If only we'd read these reviews before going with this company. However, we found them via OpenRent so thought we'd be okay. I have sent a review to OpenRent so I hope they ditch this company as soon as. We were absolutely astounded at the many errors our original completed inventory included. For instance the kitchen and utility areas were quoted as having quarry tiles, when in fact we have used new Lino. I pointed out that I'm sure the tenants will not want to fork out for new quarry tiles when they leave the property! The agent did spend a considerable time discussing other properties on her mobile phone whilst here. I did stress that she only had to ask if she had any questions or need any clarification and I do feel that more communication would have avoided many of the errors. Consequently we've had to spend hours going through their work and gave them a long list of in excess of 50 comments to correct! We weren't overly happy with their amendments either as the description of 'good' seemed to be used for virtually everything despite page 2 stating that 'The inventory will be recorded in correspondence to their fair wear and tear guide', even though we'd highlighted many brand new items in writing to them. This included the newly installed double glazing fitted just 7 weeks prior to the inventory. I have had no apology at all from the company for all the angst they have caused us at a busy time of year (Christmas week). In conclusion considering all the mistakes and the time it has taken us to identify them, this report is not the professional service we expected or paid for.

Avoid, Avoid, Avoid!! MiServices South / Mobile Inventory They are hopelessly incompetent, and a poor reflection on Open Rent that they continue to use this company to deliver their inventory service. Sadly it speaks poorly about Open Rent's choice of business partner. Regrettably I did not read the reviews before wasting time and money on their check-in inventory. The actual report was basic and with little or no commentary, and the photography contained amateurish flaws. The photo shots were out of focus and contained smudge markings giving a misleading impression of the condition of the property. I expressed my concerns about the poor imagery, and MiServices initially denied responsibility, (even though the errors were reported well within the 7 day notice period). After some chasing, and intervention by Open Rent they retracted with the pathetic comment that, "reflections have been noted". When I persisted, it quickly became clear from their answers that they were confusing me with another dissatisfied customer. I received an attempted 'apology' from Fred advising me that, "not liking the answer doesn't equate to a lack of professionalism" on their part. My advice once again, is to AVOID!! these dreadful people.

Wished I'd checked on here before using these jokers. Used them recently for a checkout report which was completely pointless. No commentary on the condition of any of the rooms in comparison with the check in report. Their service is an absolute waste of money and OpenRent really need to seek a better provider for their customers.

These jokers read the Gas meter incorrectly and published it on their Inventory report and the readings were given to the energy company. It only came to light after a huge energy bill was received. Took numerous emails & calls to the energy company and updated readings before the true meter reading was accepted. I contacted MIS South asking for an apology but they point blank refused saying their reading was correct and somehow it was my fault for not spotting the reading within their 10 day grace period. Avoid Avoid Avoid - use a different Inventory service - the guy I dealt with, Fred, would argue Black is White given half a chance.

Their inventory was riddled with major errors and omissions. For example it described doubled glazed windows as single and vice versa, stated the wrong colour of tiles and kitchen units and missed out many key items. Their vague description of marks or cracks without elaborating the extent and exact location was unhelpful and rendered the report unusable. I wasted a lot of time listing all the problems and they agreed to make some changes but advised me that they don't as a rule provide the detail that other professional inventory companies provide from my experience. OpenRent offer this company as a recommended supplier, which is why I used them, but clearly they don't carry out proper due diligence. I never got an apology for such a sloppy and unprofessional inventory and therefore got the impression that they are used to receiving many complaints and aren't too bothered about them.

Landlord unfriendly. I used these jokers through Openrent. The tenant had so trashed my property that it required £8k in works, yet MI Services gave a clean bill of health in the check out inventory. I explained the errors and discrepancies, but they failed to respond. Mobile Inventory (Miservices) have a contract with Openrent, and they are a factory for inventories, but they don't take their duties to be thorough, accurate or honest on the exit seriously.

They Accepted the job, payment was taken, then decided they didn't want to do it after all. Now I have to faf around claiming a refund via Open Rent. Time wasters!

This has to be the worst experience I’ve had from a company. I ordered an inventory to take place at 10am and at 1025 they still hadn’t arrived. I’d left 4 messages. No replies, nothing. Once I got hold of someone they tried to tell me I was lying and told me someone was there. They weren’t. I had evidence of my location and GPS data to show my location. They tried to tell me I’d have to pay a fine if I didn’t come back 45 minutes after the appointment time. I was speechless. No apologies. No explanation. Nothing. I’ll never use them again. Avoid at all costs.

Absolutely appalling. I had told the company via their incredibly annoying, anonymous, and unprofessional messaging service that I would either meet the inventory clerk at the property to let him in or he would pick up the keys from the agent, I hadn't yet decided. More than 24 hours before the inventory was scheduled to be done, I confirmed that I would meet him at the property and the message was acknowledged. I went to meet him at the correct time only to find he had taken it upon himself to arrive early and collect the keys from the agent. So it was a complete waste of my time and against my wishes. The messaging system, refused to accept that they were in the wrong and kept trying to somehow accuse me. I asked for compensation of some kind but was not offered anything and somehow made to feel that despite their final admission that they had made an error it was still somehow my fault in some way. AVOID

Unable to give it zero stars I would have if I could. Pretty poor end of tenancy audit. Missed loads of things wrong in the property. Unable to contact directly as I was told to use the letting agents who were no help. When I found the email address I contacted them but they told me it was too late to speak to them about it. Avoid at all costs.

Appalling service from these "professionals". They carried out an inventory report for James Laurence Estate Agents. Despite the property having mould on the headboard, curtains, blinds, broken tiles and a sparking microwave. Most of the items were marked as "good" or at worst "aged". How can a sparking Microwave be classed as aged? Its a safety hazard! I would hate to your aged curtains if you think the mouldy mess in the property you inspected is good.

Worst inventory company ever. Had to order the inventory & check-out report via OpenRent who uses MiServices and the clerk: Dennis Haldini, was 1.5 hours late, and completely failed to deliver what I paid for. He totally overlooked the condition of my furniture while I paid extra for it. Broken bed's slats, broken lightbulbs, seriously damaged sofa etc - none of these are in his report. And after I complained about his service via the Openrent portal, MiServices just closed the job to end the conversation. They couldnt care less about customer satisfaction, and dont expect them to reply you either. They simply wont.

These people are rubbish. Inventory Clerk took wrong meter reading with photographs which is not visible. I talked to 3 people in their office and all three lied with me that they know how to take meter readings. Then I was connected with a person and he claimed as MD of this company. He told me to go and complain to openrent and dropped the phone. So appalling & irresponsible behavior

Appalling service. Brand New Kitchen was classed as in"good" condition. When I pointed out that this was incorrect they asked for invoices as proof. I supplied the invoices and all they did was add a note to their initial report to say the kitchen was new, but the classification was not amended. Waste of money and totally unprofessional. Have complained to Openrent, if they they want my business in the future the report will have to be rectified or my money refunded. Simply not worth the hassle, landlords do not have the time for this sort of thing, useless. Your reply, more than 2 years later just shows how uninterested you are in your clients. I told your employee the whole house had been renovated. A professional would have noticed.

Called Jake to book in a back to back Checkout/Inventory on the last day of the month and he was fantastic, found us a slot, and managed to facilitate the moving in of our new tenants on the day they required. Good job Jake, very much appreciated by Bairstoweves in Sittingbourne!!

Absolutely appalling service providing an inventory report, they missed off a number draws and cupboards in the kitchen that are full of cutlery, utensils, pots & pans, tools and light bulbs. Then when I asked them to rectify they completely ignored my email. I even raised it to Openrent and they completely ignored my complaint as well. I did a charge back on my credit card.

MI Services are contracted by Open Rent and did my inventory for flat rental yesterday. They were fast and professional as well as very reasonably priced. I got the report within 12h. I would definitely recommend.

I am a landlord, and this company did an inventory for me at a property I am renting out. They wouldn't update the report when I pointed out a few things that they'd missed because it was out of their "7 day notice period" (which I was never even made aware of)... It would have been a 5 minute job to update the report, but it's clearly too much effort for them despite me paying £100 for the report. They are also not responding to my email. Certainly won't be using them again.
