Great renewal experience We renewed our tenancy agreement and the process was smooth and without any complications. Our renewal consultant was Kalidass Uvaraj.
The most disappointing experience with an agency. Here is why: - My friend and I moved in into a property 2 YEARS ago and no one has ever come to fix the issues that were written on the inventory! After 2 years of calls, emails, the same broken things are still there and when it seems like the property manager is going to help, all of a sudden they stop replying. - When we moved in, there was a leak THAT WE DID NOT CAUSE, and after it was fixed (almost 2 weeks after we asked for help) the water bill came to £500 that the agency said it was our responsibility to pay!! Despite the leak was already there when we moved into the property. -Communication is awful, the property managers just send emails that look very unprofessional and the lack of empathy is just frustrating. We recently received an email stating our rent will increase by next month. We checked the contract where it is written we are on a fixed rent for another year. After pointing this out, no one responded anymore. I am happy to see many other reviews that state the company is great but we just did not have the same experience.
We’ve been with Life Residential for a couple of years now, they’ve been a great support whenever we have needed them. In particular I’d like to call out Chris M, our property manager. Anytime we’ve needed him he has been straight on it to support us and keep us informed. Sorting out our new lease with Chris in charge of things recently was both very pleasant and seamless!
Life Residential in London (2 Lakeside Drive) is one of the WORST LETTING agencies in UK to do business with as a LANDLORD. 1. They are always looking for things to "fix" in your rented apartment -- no matter if it needs fixing or not. 2. Any small "fix" is charged at a HIGH PREMIUM. Example: Toilet leak costs over 200 GBP to fix??? 3. Example: A small damaged wood plank in the patio (no complaints from the Tenant) was estimated to cost to repair over 2,200 GBP!!!! 4. They always take the side of the Tenant on ALL ISSUES. 5. As someone that was using them from 2007 (over 15 years), once I fired them last year, their "professionalism" drastically changed and they became non-responsive to open issues. 6. They owe me 400 GBP and are sitting on it with no action waiting for me to continuously chase them to refund my money. 7. They refuse to provide escalations within their office to their GM and/or UK Government bodies and ignore my requests. 8. ... If you want a responsive and honest Letting Agency, stay away from this outfit. If you are a LANDLORD based outside UK, stay away from this outfit -- they will eat up your lettings earrings with high-prices "fixes" or work not really necessary.
The check out process was very quick and smooth - I was sent clear instructions of things I need to think about way ahead of the check out time (giving me sufficient time to plan ahead) and the deposit return process was very straightforward. I have mixed experience with Life Residential as our letting agents. On the positive side, our new property manager (as of June 2023), Hayley Bellfield is extremely proactive, responds to all communications in a timely manner, and she is genuinely enthusiastic about helping us as landlords. She is very likeable and we've got on extremely well since she started looking after us. I've left a 3 star review, because our experience over the last 6 years has been more mixed, with several mistakes/omissions being made by LR, and the letting/management fees are higher than other agents. I have fed this back, and have moved to another agent this month. But I do believe that my concerns have been listened to by more than one senior manager now, and I have received genuine apologies for aspects of the service received in the past It looks like the organisational structure is changing for the better. So although the service has massively improved of late, it is now only because of the landlord fees that we have moved to another agent.

Terrible agent. They just don't care about you and treats you so badly and acts like as if they are doing you a favour even though you are paying so much to rent via them. If you have an option, please never rent through them. Even if you are asking for the slightest thing, they dump a huge fees on you. They only care about the landlord. I will never rent through them again.
I am a previous tenant of Westgate House. From my experience living there, the group chat of the other tenants and my experience with contacting life residential, I have found that Life Residential does not put any effort into resolving issues. Also when moving out, everyone I’ve known from Westgate House has been charged their deposit for regular wear and tear or “giving notice” reasons. AVOID THEM. AVOID Jack Piggott too.

Hi, I just purchased a property Timber Yard, Birmingham from Galliard Homes and Life Residential recommended by them. My letting agent, Jahdel Martin-Clarke, is so proactive and experienced, he found me a tenant in a couple of days. He explained to me everything very clearly and he dealt with everything. The whole process was so smooth and hassle free. Whole team is so responsive and they know what they are doing. I highly recommend Jahdel Martin-Clarke and Life Residential team.

As I just moved to UK, everything is new to me and Cristina has provided me with much information for my transition. I highly recommend their company for the good service!
