Aug 09,2023Do NOT spend any of your hard earned money with any of these people. The numbers you see on the potential returns are absolutely inflated to the top to make it look appealing and have zero reflection to reality. I invested with Shahid (£8600 sourcing fee, ridiculous) in two SAs in Manchester. It was advertised as potential average returns around £900 pm. This now, is the 3rd month and I always need to put money from my pocket to cover rent and bills. They are absolutely dishonest and disgraceful, AVOID AT ALL COSTS!!! To understand how dishonest they are, go to their website and scroll down. They proudly show that they have 5stars on trustpilot when they have 2 (clearly seen here). Absurd! UPDATE: Few weeks after the initial comment, I was contacted by Shahid and was bullied. All because, I want the keys to the apartments that I legally possess. That was because the management company (Beehosting) he put in place is completely incompetent and underperforming. This has led to massive financial losses and stress on a daily basis. Now I need to take the matter through the legal route and spend even more money on legal fees. AVOID AVOID AVOID!!

He is unprofessional and shouldn’t be doing this job. Waste of time and scammer and cheater. I don’t recommend to work with him.

Aug 01,2023Terrible property investment platform. I engaged one of the Sourced franchisees, Robinson and Hardings Investments Limited, to source property deals and despite paying over £6,000 in sourcing fees no deals have been sourced or completed. Despite the Franchisee acknowledging a full refund is due, to date I only received excuses as to why the refund is not paid. The Franchisee has now gone MIA. Overall the experience with Sourced has been poor and like so many others I’m out of pocket having paid for services never received. This is a scam investment platform and I recommend avoiding at all costs! Sourced's assertion that they are not responsible for the actions of their Franchisee's is absurd. Franchisees pay a fee to Sourced who as Franchisor provide training regarding sourcing and completing property deals and all Franchisees operate under the 'Sourced' brand. Investors are funnnled to the Franchisees via the Sourced investment platform app. All contractual agreements are provided by Sourced and Sourced provides ongoing training and mentoring to Franchisees regarding the operation of their business, so to suggest Sourced are not responsible for the condcut of a Franchisee who is following the Sourced business model and training is a farce!

Apr 06,2023They are a scam company. Never invest with them. Have invested in 2020 and they have neither started the development nor are returning any money after continuous chasing. It’s a big scam company. Do not trust them at all wi th your hard earned money.

Sep 11,2022I lost a car and over 30k to one of there franchisees. The figures on deals are guesswork and they are focused on taking there fees first. They avoid the process of taking the fee on completion of deals which reputable businesses do. I would avoid them at all costs and have deleted there app and avoided all communication. I would go through property redress but there members have paid and it’s biased. Do not use any franchises of this company or use the app as there focus is on draining your cash 💰. Avoid all deals and anything to do with property.

This has helped me look at properties from a different perspective and structure deals correctly using the right diligence. I have already built up relationships with various investors & different people across the organisation. I would recommend this to anyone who is looking to get involved in property investment & will require support to get their business of the ground like myself.

Sep 25,2020Unprofessional Service - I don't think I have dealt with anyone who have been so cagey and weird. I signed a contract with sourced for property introductions with a Ed Harding and provided all my ID. But whichever sourced agent you use the result is always the same. Whenever I am introduced to a property, the guys deliberately withhold most of the information. Its just a waste of time, you have to keep on contacting them for bits of information. They told me about a property in Doncaster saying we cant give you the address but the first bit of the post code is DN4. Well that covers most of Doncaster. They never give you the address and before you go further they tell you there is another buyer seriously interested. This has happened so many times that I am sure they are lying. How can you buy a property when you don't know the address... ? ? ? They then pressurise people into buying. One sourced agent said to me, you don't have to worry about anything, look at the figures, trust us and just pay the deposit for the property. Well you cant tell me about figures, people from Sourced. I am a Chartered Accountant. I know all about figures and estimates, thank you. In the end, I told them straight, I am a property investor not a drug dealer or someone criminal that you should deal with your clients in this way, especially since I signed a contract with you. Ridiculous

See Below: This company has now complained to Trustpilot and had my other account blocked . I would be VERY CAREFUL of this new … I would be VERY CAREFUL of this new start company and its directors as they have no history to speak of. 1.When asked for they are not willing to hand over any history of the directors business experience or give us a business contact who could vouch for them. 2.One of the directors has had a failed company, dissolved by companies house yet he claims that business was resounding success. 3. We asked for details of that company pring.co.uk yet he refused to inform us about it. 4. Considering anyone would be handing over 12K ( inc VAT) the investigation into the companies history and its directors is a valid one. 5. The Franchise agencies have not heard of this company and could not recommend this company to us. BUYER BE WARE.. This is the email I sent to this company asking for more information on their franchise business and they replied saying they where not providing further information and would not be taking my application further. """" Dear Stephen Thank you for the call today. To be honest whilst I found it very interesting it has not as yet convinced me to go ahead with the franchise. Your webinar tonight did nothing to convince me, it came across as you where holding a lot back simply to pump the customer for money to hear more. I look forward to your reply Regards"""" TO REPLY TO SOURCED BELOW: I simply asked for basic information and personal information as I was intending to invest in this company. Mr Moss writes below that I wrote to him suggesting that I still wish to invest , THIS IS NOT TRUE. I said in the final email sent to him after he released my name to the internet that if he had provided the info I requested I would have invested. What is the problem with providing a business contact who can vouch for him and also financial records etc. This man refused to even acknowledge my request for information and simply said ..we will not be taking the application further.. If they have nothing to hide then they should have answered the basic financial and personal questions which they did not. 12K is a lot of money which I can't afford to loose. It shows rather well that this company is not prepared to share any information as they protest so much about being asked. See below as a direct quote form the email Mr Moss mentions below. Even now he has failed to provide the contacts etc to vouch for him.
