say how awful this company was to me and my partner during lockdown. They demanded the full rent even though we were trying to move. We couldn't obviously. We weren't working and had little money but we scraped enough money each month to pay for half of the rent. That wasn't good enough for them so they took our bond as payment leaving us with nothing for our new house. All this on top I've living for three winters with a faulty boiler. Also we loved with a gas leak for a month and a half while they took their time getting a replacement boiler. Their communication can only be described as what a child would send. Poor English, grammar and hostile. I would highly recommend you stay clear of this company at all costs.
Left us with a faulty boiler for almost two years, never sent anyone round to repair it after numerous promises. When asked to re-sign we said only if the boiler is replaced, which was met with a promise. Never happened. Tried to start a complaint with the ombudsman, to be told that can only start after we have received an official reply in the form of a letter off of them. This letter never arrived, was repeatedly told they would send it again, still never arrived. The last communication we got was off a lady called Catherine at 11:50pm on a Sunday night full of spelling mistakes and grammatical errors. Clearly written after a few drinks, blaming is for everything and saying they have never had a compliant before, yeah I bet! Looks like they're no longer operational which is fantastic for everyone who has never had to deal with them. But we're still left with unanswered issues around the house
Utterly unresponsive and incompetent throughout the house buying process. It's almost as if they don't realise it's in their interest for the sale to complete. I feel for the vendors as it took 6 months from having our offer accepted to begin conveyancing due to repeated administrative errors. They forwarded incorrect details to each of our solicitors and told downright lies and fabrications about paperwork being posted or emailed to the third parties - it turned out the vendors had yet to instruct their solicitor. To contact them you will always have to call multiple times (hoping the phone exchange directs you to the correct office, as it arbitrarily doesn't). When you finally get through to the one lady who works in the office she'll tell you that she works in the wrong section and can't help you (despite the fact that the last time you spoke to her she infact did). She will then go on to promise a call back from someone who can actually do their job but sadly that phonecall will never come. If I had known it would be this difficult I would have put an offer on a different property. I recommend you never use them to sell your properties as they will significantly delay completion entirely unecessarily.

There is nothing to say positive about this letting agent. Till you sign a contract they will call you and respond to your emails. Once they got you hoked and you start paying to them they will not give a flying f.... about you or other tenants. When it comes to the deposits..... I'm going to small claims court as it will be faster to get the money back
After a year renting with Space4Living, all I can say is to avoid this company at all costs. Throughout the year, we experienced an array of problems which made the house borderline inhabitable, from a broken boiler which they would not replace for weeks, to severe damp and mould throughout most of the house which would spread onto and ruin our belongings. These issues were met with incompetency and, in the rare occasion your emails would be read, lies. Even with multiple meetings with the council, Space4Living refused to do anything more than the bare minimum to make the property habitable on the most basic level. Our experience with Space4Living was a nightmare from beginning to end, so AVOID this company.
I am the parent of a 4th year student at Manchester Met who has lived in a house rented from and managed by Space 4 Living for the past 12 months. I am a partner in a Chartered Surveying practice in Leeds so operate in the property sector. I have had 2 daughters at university so have had experience of 7 different residential landlords in 2 different cities since 2012. I have never written a review on anyone or anything before…..I have never felt the need to. I am writing this review because the performance of Space 4 Living has been worse than I ever imagined a student landlord/managing agent could be. In my opinion they should be embarrassed/disappointed/amazed at their own inability/unwillingness to offer even the most basic elements of managing a property. Their service has ranged from simple unhelpfulness through complete incompetence to bare-faced lying to both the tenants and a local housing councillor who was involved on several occasions as the students desperately tried to get Space 4 Living to do what they should do and provide the things the house contract said they should provide and repair things the house contract said they should repair. It appeared that the house contract was a document by which the tenants should abide but which the landlord believed didn’t apply to them. My daughter and her housemates have gone into detail in the reviews they have posted about specific matters and incidents so I don’t need to do so but as a parent (and therefore guarantor of the rent and deposit) I would urge any students (and their parents) who are considering signing a tenancy of a property owned or managed by Space 4 Living to read the recent reviews and believe them and look elsewhere for somewhere to live. Based on my daughter’s and her housemate’s experiences during the last 12 months Space 4 Living should be avoided at all costs. My next email is a formal complaint about them to the National Residential Landlord’s Association.
Terrible company. if you want to be consistently ignored over a year and live in squalor I would highly recommend them. Communication is non existent, they lie, twist, scheme and treat customers like dirt. £1750 a month for our property, nothing worked. Im sure they may actually care more if you're buying a property off them, but as a letting agent I have never felt more consistently let down by such an immoral, incompetent and frankly unfit company. When we finally get through on the phones (don't expect a call back as promised), its always our fault, never theirs, never once an apology or an explanation as to why we have been treated so poorly. Catherine (the director.. apparently) was extremely difficult and rude to deal with and I have called on them constantly to review their procedures. i know you think that students generally are unattentive but this couldn't be further from the truth. Avoid like the plague, but if you for some reason do decide to go ahead with them... pester them daily as theres not a cat in hells chance they'll get in touch with you. Every other student I've seen has said the same and the company should for 1 either restructure and be thoroughly thoroughly ashamed of their performance.
Becareful before u sign up they will not refund u deposit back its almost month now after sending emails calls no answer at all they put me on hold all the time And every time i call them they say we r busy i sent all bills but still no answer
Really unprofessional company, very difficult to get your DEPOSIT back! 1. It had taken nearly a month and in numerous follow ups to get my deposit back partially. 2. They would not respond to your emails even if you send them multiple follow ups. Whilst I had to call them daily for a month for getting my refund back, they would keep on delaying and postponing it citing different reasons. 3. They would charge you with unknown fees and would not give a proper justification. 4. If you call them up, they would provide incorrect information and half truths. 5. Company is really understaffed because every time I call them, they will say that there is only one lady who is dealing with the deposits and she is busy at all times and will rarely respond to your emails!
Worse company ever, do not trust!! Everything was wrong with this company. Bad customer service from both staff and management to the extent they scream at you down the phone, ignore emails, lie about everything and call you a lier. The house we rented with them was a huge health and safety hazard from getting electric shock, mould and damp through the house, broken cooker and an active gas pipe. This agency hasnt got a clue what there doing. When reporting a fault through their system they just ignore you and when tried to phone they threatened to get the landlord to kick us out. Dont follow their own contract or the law. Tried kicking us out 2 months before our end of tennancy. Tried taking our deposit from us from faults the previous tennant did. Took forever to get our deposit back. They couldnt care less about the property, all they want is the money. Had a load of hassle from them from start to finish. Avoid at all costs.

Mar 24,2023The most disrespectful letting agency that I have come across - try to avoid, there are plenty of other agents out there! A couple of instances that spring to mind: -the washing machine was broken in the flat that me and my boyfriend were renting. After about 3 weeks of no repair/new machine, I was rudely told ‘you waited 3 weeks, you can wait another 2!’; - they sent in a repairman to replace the oven, and the repairman sawed through the countertop leaving a huge gap above the oven and they tried to blame us (we took pics before which saved us); - kept referring to my boyfriend as ‘big boy’, yelled at me when I would call, charged the late payment fee of £25 for payments straddling the weekend - honestly overall very petty and disrespectful. I hope they spare society of their service soon and find careers elsewhere, preferrably non-human facing.
