Jan 06,2025I’ve had the pleasure of sourcing a property in Liverpool with Pat, and it far exceeded my expectations. Not only did the experience allay many of my concerns, but crucially it got me out of the cycle of hours of research without real action. It is far from easy to form trust over the phone in a far away country, especially when parting with hard earned money. Pat manages this with ease, and his dedication is very apparent from the start. This feels like a vocation as much as a thriving company. I currently have a 3 bed property in Liverpool, with tenants and an income stream. Hopefully the first of many. Well done Pat, well done.

The sourcing business is often hit hard with negativity, but since working with him, it’s been extremely refreshing to see how he really care about the product his clients receive (both from a financial and build perspective). He is really trustworthy, approachable and genuinely honest people with a passion for what he does. For one, I certainly look forward to working with him again. Aug 05,2024Before using Pat's service, I initially thought I would start my investment portfolio on my own. Living in London and travelling to view properties in Liverpool and the Midlands was tiring & inefficient. My first attempted buy-to-let purchase fell through, which was frustrating. A friend that used TPG recommended Pat. On my initial call, Pat answered all my questions, detailed his strategy, and explained why Liverpool was an excellent location to start a buy-to-let portfolio. This clear guidance was exactly what I needed to feel confident moving forward with Pat. Throughout the process, I faced several challenges. My offer-to-completion process took about five months, during which I had to change solicitors and mortgage lenders midway. There were also various issues that came up during searches/surveys. However, Pat always had a solution or someone he could connect me with to resolve these issues. Even when I was on holiday with a six-hour time difference, Pat managed everything efficiently, communicating directly with my mortgage broker to ensure everything was progressing smoothly and keeping me updated via video calls and WhatsApp! Pat arranged structural surveys and introduced me to his recommended accountant and solicitors. His service was truly hands-off; he would inform me of what was needed and when it was arranged, then walk me through the outcomes. Pat's detailed buy-to-let analyser tool was incredibly useful in showing how profitable the property would be. When I had to switch mortgage lenders, Pat reanalysed the property's profitability and net cash flow, ensuring I was always aware of my investment's potential. The refurbishment process was equally seamless. After the completion, I decided to finally view my property in person, and Pat met me there. He walked me through the house and explained the refurb process in detail. Throughout the renovation, I received weekly video and picture updates. Even though it was during the Christmas holiday season, Pat and his team managed to finish the refurb in time for my tenants to move in. I learned so much along the way, and the property has been generating rental income since January. I’m happy with how everything turned out and can’t wait to start my next buy-to-let property with Pat.

Jul 03,2024I had been an aspiring property investor for over a year when I met Pat. Although I had the money to invest I quickly found out that it is not so simple. Most estate agents would either not return my calls or attempt to push undesirable properties stating the one advertised is not available. Speaking with Pat filled me with confidence. The service I wanted was essentially hands free investing so Pat would handle the sourcing, buying, refurbishment and tenanting of my properties. Within the first month Pat came back deals significantly lower than those I had found and pursued myself. He chased estate agents and documents throughout the buying process and even pulled my solicitor up on some missing enquires. The refurbishment came back under budget which covered his fees in full and the property was tenanted within the first 3 weeks. I have now bought 4 properties with Pat, I wholeheartedly recommend him and note that he is also a great guy.

This was my first buy-to-let property purchase, and I would highly recommend Pat if you’re considering building your property portfolio. Everything went seamlessly, from the sourcing, conveyancing, refurbishment and letting of the property. Pat has an extensive network of contacts for each part of the process which are invaluable in ensuring the purchase, refurb and letting progresses quickly and without issues. I was really impressed with Pat's attention to detail during the refurb which led to the house looking flawless and being extremely marketable upon completion. Pat is very responsive, conscientious, and trustworthy which are qualities that make him a great person to work with in the long-term. His knowledge and passion for the local area were there to see straight away. He is extremely professional in everything he does, from the initial deal pack to the video updates of the renovations. They didn't just find a property; they managed everything – from handling the refurb to sorting the lettings andI used their full team of professionals. I loved their attention to detail. They gave me weekly updates on the refurb, and it was great to see the property transform and become tenant-ready without me doing much at all Now, I own a freshly refurbed investment property that's generating rental income. Jun 28,2024Sometime in 2023, I decided that I would like to build a property portfolio in the UK. I initially thought of doing things myself with some assistance from relatives of mine in the UK as I live a long way away. I very quickly apprehended that there would be far too many areas that I would not be able to look into with the level of detail necessary to ensure I don’t end up in a mess. I then decided to identify a property Sourcer and I landed on about 4 including Pat. I spoke to all of them. Some sent me properties to select even. With Pat, he outlined the way he works extremely clearly from the get go. You basically need to commit to get the ball rolling. And that’s a bit of a leap of faith. But every reason behind my assessment of Pat which led me to commit proved to be through. I did not travel to UK at all but am happy to report I am already a landlord of a single buy to let. I intend to rely on Pat again as I build my portfolio. With Pat, expectations are very clear and he delivers on each of them. He has a solid and clear strategy on how to make property a stable income and wealth enhancer and you cannot poke any holes in it. It keeps you grounded and focussed and I believe these are non-negotiable criteria to succeed in property. He has you covered from A to Z in terms of every possible support you need as you move from potential buyer to rent collector. Fingers crossed, Pat will repeat what he has done with me multiple times and help me towards my retirement plan.
