Any owners/landlords on here? I own at X1 The Gateway. Haymarket do not reply to emails, take our money for service charges yet seem to neglect to maintain the building. We as owners need to put pressure on them to protect our assets.
Similar to other reviews really poor at fixing issues. Live in The Reach, lift has been out for four months, at first it was missing a part now they say it’s structural. Ceiling to apartment creaks loud when windy. Haven’t responded to ceiling issue which I opened over 6 months ago and contacted them several times both email, call, and through the portal but still not sorted. How long does it take to fix a lift?
Terrible management of The Reach. Lift's been broken for weeks and they won’t fix it. Stairwell leaks constantly, making it a hazard. Vehicle gate constantly broken and takes weeks to fix. They ignore complaints and do nothing to resolve issues. Avoid if you want basic maintenance or any level of decent service.
The views and location are fantastic, but the management company X1 are a nightmare. One lift has been broken for months with only one of the two currently working, and none when this breaks down down as well, which is totally unacceptable in a high floor building. The equipment in the gym is often not working, and window glass is shattered in various places, The entire building is fenced in with scaffolding and now netting so you can't access your balcony or terrace or even see out of your windows. They won't even say how long the netting will be up, but conservatively we're been told years, as there is a court case over who is responsible for the faulty cladding that keeps falling off the building. Overall, please save yourselves and avoid this building and X1! All of these things have been flagged to the management company X1, multiple times, and nothing has been done to resolve these issues.

Not even deserving of 1*. Flooding occurring external to apartment and Haymarket done absolutely nothing to resolve. Have been blatantly fed false information and now discover the whole team disappear for long holiday. Must be nice for the staff but not for tenants with flooded floors. Been going on for over a month now - don’t know how they can sleep at night taking service charges under false pretences and having tenants ensuring health and safety issues.
Of course I don't know the precise details of the work that Haymarket has done. But, over the last few months, they have kept me aware and updated, regarding obtaining the attention of the Government for funds to address the matter of Cladding for our building at Endeavour House, Salford. The tragedy of Grenville left a 'bitter taste in the mouth' for all, and the injustices of the entire situation, especially the bureaucratic & legal minefield they would've had to negotiate needed skilful & 'steady' hands. The Good News of a positive outcome to this journey is indeed most welcome. Hence, my wholehearted appreciation for their endeavour for Endeavour House etc al.
All of my dealings with Haymarket Management have always been friendly, efficient and productive. Sabrina, Jodi and Morgan to name a few have always answered or resolved my questions or queries in a proactive manner. Highly recommend
I have been emailing Sabrina for almost 6 months. I live in a block of flats (X1 The Exchange) "managed" by Haymarket which has 6 treadmills, all of which have been broken for over 6 months. I chose to live here due to the gym, but the most important piece of equipment doesn't work. 5 months of emailing later, and nothing has been done. "Hi Nathaniel, Apologies for the delay. I have spoken to the gym servicer today and we are currently arranging repairs to begin as soon as possible. I cannot give an ETA as I am waiting for one from the contractor." ------------------- "Hello Nathaniel, Thank you for your email. Apologies for the delay, I have just returned from 10 days leave. Someone has been allocated to conduct repairs. I have sent a building wide email out to all residents with the only update I have thus far. I know it may be frustrating but rest assured, I am working on the matter." No building wide email was sent, and no repairs were done. --------------------------- "Hello Nathianiel, I have just chased the gym contractor this morning. I will keep you updated." "Hello Nathaniel, Thank you for your email and I apologise for the late reply. We sent a building wide email earlier and I have had a few emails on the matter. I have contacted the contractor who services the gym and pushed him for an update this morning. He will fix that fuse in no time." Sent on 3rd July. He will not fix that fuse in no time, as almost 4 months have passed, and the fuse is not fixed. Avoid this company. Also, we've had a leak in Reception for 4 months, a broken front door, that doesn't lock, for 2 months & the flat calling keypad outside the building has also broke.
The company is really helpful and quick to respond I was assisted by Ms Georgia and she was extremely professional and helpful I am really happy with the service

I recently had an issue with my car keys getting stuck in an elevator shaft managed by Haymarket Management. After contacting the property manager, I was warned that resolving the issue might take some time, with no guarantees of success. However, I was pleasantly surprised to find my car keys waiting for me in my letterbox just a few weeks later. The communication and handling of incidents have improved significantly in recent months, and it's clear that the team at Haymarket Management has been working hard to provide better service to their customers. I'm impressed with the level of professionalism and attention to detail, and I am confident that my concerns will be addressed in a timely manner moving forward. Thank you for ensuring everything runs smoothly, and keep up the excellent work!
To their credit, Haymarket Management have gotten better at communications with residents and have seen to get most of the security and cleanliness issues under control. Hassan is a real gem and is always on hand to help residents as and when they need it.
Lived here for nearly 2 years and always had great experiences with security and Hassan. Very friendly and professional and makes the building feel much safer.
The changes made by Haymarket over the last few months have been welcomed and show they’ve been taking the development points and doing something about it! Also have to mention Hassan who is a great addition to the team, whether it’s assisting with parcels or just being a friendly face during the day he’s greatly appreciated for all he does!
Hassan who works in tower A is the most politest concierge ever! He goes above and beyond. I meant to write this review 2 years or so ago when he first started. He helped me a year or so ago several times find my stolen parcels. He is very friendly and works very hard. The residents see him as the best member of staff Tower A has to offer! Very good service. 5*
Had a flood in my apartment, which was really bad. Harry , Liam and the rest of the team were amazing in getting the issue resolved. Just wanted to say a huge thanks for all your hard work.

Dec 27,2024Extremely poor service from Haymarket recently. I have reported issues within communal areas of the building on the portal that Haymarket uses and had no response to these. These maintenance issues have not been fixed after weeks. Also my letting agency (X1 Lettings) completed an investigation into a leak within my apartment and found no leak. A month later I was contacted by Morgan from Haymarket saying they would be attending my flat within an hour to investigate a leak. I informed him that my letting agency had already investigated the leak and got a chain of extremely rude emails from Morgan when I said they could not attend the same day since my contract clearly states they need to give 24 hours notice before accessing my apartment. I explained that a leak had already been ruled out by my letting agency and they could complete further investigations if they gave me adequate notice. Haymarket only backed down once I said I would be contacted the police if they try to access my apartment and only then they agreed to arrange an appointment after the new year. I'm extremely concerned about the lack of privacy for tenants and my letting agency agreed with me when I spoke to them. They advised they would be contacting Haymarket to ask them to arrange an appointment with me and to communicate with them in future. I would avoid using this company. The tone of emails from Haymarket were shocking and demonstrates the unprofessionalism of their work.
