Fellow landlords I just want to warn you about these cowboys they are useless. Need to contact them by email and guess what no response try and call them and get a rude member of staff who won’t let you speak to who you want to and Promise a call back that never comes. Honestly do not bother with these they are useless

Northwood Northampton - Awful experience trying to let my property through this agency, The staff managed to completely alienate the tenant who the sued me. When I asked Northwood to attend court to to support me they refused unless I paid them £150 pus VAT. When I explained to the judge what they had done he suggested that I sue them as they have been negligent and unprofessional.

Worst estate agents to ever deal with don’t be fooled by the “guaranteed rent”. Northwood do nothing but collect the rent which you are owed and take a commission. All the hassle of maintaining and managing the property is still left to you exactly the same as it would be if you privately let it your self or were with another agent. It is in fact worse as they are the middle person that just go back and forth between you and the tenant. I urge anyone reading this to AVOID NORTHWOOD AT ANY COSTS!

One of the worst estate agency we’ve ever delt with, all sorts of costs when you moving out and not your fault. Your issues often been ignored. Never use again.

Its difficult determining where to begin with this lot. My experience with them has been awful. Its been 10 months since I reported a problem with the boiler causing cold showers with intermittent periods of scalding hot water. Its still not fixed. I reported exterior flashing that had fallen some time ago allowing wasps to nest behind it. Their reply? I have to pay to have the wasps exterminated before they'll repair the flashing. Still not fixed. They've tried to charge me for a vendor's service call simply because they couldn't figure out why the electrics weren't working properly - they figured it must be my fault. Still not fixed. I reported that water was leaking from an outside pipe connected to the boiler. Still not fixed. I reported a leak in an interior water pipe. Miraculously, its been fixed, but they'll likely do nothing about the ugly stain left on the dining room wall or look into potential mold remediation. Based on my experience, a better name for this agency is Northwouldn't. Update: Shortly after posting this review Northwouldn't sent me an eviction notice.

This office needs to be shut down. I entrusted them with some properties and as soon as the contract is signed then all they do is take comission and have no idea how to manage anything. They are a complete waste of time. They put in very bad tenants who ruined the place and just said "claim on your own insurance" upon check out when the whole flat was trashed beyond belief. All they do is send emails spilling bad news and taking no responsibility for lack of their own capabilities. When the check out comes around they rip you off by not returning the security depost. APPALLING - HOPELESS - INCOMPETENT

I have been a landlord who rents through Northwood in York. I am fair minded to tenants, and generally try to keep them happy,which means that I pay for repairs and upkeep, until a ridiculous situation occurred.I was asked to provide new carpets, and found that the tenants had had dogs in the house for 2 years. Northwood did not inform me of this, they pocketed the money for themselves that pet owning rentals entail. I rang them, and found Northwood had increased rentals to clients over 5 years, whilst not informing me either of rent increases nor of the presence of dogs in my house.I had a rent guarantee agreement with them, which I renewed every year from 2010 to 2013, but after this a new manager appeared and I was sent no information whatsoever for 5 years about anything, until I started to investigate them. Northwood kept me on a low rental whilst charging tenants more and more, and did not pass on any increases to me. Thus the tenants suffered also, as I would have replaced the carpets for them were I to obtain a reasonable share of the rent. Their rent guarantee scheme says they take 25% of the rent in order to cover their costs when a period of no rent comes about, whether due to the house being empty or a tenant refusing to pay. In the final 3 years of the rental, Northwood were paying me as landlord £465 p.c.m whilst charging the tenants £700 p.c.m.,which means they were grabbing £235 p.c.m , which amounts to 33.6 % for themselves.The woman on the switchboard who dealt with my property was friendly and helpful,I can't criticize her, but I would say be careful of Northwood's rental guarantee scheme, as you may be charged a lot more than you wanted. Northwood also charge half a month's rent for ''renewal'',even when the same tenants are in there from one rental year to the next.

Northwood York is the worst agent in the world. I paid for the all the cleaning before checking out. They posted me a letter with the time of checking out which is 4:00 pm. The agent came at 3:00 pm and she was very unhappy at first when coming to the property. I don't know why. I was about to bring packed rubbish out at that time. I thought there was one hour ahead out checking out. She was mad at this and even asked me for the informing letter (are you professional with your work?). Then I showed her the letter and told her that she should come to the property at 4:00 pm, so don't be unhappy! This was sorted out. But she asked for more payment on the cleaning (just money, money and money). I have all the proofs about what I said here. I retain the right to pursue legal actions.

I haven't actually moved in yet, but so far have had no issues with this letting agent, and am due to move into a property in a few weeks. Dealing through Email has been a massive help, and having only one point of contact makes things easier as well. I have to give 4 stars as the deposit and application fees are a bit higher, but the deposit comes back and it wouldn't be free to apply for anywhere. Many, many thanks to Jadine Walbrook so far.

Absolutely useless letting agents!!!!! Just want to take your money but very poor customer service. Get you in so fast you can't find out what is wrong with the house and that the house hasn't even got a TV aerial or washing line and you are expected to install it yourself out of your own pocket. We even had to pay extra deposit for our tortoise who weighed 150g who never left his inside rabbit cage, did they think he was going to destroy the house??????? Upon leaving they expected us to be at their beck and call to show people around. The landlady wanted the carpets to be professionally cleaned and house to painted and cleaned, this all costed us nearly half of our deposit and looked better than when we moved in. Northwoods called us to tell us that we had mail and a few days earlier I had arranged for redirection of post. They told me they would pop it back in the post. After calling serveral times found out they had witten on all mail 'Return to Sender' and all of the mail has returned to the orginal sender and not to us!!!! They are very incompetent and I would never use their services again if I needed to use them.

NORTHWOOD PRESTON, LANCASHIRE. Flexible viewings, very responsive to all marketing enquiries, and prompt communication. Once you have signed on the dotted line and stepped over the threshold then that’s where it ends. Poor communication and relationships with both tenants and landlords alike. If you are lucky enough to have a landlord that actually cares then things will get done through direct communication. It says a lot when the landlord would rather cut out the middle man and ensure that everyone is happy and safe. Surely this defeats the object of a managed service? Hey, what do I know? After all, we were just merely tenants. Northwood are all take and no give. They are all over you and straight on the phone when they need your help with something. When the shoe is on the other foot they will happily leave you hanging. After many years my advice to tenants and landlords alike would be to get out and stay out!!

Appalling service, I am shocked they are even still in business. I have been trying to book a viewing for almost a month now for a house in Gateshead and the agency has cancelled on me on 3 separate occasions, after I took time off work for the viewings. We had a fourth viewing booked for this afternoon and they just called me to cancel once again because the house has now been confirmed by someone else!

Rogue Letting Agent - Northwood Crawley Avoid this agent at all costs. Crawley, Northwood purport to be a first rate letting agent, but the truth is, they are no more than a pseudo non-professional outfit, who have little genuine experience of managing property, customer services, or even the ability to comprehend their own written polices, instead, they are entirely focused on making as much money as they can from the vulnerable tenant and landlord. The best part of being locked into a contract that allowed them to take in excess of 29% of the rent each month for more than 18 moths of a 3 year contract, was to terminate it. Avoid their guaranteed rent scheme as its an utter rip off, the office staff are rude, unqualified and frequently incompetent. The franchise director, Peter Green is obsessed with money and will frequently dispute the smallest amount that is owed to a landlord, which on one occasion resulted in a row with his own lettings manager over an unpaid, legitimate £20 invoice. When I complained about the intolerable rudeness of his office manager, he chose to do nothing about it and there are plenty of other reviews on the WWW documenting the obtuse rudeness of Gemma Armstrong, who subsequently was promoted to Director - how inappropriate, disgraceful and shocking, and what a clever executive decision, Peter Green ? These individuals know so little about letting property, maintenance and running a professional company, let alone decent customer service, it beggars belief that they are still in business. The handover of my property was utterly disgraceful, mismanaged and unprofessional, and even though the damaged caused by the outgoing tenant, who damaged 50% of the window blinds, cracked a bath panel, left two lights hanging from the ceiling, damaged a garden ornament, scratched a kitchen worktop, left kitchen plinths damaged, and scratched the window in a door, cracked a garden storage box, and left the garden in an awful state, and removed items from the property, and caused damaged to rendered walls having installed equipment without permission, Northwood Crawley condoned all of this, as, unequivocally this is damage, and yet Megan Scannell had the audacity to call it all wear and tear - she clearly needs help to understand Northwood’s own printed policy, as all her listings contradict the published document on ‘Wear and Tear’, so very typical of Crawley Northwood, and this is further evidence that these very inexperienced people don’t have much clue, if anything, about what they are doing. They all frequently contradict each other too and they have no sense of continuity or ability to communicate. Typically, its all rather like Chinese whispers ! The email I received following the hand-back, some 8 days after their tenant moved out, having assured me that my property would be handed back within three days, took them 8. Some 48 hours later, following their bogus investigation into the items of damage listed, I was sent an email containing a badly written list of cut and pasted paragraphs that made no logical sense, and I chose not to reply, and if I understood the drawl, £10.20 was offered as a settlement. I suggest they keep it and use it for staff training, as Peter Green clearly spends little on this, as demonstrated by the poorly informed staff he employs. So desperate are they for 5 star reviews, they will pay £10 for every 5 star review submitted, so maybe the £10 I have allowed them to keep, as its worth far more than £10 not to have no further communication with them. They could use it either for purchasing another review, or use it for the desperate staff training they all so urgently require. Northwood, Crawley have to be the most spurious and worst letting agent for miles, so don’t be taken in by the false impression they give. Don't rent your property out with this lot as you will regret it. Lack of care, no service (you will be ignored) and your house will not be maintained and will be handed back in a dirty condition with damage that will not be repaired or correctly compensated. AVOID!!!
