Haymarket management team in Tower A have truly transformed the building. I also wanted to give a special shoutout to Hassan, the concierge. He goes above and beyond to make our experiences as residents easy and enjoyable.
From reading previous reviews, it seems Haymarket direct residents to email their team with their safety concerns but this is an exhausting dead end and a repetitive cycle. This email inbox isn't managed and several residents of The Plaza have been waiting for unacceptable amounts of time for responses. Some never get answered - there is a major lack of care from Haymarket. The Plaza is totally unsecure. Residents are tired of hearing the same responses from Haymarket. These could be really lovely apartments and it's so disappointing to be paying for non-existent building management with minimal communications to residents. In addition, there's a crumbling ceiling in the main stairwell has been 'under construction' with cables loose for months now and such an eyesore.
I just went through the reviews below. Unfortunately, the bad ones are all completely true. I am fighting with X1/Haymarket for long long weeks now in emails. The state of the plaza building is terrible, security tragically poor, behavior towards tenants real bad. I have raised official complaint with X1 Letting. They gave up my complain as problems are with Haymarket. I raised complaint with them too. Garage roller shutter door opened for 4 months now, no one care and Haymarket have audacity to inform me its fixed. Security says tenants are supposed to open the garage manually with long dirty metal stick, press the button above the garage door to open and close it. It is ridiculous. They gym that was advertised to us, no access to it provided for 5 months. Now they've got me the fob to get there, only to shut me up because my flatmate didn't receive anything. Non working lift for 5 weeks. It is a joke. I am honestly so so tired and fed up of constant fighting with them. Letter to landlord and official complaint to the complaint body that X1/Haymarket is registered with was sent. If you are thinking, even a little, to rent a property with X1 Letting or Haymarket, think again. You are gonna be constantly angry, disappointed and very sorry you did such a huge mistake to rent with them. Don't do it. Be smarter than us that we already live with them and have contracts. PS: I live in X1 Plaza, Manchester for 5 months. I have 1 year contract and I am very worried what awaits for me. 7 months to go and I am honestly scared. BTW, I've got 5 parking tickets in amount of £500 in total for parking in my own parking place that I pay £100 monthly. Yes, I went to the car wash, yes the guys put my parking permit down, yes I didn't realize and left for a holiday. Not negotiable, I had to pay it even tho parking spot is registered to my car only and it was proven very easy and quickly. These people are legal scammers honestly. Now, I have very expensive story to tell on the parties ;)
6+ months and all of the doors to the building are still broken and wide open for anyone to gain access. I made the mistake of moving from another X1 building to this one, both managed shockingly. X1/Haymarket do not care about their tenants at all
by far the most horrific company i’ve ever had the misfortune of dealing with. their construction workers that they employ have been caught numerous times taking pictures and staring through our windows and nothing has been done about it. 3 times i’ve emailed and 3 times i’ve had no response. they will only reply when you leave them a bad review because they care more about their reputation than the safety of their residents. not only this, our front door has been broken for over a year and this has not been fixed. they are a disgrace, please for the love of god NEVER move into one of their buildings
Emailed again and again about the lack of safety in the building- anyone can just wander in- initially got some replies then radio silence. Left them a bad review here and got an email straight away saying the person dealing with the issue had been let go and that's why it is delayed but that it would be sorted (after, at least, 7 months now). That was over 3 weeks ago and surprise surprise nothing has happened and they aren't replying again. Just taking landlords and property owners for a ride with no actual service provided.
Sabrina was very helpful and fast at responding to my email. Very efficient and the matter was sorted rapidly. Very pleased with the customer care!
Emailed regarding information on a window clean for the building I live in and Sabrina responded to me within the hour! Very quick and great customer service. Getting a fast response for anything is extremely rare these days so this was a pleasant surprise! 🙂
Don’t trust these reviews, clearly written by their employees - didn’t even think that one through, eh?They are the reason that there is such disdain in society for property “management” companies - purely about profit and the only way to get them to do things is by threatening to report them or publicly shame them for their complete lack of care for safety, security or tenants who are ultimately sadly lining their pockets.
Olympic fire and security have been working alongside haymarket for some time now. During the last few years we have been impressed with how efficient the managers and maintenance team are. Our main point of contact Charlie Bowden is excellent and keeps in regular contact with our team in order to ensure that faults are rectified quickly. We highly recommend them.
Tri-Access Ltd has been working closely with the Haymarket Management team for some years now. They are a great company to contract for and we have had no issues in the past. Our point of contact Charlie Bowden has been great to work with, always friendly, helpful and professional. We hope to continue our business with Haymarket for many years to come. Definitely recommend to other contractors.
Haymarket have the worse Customer service. I am living in X1 The plaza. Outdoors are terribly maintained. Security Gates are broken. Fob access is not working. Cherry on the top is that they are putting reviews by themselves. Charlie (Block Manager) has been adding reviews to trustpilot themselves claiming they are the best. I would ask the landlords to get the pictures of the Plaza and they will see for sure what they are doing to their investments.
Sabrina was extremely helpful and friendly, and always replied to my emails very quickly no matter the time of day.
Charlie is hands down the best manager I have had the pleasure of engaging with. Emailed him concerning blown lightbulbs in the foyer on my floor and was completely refurbished within a week. Went above and beyond and now we have a beautiful new foyer. Looks fantastic! Great job!
Terrible service throughout. Firstly, people within the business are writing high reviews to bump up their ratings (anyone who lives in an X1 Lettings/ Haymarket building can see that). Second, they keep saying on replies to these poor reviews for tenants to email their issues…. countless emails have been sent, countless complaints have been made and next to zero effort has been made to solve any problem (other than them commenting on here to make it look like it’s the tenants fault).
As a landlord of one of the properties managed by Haymarket, I'd have to say that I am totally disappointed. From the Facebook and Whatsapp group among residents, I could see that the common areas are not properly maintained, e.g. broken doors, garbage, leakage, missing door handles. We are also facing high service charge bills while we do not seem to receive same level of service. Actions are delayed Lots of excuses Rising charges Hygiene problems Security risks The abovesaid are what one should expect from living in properties managed by Haymarket. Feel free to verify it yourself.
X1 and Haymarket are hands down the worst companies I’ve ever dealt with in my life. It’s never an urgency for them to sort any issues raised out. There’s no care for your welfare whatsoever. I don’t understand how it’s still legal for them to continue operating!! Listing a few examples below: - They promised the flat would be deep cleaned before I moved in - it was not. It was so filthy - there was dust everywhere! I had to clean it myself as they insisted the cleaner had cleaned it. I have taken pictures and attached it to the inventory when I first moved in. -There’s no drainage fitted on the worktop next to the sink -There’s no splashback fitted behind the hob. Major corners have been cut throughout the flat - My dish washer still to this date has not been fixed - 10 months later - No one at X1 or Haymarket know how any of the heating or water dials work in the flat - The manuals that come with the apartment don’t clarify any of them either. - My oven was not connected properly so I couldn’t use that initially. - The lifts are always out of service - The car park drains in the basement flood constantly and it smells vile! even in the stairway leading up to flat levels - Parcels are always stolen - The gates are a security risk - We’ve had problems in the past of homeless people walking straight in and even living in the basement - Parking fines are handed out even though you are required to pay an additional monthly fee for the space and have a valid permit on display - If there is work required to take place in the carpark and you don’t have access Haymarket will not organise any alternative parking even though you pay a monthly fee - The air vents in the flat blows out freezing cold air which you are required to keep on at all times so naturally you use the heating more which is really expensive - Was promised a communal room which is an empty room that builders have now taken over - Not all fobs are allowing entry into the gym There are MANY more flats in Manchester where you’ll be much more comfortable. Stay away from The Plaza and Eastbank!!
Just a completely unprofessional company with tons of tenants and owners writing to them with no response, yet we write on here, a public forum and they respond! Ridiculous and completely transparent! Your really just need to do your job and keep the buildings up to par.
They work in a professional system. You can feel this when the person who is dealing with the landlord has been changed or replaced. Their staff are trained with high standards.
