My original prop. management co. Was bought out by them. I’ve never had so many problems before. It is very difficult to contact them and they will rarely contact you back. My tenant had a needed repair. They quoted me more than 3x’s the actual going rate (was $300 and they asked me for $1100). This was 4 weeks after the tenant actually made the request. And this is not the only incident. My tenants have made another request. And it’s always been a month since I’ve heard from the maintenance team saying that they will get a quote to me about the cost. While waiting the conditions of my property is getting worse. Needless to say, I’m in the process of finding another management company that is local. Don’t let the address fool you. They are not local. Everything happens in California.
Poplar let the prior tenets destroy the unit. Then told me that it had passed the move out inspection with some damage that they say they repaired. They showed the unit to multiple tenants but no one rented. I saw the unit today. Filthy, screens torn, bathtub horrendous, carpet stained. Doors broken. Am considering g legal action and have terminated the contract. They don’t answer emails, don’t answer the phone. I think the company is a scam.
This is a venture capitol firm that buys up small property managers and then degrades service while charging the same or higher fees. They bought my former property manager about six months ago and have been impossible to work with. There is no way to contact them by phone or e-mail. If you can get through their janky AI chatbot to submit a ticket it takes days to respond, if at all. In my case, they also failed to solve a simple maintenance request from my tenants, leaving it unresolved for months. If they buy out your property manager cancel the contract as fast as you can. On a separate note, the cancellation process is also a nightmare - they try to force you to stay with them for multiple months and make it impossible to effectively transfer to the new manager. As with everything else about this company - it is terrible.
I own 1969 Fashion Ave, Long Beach, CA, 18 units. I have received no notice from Poplar Homes, but my renters are notified to pay their rent to a dropbox. Phone calls to my management company, Action Management, are no longer answered. There is no one to call to ask what is happening. This sounds like a scam and will be reported as such this Friday, March 17th unless I here from some verifiable reliable source.
Seems now that we are unable to get our keys and security deposit back. No communication at all over the last 3 weeks. Your reply to my last review completely missed the point, which is your communication to your customers is the worst I have ever experienced. My point was not that your call center is overseas. In fact they are the only ones that have helped at all. Your local “onsite manager” was mostly missing in action and could not be contacted whenever issues needed attention. This company seems to be a shell where no one has any accountability despite your flowery emails that customer service is your holy grail. Believe me it is not.
I almost got a good deal renting out a duplex space for under $900 a month in downtown Nashville. Unfortunately, no leasing agent showed up. All the phone numbers do not work. If you find a good deal, do not rent through Poplar Homes.
Im a Real Estate profession and this company is the worst when trying to schedule any kind of showing. I have to register as tenant to show the home? then when I can finally do it as an agent, the link they send me doesn't work. Still haven't heard back from them. This home been on the market for a while and it not hard to figure why.
Awful experience. Sibling is moving into their property this morning and is locked out. No calls back, no live person, two of us on hold for over an hour and a half. No 24/7 service for us. Movers standing outside waiting and no answer. Paying for property and no help to get into it for this little family. It's a shame and I'd highly suggest your customer service by addressed. I signed up with poplar homes in 10/2022 to manage my property. I had originally contacted and started the process with Silver river to manage my property due to its stellar ratings online but soon found out it had been taken over by Poplar homes. I decided to give them a chance and proceed to sign with them. The horror started when the county inspector came to my house with the property manager without any prior notice while I was residing at the rental property. I notified the inspector via phone that I can’t let them in as my dog was not crated to receive guests and I’m at work so they needed to reschedule the appointment. I called the team incharge which was Joanna and I was notified this mistake will not happen again and in the future, I will be notified in advance before someone shows up at the door as I am currently residing in the property. 2 days later the same inspector came to the property without any notice and he notified me he was told to show up. I again notified the team and the same excuse was provided that there was a miscommunication. I was angry but decided to still give them a chance…..BIG MISTAKE!!!. 4-6 weeks later, I was in my pajamas upstairs when my dog started barking running downstairs, I run down visibly worried what happened and there was 3 MEN STANDING IN MY HOME. I honestly thought I was about to get robbed or assaulted. They saw I was so scared so they proceed to tell me that Poplar Homes had given them my door key access code for a tour of the property (mind you that I was never notified that people were interested in the property let alone anybody was coming)…. My dog proceeds to run outside on the street unleashed barking. One of the guy catches him as he was about to run into oncoming traffic and handed him to me. I called the property manger for my county (her name is channel) and she basically reported that this was common practice to give access code to potential tenants and I clarified I AM STILL RESIDING AT THE PROPERTy. She apologized and stated that I should send an email so this can be addressed. I sent an email CC Christie, Channel and Joanna. I called them as well and the response was that they had assumed that I had moved out because based on a questionnaire that I did when I started the process with them, I stated that I hope to vacate the home by November (mind you that this was an estimation because the portal asked me and I had notified them this was an estimate and no further question or conversation had taken place since then). I was frantic and crying…. Can you imagine how dangers this situation was, to have 3 strangers just opening a locked door and walking in. What if I was a gun owner or the people that walked in had a malicious intent towards a woman living alone…..BTW, the story gets worse, 2 days later the same incident happened with another renter trying to get in by putting in the access code (Thank God that I had changed my code by then)……I immediately canceled by contract with them. This process has waisted my time, resources and has caused an emotional trauma. This company is liability to yourself/family/property. I hope you rethink before signing with Poplar Homes. (P.s. I have emails, texts, phone calls, videos and pictures to collaborate all this information).
Stay away from Poplar. When they were One Rent, they weren't always on top of things, but at least they did what they were paid to do and responded to emails. Since being taken over by Poplar, they have been absent in supporting their clients. All they cared about was filling the vacancy, even forcing our current tenants because they already offered the unit to them, even though we did not approve the application. Popular no longer respond to any questions or issues I have with my property that is managed with them. Meanwhile, our tenants are destroying our property, they refuse to comply with not smoking in their units that it's so bad it is now permeating through the walls, and worse they are racking up fines from the city against the property. The cops have been called to their unit multiple times and they have on more than one occasion picked a fight with the neighbors. Yet, Poplar refuses to hold the tenants accountable. We've had over 12 documented lease violations since they moved in less than a year ago, and the tenants refuse to comply. No support from Poplar on how we can start the eviction process or guide us on what to do next. They do no sort of actual management of the property. They collect their share of rental income and call it a day.
Please stay away from Poplar for your property management service. This company used to be called OneRent. Save yourself the hassle or manage your property on your own since that is what you’re going to be doing anyway with this company. Look at other local property management service that’s a little pricier. Your call gets directed outside of the US to people who don’t take notes and have no idea what’s going on. You would have to explain your case to each person every time you call. I would trust the other reviews below about their communication service and how terrible it is. They always make promises that they would take care of things within 24 hours, but nothing gets done and you would have to be the person to call and do the follow up. Please do yourself a favor and stay away from this property management service. Also, I would not trust the responses to the bad reviews from poplar. They literally have a designated person just to do this work.
Terrible customer service. We had plumbing issues that took over a month for any sort of maintenance person to come out and look at the issue. Their new tenant portal is atrocious and riddled with bugs and programming flaws. DO NOT rent from this company. They have no intention of helping you whatsoever with any issue you present them with.
My family and I rented from poplar homes. The ladies Vickie , Brandy and Blue were awesome. Easy application process, great customer service.Never an issue with repairs to the home.They are on it as soon as you tell them your issue.I give them ⭐️⭐️⭐️⭐️⭐️ I would recommend them to anyone in need of a rental .
I've always paid my rent through the portal. There was a couple times I had to pay late due to financial emergencies. The struggle is real. The 5th being the deadline, I think the latest I ever was, was the 10th and it was only once and my access had never been restricted. Upon trying to pay my November 2022 rent, I was denied online access on 11/4 (before the deadline). I called on the 5th (sat) and the rep was unable to help me and said I needed to speak to collections department which was closed for the weekend. I told him "the following Monday will make my rent late and I don't want to pay a late fee". He assured me he would note it on my account so no late fee would be added. I trusted him. He told me the other department was the only ones who could help me. So I waited. The following Monday morning, I called over n over n finally got someone to call me back. They reinstated my account but I still couldn't pay my rent without paying the late fees which I didn't have at the moment. I told the rep I couldn't pay the late fee and she instructed me to just mail it. I told her i would have sent it on the 4th but the guy told me to wait until Monday to speak with her dept. He could have gave me the same information she did that Saturday morning and I would have just mailed my rent. Stupid me. I should have known better than to listen to this company when they told me to wait and speak to someone. When he said "you should't be charged a late fee because you called today and I've noted it in your account and opened a ticked for this issue". Now they charged me a late fee for November for waiting to speak with someone during "business hours". That call cost me almost $140. And they both told me I wouldnt be charged. Deceptive practices to make money.
We had to switch to this portal in September as our previous company got bought. They didn't properly transfer over some of the rent I had paid with my previous company and then sent me an email saying I owe them more. We paid our rent for November on time and my bank account is linked to their portal and now it is saying payment reversed. Is this even a legit company? The website, communication, and business has so many flaws! what can I do?
As a tenant in Poplar Homes home, we couldn’t have had a worse experience from start to finish. Poplar purchased our previous property mgmt company earlier this year, and from the get-go received completely useless customer service. As our lease was coming up for renewal, Poplar blew up our email, phone and text with way too frequent reminders that we eventually had to tell them to stop being so persistent. On the flip side when we needed help with a maintenance request, it took weeks to resolve (broken washing machine), that we then continued to receive automated texts confirming an appointment with a technician, after the work had actually been completed. In addition, amongst other flaws in their web portal, the hyperlinks in their monthly automated would go to a website that didn’t even exist. Would never rent through this company again.
We have tried to tour a home 3x and each time they cancelled same day. The first time, I was able to contact someone via email and they said they could allow us to do a self tour- when I got the email back with the code to the lockbox, it was to the wrong location. If this is what it is like for showings, I cannot imagine the chaos of them managing the property we are living in/ leasing from them. Horrible experience. Needless to say, we are staying away from Poplar Homes.
Update....it keeps getting worse! Poplar Homes won't send me my rental documents, they don't have they keys, and they just emailed me that they don't have the security deposit for my rental property because the owner has it. I AM THE OWNER! They aren't even paying attention to who they are talking to. Their customer support clearly doesn't care at all about their jobs. I have been trying to reach someone on the phone to explain why my payment still hasn't been applied to my account, and it is the 19th of the month. I have been renting out my place for nearly 15 years, worst property MGT company o have ever had the displeasure of work g with.

Apr 06,2023I am a property owner and would NEVER recommend anyone to have their properties managed by Poplar. I too had been with Acorn which was a locally owned company. In November 2022, they sold their business portfolio to Poplar Homes. This is a tech company out of Cupertino. The only people that answer the phones do not speak English as their first language. They do nothing other than answer phones and take messages for other departments (accounting, leasing etc) to follow up and then no one ever follows up. Complete waste of property management fees that you pay. Absolute crap service. I have never been so frustrated with literally no one that can do anything or talk to a real human being with a brain.
