Below is my story renting an apartment on Havneholmen Copenhagen. I would not recommend Balder to my worst enemy. Absolutely horrible experience Had issues from move in until after leaving the apartment and it took Balder 15 (!!!!) months post move out to settle my lease. - on move in date apartment was not ready, "sorry... you can come back in a few days" was the response I got. I was there with my relocation company and had moved from abroad. Had to sort out storage and accomodation for myself. Moving in itself is stressful, this was a horror experience. After a lot of fighting I got my extra expenses due to their fault covered from their top management in Sweden. Denmark did NOTHING to help. Compensation for the hassle they caused was not even proposed.. - moved in and apartment looks like a disaster, dirty and with very damaged floors. Another sorry and cleaning was arranged but the floor I had to take as is and owen was too filthy to make clean hence I never used it. Several other defects were never repaired. -nobody changed the name on postbox/door, complained 5 times and my name was put up after a month. - due to so many errors and poor state of my apartment a second inspector appeared and according to him a hole in the floor was OK. After another set of fights they had it mended - moved out and had the apartment inspected. No remarks were made but I never got the report or any deposit back. Nor any information on when the deposit was going to be returned. Contacted customer service 3 times in Denmark and no reply. Had to address this as well with management in Sweden as it was clear they intended to keep my money. See so many similar reviews of balder Denmark and heard same from neighbours so this is not one off unfortunately - stay away!! The area where I lived, havneholmen, is like an instant party as they rent apartments to young people sharing one place to be able to afford rent. Made several complaints of severe noise and out of control parties with no response. People move in and out very frequently Update : finally got my deposit settlement after contacting the Swedish HQ however Balder "forgot" to terminate water and energy accounts so now those suppliers deduct money for a period I didn't even live in the apartment. Another issue Swedish Balder had to sort out for me as well as after a process of 15 months reimburse what Balder Denmark owed me. As it took them 15 months to settle my tenancy after me leaving the apartment I had left Denmark. Conveniently enough Balder Denmark could not transfer money abroad as there was a transfer fee for them. Its a scandal and an obvious fraud! No matter what you reply to my review you can never make up for the awful experience I had renting from you. I share this hoping I can help others make a smarter choice selecting their landlord.

The company has changed the Parking company from Apchoa to Cityparkering for some reason. They send only 1 mail that unfortunately arrived on the spam and no paper written mail on the post box at all. They did not care at all that their customers get a fair protection for parking, as per law, under such expensive apartments plus they employ a company that instead of trying to give support to their customers, not only want a payment for a parking place with no guarantee at all, but also a Company that try to use anything to do extortion of money even when they know that the place was regularly paid and rented. They use the law just to do extortion and a company that doesn't care of such things is not caring at all that their customers have a good experience on renting their apartments. Dear Lene, The star is for the way you switch from 1 to the other. By the way I also got a fine with Apchoa while I had a full year paid. But with them once I demonstrated that the annual fee was paid everything get handled. But Cityparkering is a Company that do not gave any services I contact them to get helped to do the contract because on their site there were some issues like frozen pages and not getting through. What I saw is that those Parking Companies use no services in order to do extortion and they do not care at all to see if the parking fee is fully paid or not. Anyway Just because you do not think that this is matter which you should care that I wrote, it change the whole emotional exsperience in the enviroment and housing. You gave too much power to an unethical shark and being the owner of the building you could easyly avoided all the problems just passing by the number plates of your clients. Anyway I gave to that company all the number plate of the car asking how to do, I call them asking why on 6/11/2021 they were putting still fines after I paid 1 year fee but the lady which answered closed the phone in my face and I had to park outside loosing hours to find a parking place etc. They are sharks use NO SERVICES AND NO ETHICS TO EXTORCE money. Honest companies and people once they see that a payment has been done will stop any action and would not go further for a typos. Who acept such unjustice is guilty of complicity.

Called the customer service, Julie constantly interrupted my sentence. Asked me to write an email because she and her manager will be on vacation and back in 3 weeks. Poor service and no intention to customer care. She threatened me to hang up on me, and I realised it is a waste of everyone's time to deal with Balder! Avoid Balder!

Jeg har boet til leje i Ørestad i 4 år og været meget tilfreds. Lejligheden var ny da jeg flyttede ind og har fungeret godt, og jeg har fået hjælp og svar på mine spørgsmål. Rengøring af fællesområde og affaldsrum har dog haltet lidt. Fraflytningsprocessen var en god oplevelse, jeg kunne tydeligt læse om kravene, flyttesynet var fair og jeg fik et fornuftigt beløb tilbage. Kan klart anbefale Balder som udlejer

Balder is a fraudulent company that takes your deposit and invest it in other places. Even if you only stay there for a couple of months, you should be happy to get a small fraction back.... Balder's customer service main task is to threaten you with additional fees that might appear if you accidentily miss something out. Flexibility and understanding are not terms they are familiar with. Balder does not fulfill their agreements. In my case they promised me a storage in the basement which i did not have, nor was compensated for.

Vi har nu boet på Østerfælled Torv et par måneder, og det har været en udpræget positiv oplevelse. Især stor ros til Tom og Emilie for at få det hele til at falde på plads og også en kæmpestor ros til Carlo og Poul-Erik for rigtig god service og stor imødekommenhed. Det er et virkelig stort plus, at man altid kan skrive eller ringe til Carlo, og vi har hver eneste gang fået kompetent og meget venlig hjælp ift. de ting, der har været. Carlo og Poul-Erik tropper enten lynhurtigt op - eller tilpasser et tidspunkt til vores kalender. Virkelig fin service, hvor vi har fået løst tingene til perfektion. Vi er meget tilfredse med Balder. De får vores allerbedste anbefaling.

------Follow-up (12 th July 2021) after the feedback from Balder and move-out charge---------- Dear Lene Feel sorry that you have to find all the excuses for all the crappy job your colleagues have done, just to make all the readers feel like Balder care about the tenant. And in reality, all the tenants are private individuals, and Balder is represented by employees, who does not care at all. 1. Yes, the rent were adjusted UP 3 times. And final rent is higher than market/listed rent. This is illegal and I will bring it to the court. 2. Martin might be a great employee, but on that day, he was rude to me and I simply talked about my experience. As you can see, you and others in Balder has the same attitude as Martin. You are not interested in solving the problem, rather trying to find excuse and start blaming to the tenant. Hopeless!!! 3. Again, I am "not" ​sure why you and Balder is more interested in writing all excuses here publicly on Trustpolit instead of have a direct communication with me to answer all my questions. Here is another example, it is just for "show". I urge you respond to my questions in email or phone call. You have my email and phone number, and I am waiting! 4. Thanks for admitting this and please do something, for my case (instead of just writing nice word on Trustpilot, it does not help anyone!) 5. Real life example, the language and style says it all. Big corporation thinks everyone will be happy after writing a feedback without action. Again, I was a tetant and thats how I felt being bullied all the way along. In addition, I have now received the final invoice, I will get back 15k out 47k of deposit according to Balder. In the invoices, nothing I complained to Balder are taken into account. The rates are extremely high and unfair. It proved again Balder and its employees are heartless, unprofessional and worst you want to be involved with. STAY AWAY!!! ----------Original--------- Rented with them and moved out with the WORST experience ever. 1. Paid higher rent before moving out than new rent on the market for the exact same apartment 2. Move-out meeting representative from Balder (Martin) was rude and unfair, I was thrown out of apartment before I can ask my questions related to the report. The report simply does not reflect the actual condition of the apartment. 3. Bad experience with follow-up communication with administrator (Julie). No response to my questions or comments, simply just ignore everything I write. 4. Had to return the internet router for Balder, as the router was already in the apartment when moved in, and nothing mentioned in the lease agreement. This is something Balder thinks tenants shall provide free service for them, whist they charge everything else. 5. As Balder is a big player as landlord, they have financial power to make influence on all directions to work towards their own favour. After tenants signing the lease, tenants become their “cash cow” and Balder will maximise their profit. As individual tenants are so small and insignificant for Balder, they don’t give any xxxx to tenants. I would call this corporate bully. In Denmark, the law is so favourable for corporate, there is very limited room for tenants to raise their voices. It is sad. With that, it is my personal and honest advice: STAY AWAY FROM BALDER!!!

For et par uger siden havde vi funktionsfejl på et toiletsæde, et overskab i køkkenet som havde løsnet sig, fugen havde sluppet og sidst et lysshow agtig pæresvigt på badeværelset. Jeres Driftsleder /tekniker Martin, var hurtig på besøg og skiftede toiletsædet med det samme, bestilte Tømre og pære efterfølgende. Vi meget tilfredse med Martins indsats, hurtig og det føles perfekt. Det gør at vi bare bliver gladere for at bo her og igen Tusinde tak til Martin og Balder Skjeberg Alle 24 1tv/th 2630 Høje Taastrup

Betaler dyrt for en parkeringsplads - men får bøder alligevel. Selvom jeg har betalt og registreret min bil modtager jeg hver uge parkeringsbøder. Parkeringsvagterne fortæller at systemet er dårligt og at deres maskiner ikke altid kan få internetadgang i kælderen, hvorfor de ikke kan se at man HAR en plads - og udskriver bøder - med krav om betaling inden 5 dage. Skriver man til Balder beklager de, indrømmer at der er problemer og siger de annullerer bøden. Men efterfølgende sendes der opkrævning alligevel. Tilsyneladende er kommunikationen imellem Balder og det parkeringselskab de har hyret mangelfuld. Du skal bruge utroligt mange timer på at skrive og ringe for at få annulleret den fejlagtigt givne bøde - vel at mærke for en plads du har betalt for. Prisen er ligeledes langt over markedsniveau. Ikke en løsning for travle børnefamilier.

Tak for rigtig god service og hjælp. Selvom jeg nok har ringet 30 gange med spørgsmål osv osv, er jeg altid blevet behandlet med respekt og høflighed. Vi anbefaler Balder på det varmeste. Vi valgte at bruge Balder pga deres støj politik da vi som børnefamilie trives bedst i fred og ro.

Kæmpe ros til Simon Rosasco som har været en stor hjælp til, at finde vores nye kommende hjem. Vi har følt os hørt og trygge gennem hele processen, og er endt op med den helt rigtige lejlighed. Vi vil klart give anbefalingen videre :-)

Balder overlook the actual law and instead decide to charge you with with upgrading their properties to a better condition then when you arrived (probably because they are billions in debt). They don’t seem to read the law that charging above the normal wear and tear is illegal and instead charge you in excess of £4000 to upgrade their flats. Oh and just for fun they decide to charge you for things which the previous tenants did ( on the day they moved out the issue didn’t matter but the woman on this occasion decided it had suddenly become important and therefore we-the innocent- should pay for the old tenants mistakes) This is similar to how they didn’t charge our neighbor for window cleaning as it was -7 but thought they’d charge us instead ( we got unlucky as our inspector explained she is the hard one) apparently there are less criminal members who are neighbors got. I am taking balder to court as well as contacting the press to expose their illegal immorality and hope they get shut down. They are criminals. It’s a scam. Unless you wanna waste an extra 4 grand or more after just a years tenancy run away now! We have a nice private landlord now and will be sharing our outrageously bad experience with balder on all platforms to protect as many as possible from this crime

Hej Jeg syntes i skal læse dette før i tager leje mål ved balder. Punkt 1: Først og fremmest så skriver i at der skal gøres rent 3 steder til en pris af 1200 kr. Rengøring koster ikke 400 kr i timen i følgende den nyeste rapport angående time pris i rengøringsbranchen koster de dyreste 280 kr i gennemsnit med moms. Udover det bekræfter jeres prisoverslag på jeres hjemmeside os det jeg skriver, hvor på i antager på hjemmeside at en fuld rengøring af lejligheden koster 2000 kr. Punkt. 2 Der er ikke grundlag for rengøring 3 steder i lejligheden kun 1 sted i følge den fraflytningsrapport som er lavet ( kun et sted som aldrig nogensinde kan koste 400 kr. da det ikke ville tage mere end max 10 minutter at gøre rent) Men i følger ikke jeres egen rapport? Det kan man da ikke tillade sig? Hvorfor så lave rapporten og bruge min tid på at komme derhen? Punkt 3. Der er IKKE grundlag for vinduespudsning da det allerede var gjort inden vi flyttet ud samtidig står det heller ikke i fraflytningsrapporten, igen følger i ikke jeres egen rapport? altså hvad er det dog lige der sker her? Samtidig har jeg lige fået et tilbud efterfølgende fra en vinduespudser på at pudse alle vinduer i lejligheden for at dobbelttjekke han skulle have 160 kr + moms for det? hvordan kan jeres pris blive 475 kr? Når det ikke engang skulle gøres? Punkt 4. Fugemassen var ikke skrevet på den originale rapport hvor i har givet os en regning for det. Altså det kan man da ikke? Hvis jeg får en bøde for at kører for hurtigt fra politiet kan de ikke efterfølgende sende en bøde ekstra for vi sad for mange i bilen fordi det fik de lige lyst til? punkt 5. Jeg har henvendt mig flere gange angående i har min forkerte e-mail adresse jeg har endda sendt en mail angående det. Men alligevel sender i en e-mail adresse til min gamle e-mail adresse hvor min tidligere arbejdsgiver nu er i besiddelse af disse e-mail jeg har henvendt mig 4 gange... altså 4 gange fordi jeg vidste i ville fejle her os. men 4 gange? punkt 6. Udover dette brugt i over 4 måneder på at få et nyt navn på vores dør og der vi fraflyttet var det endnu ikke sket der henvendte jeg mig 2 gange? Punkt. 7 jeg har gentagende gange henvendt mig til jeres kundeservice med spørgsmål hvor jeg har fået forskellige svar efter hvilken person jeg talt med så jeg vidste aldrig hvad som var sandt og hvad som ikke var. 8. Jeg har engang skulle bestille en ny nøgle hvor jeg fik at vide at viceværten havde lagt den nye nøgle under noget træ som lå på gangen? måtte fortælle at det fandtes ikke og så fortalte i mig den lå under dørmåtten? Der jeg så sagde jeg ikke havde en måtte. Så fortælle i mig at nøglen slet ikke var blevet afleveret, der jeg så spurgte hvor jeg kunne hente den måtte i fortælle mig den aldrig var lavet og jeg selv måtte tage ud og hente den og få den lavet ved jeres samarbejdspartner? Altså hvad er det dog der sker? hvordan kan man opføre sig sådan ikke bare som kundeservice men som menneske? hvilken integritet er det i bygger virksomheden på? Punkt 9: Udover dette så var jeres fraflytnings repræsentant den mest uforskammet og arrogant person jeg har mødt, det var en decideret ubehagelig oplevelse :) Punkt 10: ALLE forbedringer de skulle lave var som minimum 50 procent over markeds prisen, uanset hvad de havde fortaget sig i lejligheden ofte både 100 og 150 procent OVER markeds prisen. Der tegner sig et mønster af man enten ikke har de rigtige processer flere steder i virksomheden eller jeg "bare" har været utrolig uheldig i de 2,5 år jeg har haft et lejemål ved jer, Også slutter det lige af med "et brag" for at være sikker på jeg ikke kan anbefale jer. Jeg har aldrig nogensinde boede et sted hvor den service jeg har modtaget har været så lav, Jeg har aldrig nogensinde følte mig så snydt og bedraget med hensyn til fraflytning og jeg har vil boede 4-5 steder. i kan ikke engang følge jeres egen fraflytningsrapport det plejer sådan at være den mindste selskaber der har ry for at forsøge at presse penge ud af folk har som stopklods. men åbenbart ikke her.

PAS PÅ! De nogle banditter som kører Balder.! Det privat og de kan sætte huslejen som de vil!" Kan se der mange som er havnet i en grim situation ligesom jeg er.! For gud skyld kære venner LADE VÆRE og lej en lejlighed hos dem!! Du kommer uden tvivl til at fortryde det!! Jeg ville så ønske jeg kunne skrive min personlige oplysninger på denne bedømmelse så var i mere end velkommne til at tage fat i mig! For det er inderligt nogle personer som vil gøre alt for at få jeres penge ned i deres! Når i fraflytter går der 8 uger før i måske ser en krone, det skal i selvfølgelig ikke regne med, da de har advokater til sørger for at i får så lidt som muligt.. TÆNK JER NU OM INDEN LEJER HOS DEM! DET BLIVER DYRT MEGET DYRT!

Stor ros til Poul Erik fra beboerservice på Østerfælled. De gange jeg har henvendt mig med problemer i min lejlighed, fx stoppet afløb, problemer med varmeapparater og træk fra vinduer og døre, har han lynhurtigt forsøgt at hjælpe eller har tilkaldt de relevante håndværkere, hvis han ikke selv kunne løse problemet. Meget behagelig og kompetent service.
