Kundeservice eksistere ikke hos balder. Har nu haft en lejlighed der lugter af kloak i 3 måneder. Har haft Balder’s tekniker ude som har forklaret mig om problemet som skyldes et overløbsrør som er rillet og der derfor samler sig madrester i og derfor stinker. De mener ikke at det er deres problem og hvis jeg ikke er tilfreds kan jeg bare finde et andet sted at bo. De har i hvertfald ikke tænkt sig at gøre mere ved problemet i følge en meget inkompetent medarbejder fra kundeservice. Det er trist at der findes folk som går så lidt op i at passe deres job.

Kundeservice, Administrationen og ikke mindst driftsteknikkerne gør det nemt, rart og trygt at bo i Hesteskoen under Balder. Vi har kun mødt venlige og imødekommende folk, når vi har haft brug for hjælp i lejligheden. Der bliver handlet hurtigt når vi henvender os til kundeservice og det betyder meget. Vi kan kun anbefale Balder.

I skal aldrig bo tilleje hos Balder! De sender dig en kæmpe stor rengning ved fraflytning og tilbyder ikke førflytningssyn.

Da vi skulle flytte fra Balder - havde vi hørt fra familie og bekendte, at de er kendt for at tage al depositum og derudover kræve en stor efterbetaling. - Vi havde dog aldrig, i vores videste fantasi regnet med den kæmpe efterbetaling de krævede. - De har taget al depositum på ca.25.000 kr. Og krævede derudover ca.27.000 kr. I efterbetaling. De har altså istandsat vores lille 3 værelses lejlighed for over 50.000 kr. - "Jamen, i må jo have holdt en slags Ørestads distortion i lejligheden - eller som minimum været værter for skandinaviens årlige træf for Sanktbernhard hunde." Det kan da være den eneste forklaring kunne man fristes til at tro. Vi er en lille familie på 3 og har aldrig holdt en fest i lejligheden. - en Elektriker har brugt 4.5 time (altså en halv arbejdsdag) på følgende: -Skiftet pære på badeværelse -Rette stik -Skiftet lampeudtag i stue -Fjernet ledning Dette udgør over 3000 kr.

Balder er et selskab der virker utroligt imødekommende overfor nye lejere og deres lejemål bærer præg af en flot overflade. Men hvis du overvejer at leje lejlighed igennem Balder, skal virkelig genoverveje om ikke der er en anden mulighed. Den dag du vælger at flytte igen mærker du i virkeligheden hvordan balder opererer. Deres udflytningssyn er et "externt" firma som skriver på alt og regningen ender hos dig. Dvs dit depositum er væk og du står med en meget stor ekstra regning for udflytning. Selvom du har afleveret en pæn og rengjort lejlighed som var klar til at male bare en enkelt gang. Du skal bruge meget tid på at køre sag igennem huslejenævnet og det er svært fordi de lever af deres svindelnummer, som de gør helt åbenlyst. Tænk jer godt om inden i siger ja til at leje hos Balder.

Der er styr på tingene, god kontakt, hjælpsomme, hurtige svar - alt i alt en rigtig god og tryk service, ser frem til skulle flytte ind

Super service fra alle de medarbejdere jeg har været i kontakt med :-) Det virker til at de har godt styr på tingene på deres ejendomme. Glæder mig til at flytte ind :-)

My experience with Balder has been very positive so far and friends also living in the complex say the same. As a foreigner, the process of renting in Copenhagen can be a tough experience, Balder made it easy. 1. Renting an apartment with them is transparent, names are selected randomly, not on the basis of who you are or where you come from. 2. They are responsive and send all documents promptly. All the paper work was clear and correct. 3. The apartments they manage are well-maintained, safe and correct, the communal areas are clean and pleasant. I have dealt with some challenges in my life this year and needed to find a place to live quickly. I found some Copenhagen landlords to be difficult and untrustworthy, it is a huge relief to be dealing with Balder. A big thank you to Gustav and colleagues for helping me find a home.

Jeg har lige lejet en lejligheden med Balder. Min erfaring med dem er for nyligt men god indtil videre.

I was a tenant here from 2019-2023 and had a great experience with Balder. I was always provided great customer service and inquiries were always handled promptly and professionally.

Looks like Balder pressure google and trustpilot to remove bad reviews. I can't find my old review. Also they have a higher score now.... most 5 star ratings from people moving in as far as I can see..... Also I can not even find the Google review page when i search for Balder, maybe it's just me. Anyway the old review was very long and detailed. And I was a bit angry. And I never updated it after the positive outcome for me. If you move in I would not recommend it but if you do, you have to document everything take pictures and complain by email not on the phone. Immediately. If it's not brand new when you move in that means your going to pay to replace old stuff with new when you move out. (If they replace it?) because everything was not brand new when I moved in strangely enough). And also remember the inspector is "impartial" and not impartial. Also who says they dispose the old things on the land fill as garbage even if they replace it? They can just put it in some other apartment right? They have many of them in different countries. You will never be able to prove that. But I would never expect it considering the true sincereness and honesty of this company.... Remember they say we follow the law. I have read they say that in their answers in reviews. We follow the danish law. Doesn't that sound nice and trustworthy? The billionaires defense. And is it even true? Balder will change everything and send you the bill even if it was not new when you moved in. This is their standard procedure. That's the danish "law" according to them. But they are not telling the truth. They want you to think that's the law and feel shame and less knowing.... And pay more than the law requires see? That means the struggle and problems start already when you move in. Because you have to start there. But you don't want to be a difficult tenant from the start do you? When you just find a nice place to live. And such nice smiling people working for Balder. Anyway. I did a lazy job when I moved in. Just some few pictures and such. And I did fill out the paper complaining about scratches in the floor.... Strange they say they always polish the floors but mine was not polished when I moved in. When I moved out they took the whole deposit about 40 000dkk and send a bill of 25 000 on top of it. 65 000 dkk in total. There is no need trying to communicate with them other than to document that you make it clear that you do not agree and in detail why. Then what you do is send all the documentation to "huslejenævnet". It's free. Then just wait. Finally it was decided by "huslejenævnet" that it should go down from 65 000 to 40 000. So at least I saved 25 000. No lawyers no expenses. But I did have to make some paper work myself. So do they follow the law? If it was so easy to bring it from 65k to 40k I just send some papers to "huslejenævnet" to see what the real law would say about it. I was ok with that. I never said to Balder I was not supposed to pay anything. Probably if I took it to next level court I would get a little bit more money back. But considering I would have to pay for a lawyer or do it myself going up against a big company I decided it was not worth it. In my opinion I should have paid about 30 000dkk in total. But it would not be worth fighting for that in court. I don't have limitless amount of time and energy, and that's the problem. That is what they really are saying when they say they follow the law. They know people just cannot fight forever. So it is seldom tested or at least not as often as it probably should be. A fun thing that I never did but you can try it. After you get the bill. Go and ring the doorbell to your old apartment and ask if you can take a look or just talk to them. I'm not saying Balder don't change and don't do the things they say but it is nice to make sure at least the new tenant can enjoy what you paid for. They say they follow the law and that's true in their world because it not often tested in the court. I just send it to the first all free level in "court" and it saved me 25 000dkk. And I was pretty lazy. I am not even very clever or anything. It was very satisfying getting a piece of paper showing me they do not follow the law and it saved me 25000dkk on top of that.

If you are thinking of renting from Balder--I advise against it. I had a favorable opinion of them until we moved internally with the company. However, the moving experience has shown that their chief concern is for profit and not people. We are a hardworking expat family living in Ørestad and we work quite hard for the money we make. However, apparently Balder is in the business of robbing its tenants--taking a little over 70% of our almost 52,000kr deposit. We moved internally with Balder, staying in the same building and downsizing because Balder raised our rent, requiring we find something cheaper. (It's almost as if they planned this con-job: get new tenants, raise the rent, force them out, keep their deposit, repeat the process and rake-in the easy cash.) The apartment we moved into was in about the same condition as the one we moved out of. Yet somehow Balder found the need to charge us over 36,000kr. My mother-in-law even traveled from the USA to help us clean and ready the apartment for the turnover to Balder. That apartment looked *really good*, as good as a used apartment can. Back in the States I had side jobs of painting and sanding floors--jobs that could be done in a day or two under normal wear and tear conditions. And this I know, it does not take 36,000kr (equivalent to about $5,200) to do these types of simple touch-ups. After reading the positive reviews it is clear Balder puts a huge emphasis in hooking tenants with a positive move-in experience and then scams them on the way out. Might I suggest to Balder that they make both experiences pleasant? They say Denmark doesn't have much corruption as a country, but that certainly isn't true when it comes to Balder. I don't know where so much of my deposit went but it couldn't have gone into the apartment because we left it in almost the same condition as the Balder apartment we just took over. If Balder is going to steal an obscene amount of money from its tenants, the least I can do is warn others that this is not a company worth renting from. Find a company with a greater commitment to honesty.

Jeg har boet på Østerfælled i 3 år nu og jeg har kun haft gode og positive oplevelser med Balder lige fra fraflytning af en lejlighed til en anden i bebyggelsen, hvis der har været fejl og mangler eller noget ikke funker optimalt har servicen været i top fra både de søde piger i kundeservice , den kundeansvarlige, teknikeren og ikke at forglemme vores flittige havemand. Så 5 stjerner her fra og god sommer

Det kan ikke være rigtigt at et firma kan være så ynkelige. Sidder der og numseprutter andre folk direkte i ansigtet!? Ynkelige væsner der ikke burde fortjene at bo i det danske land. Kan stærkt forestille mig at i fjerner denne kommentar, så er det selvfølgelig godt at jeg kan sætte denne kommentar op hver gang i sletter den. Fejl af mennesker i dette danske samfund. Ingen respekt, ingen stolthed, ynkelige væsner.

PAS PÅ! De tager hele dit depositum og kræver efterregninger! Før i flytter ind hos Balder, vil vi som tidelere lejere gerne gøre jer opmærksom på hvor dyrt det er. Tiltrods for at Balder selv mener at der kun er brugsspor, og at man har efterladt lejligheden virkelig flot, kan man sagtens stadig få en ekstra regning. Balder vælger som minimum at normalistandsætte, som indebærer maling af loft, vægge, lister, vinduer, samt slibning af gulvene. De bruger samtidig nogle utrolig dyre håndværkere, som gør at prisen hurtigt bliver langt over det indbetalte depositum. Af egne erfaringer, er Balder ikke tilfreds hvis man selv har istandsat noget, de er meget kritiske, hvis ikke at det er dem selv der laver det (tiltrods for et ens resultat).

Min kæreste og jeg har haft en super oplevelse med Balder (Nicolai). Vi boede i en Balder lejlighed tidligere og var interesseret i en anden Balder lejlighed. Balder var flinke og lod os få første-ret til fremvisning af lejligheden. Tusind tak for den gode service. Man får virkelig værdi for pengene.

Kan varmt anbefale Balder. Altid venlige og hjælpsomme og er der et problem kommer der en og løser det med det samme. Super tilfreds
