We were under contract with TJH for a house in Denver. When we had viewed it, absolutely nothing was disclosed about the ground water issue. We were told just part of the back fence was left to do and the home was otherwise ready to move in. It was only AFTER we went under contract that 10 days later the president of the Pacific NW region called me saying there was a ground water issue and they would not be able to close. They were in breach of the contract. A conference call a few days later revealed that they HAD KNOWN ABOUT GROUND WATER ISSUES from the beginning, when they started excavating, and they had tried to fix it with an additional sump pump (that was running 24/7) and a large dry well but they could not get the ground water under control - none of this was disclosed to us when we saw the home and specifically asked what issues there were with the house. They kept trying to push other properties on us and they were quick to mention they had "talked to their attorneys" and that they had "no liability" (NOT TRUE per our legal counsel - we could have sued under a construction defect claim had we still wanted the house, and apparently people have sued TJH over this defect claim in the past). They knew they were in breach of the contract, and they didn't even try to fake empathy for the situation they had put us in. At the end of the day, we didn't want to stay in a shoddy house, but dealing with them not only ruined our home buying experience, but also made me never want to set foot in a Thomas James home ever again. In short, if you do decide to do business with these people, request to see their soil reports, engineering reports, any report that you can think of. Their word means nothing. Even if it's a new build, get an inspector, engineer, real estate lawyer, whatever, to protect your own interests. I have no doubt that these people will try to screw you if given the chance.

A company with no merit. They advertised luxury rentals but in a year unit had many issues including electrical. They did not split the water meters properly (it is a duplex). They said they would install solar and did not until we were about to move out. They advertised renting but looks like they are selling their properties now...they clearly can't take care of tenants. But I caution about buying too because the craftsmanship is poor.

Thomas James homes is not reputable. Thomas James homes is building a home for an owner next-door to my house in West LA. As someone with 40 years experience in construction, I cannot tell you what an amateur, sloppy, and generally crappy product they build. As a neighbor I firmly believe that everyone has the right to improve their propert but it must be done within the law, building codes and with respect for their neighbors. The crew from Thomas James homes have been a disaster.. They broke their own brand new water pipe to the property by driving over it with their own heavy equipment. Proceeded to create a flood and had water running down the street 500 feet and don’t bother to clean it up.They leave the property unlocked. They installed their construction fences so they fall over in the wind. Every night they leave the sidewalk littered with stones they had to lay down to stop a reoccurrence of the cave in of the property due to the flood. They are using crappy lumber. Their jobsite is a mess with litter all over the sidewalk and neighbors property every day. They allow their subs to blast music all day long. Their subs are aggressive when asked not to litter or turn down the music and the company has a no music policy on job sites. thomas james also excavated for a pool with zero dust control did not have a hose on the site to water down the dirt and keep it from blowing all into the neighbors. Every day there is construction detritus all over the street driveway in the alley adjacent to the property. Every night they leave debris of big rocks they had to put on the property to stop a re-caving in of the front of the property that they already created. They just could not give a damn about the neighbors in their right to quiet enjoyment of their properties. After leaving no less than 20 messages for the company you never get a call back. Their neighborhood outreach line says someone will call you right back… But no one does. Finally, their job site superintendent trespassed on our property to cut down hedges that it taken years to mature and provide privacy. We were than threatened when we complain to the people on sit That they trespassed and cut down shrubbery clearly on our property. The police were called and we will be bringing suit against Thomas James and the property owners bob and Cherryl Mangels. After the police came we got a callback from Thomas James VP. The VP mike of Thomas James told me that I was a liar when I told him no one had called me back in relation to my complaints. He then said the owners are responsible and the owners say Thomas James is responsible. An example of two good groups of people working together. If you’re building a home or considering buying a Thomas James built home you must do your due diligence because these people are a mess.

They have quality control issues and they use contractors who bid the lowest even if they do shoddy work. Warranty? Good luck getting them to fix things.

We have just started the process of buying a house with them. The quality and service so far are beyond any other standards we have seen around Oxfordshire. Buying a house should be a joyful experience from day 1.
