Doorloop is a great software for rental property especially if you have many that need to be tracked. I can download into QB or enter manually. The payments being processed also show when the money will be deposited into the bank account so this is also great for cash forecasting!

I was referred to Doorloop from an acquaintance in the property management space. He mentioned Doorloop gives the best bang for your buck, and so I decided to give it a try. After my third property management software, I've decided to plant my flag with Doorloop. The customer service is on point, and the software has all of the features (and some) that the big companies have for a fraction of the price. My entire portfolio is section 8 which can be complicated accounting for tenant portions of rent and section 8 portions, but this software makes it easy and user friendly. I would highly recommend you switch to Doorloop.

Our management software is such a huge part of our business. When making the switch you want something simple and easy to use for staff and tenants. The entire Door Loop support team that I have worked with responds immediately and is so courteous and helpful. I have reached out numerous times to learn how to navigate the system through messaging and two Zoom sessions. I recently had a Zoom meeting with Matt Cave. He addressed everything that I needed in a manner that was easy to understand by sharing his screen and literally walking me through each step. He also introduced me to Door Loop University and Knowledge Base. Very appreciative of the support.

Love DoorLoop! It makes property management so easy! Can store all the necessary files within it. Tenants pay their rent on there. And all tenant requests are done in there as well which can track the communication back and forth as well as the progress. Love having one system for everything!

This app is a mess!!!!! I've been using DoorLoop for almost 2 years now, and since the very beginning, it has been iffy with always something wrong. One of the major issues is that anytime a tenant has non-sufficient funds, DoorLoop charges the owner's account instead of charging the tenant. Additionally, if you do not remember to roll over the tenant's lease at the end of their lease, the system automatically stops charging the tenant even if they haven’t moved out. There's always a glitch in the system. For example, I received notices from my honest tenants letting me know that their rent had not been deducted from their account. When I logged into the DoorLoop portal to check what was going on, I noticed that there was some type of glitch where they had not charged any tenant's rent. I had to send a blast message and have all my tenants Zelle me. So, what exactly am I paying DoorLoop for? I have dozens of tenants, and it's impossible to keep up with who isn’t paying rent when you have other things in life going on. This is the reason I got the system in the first place – to help keep track of my income. It's almost impossible to get any live customer service. My next step is to find a new payment processor and leave DoorLoop for good!

In my 38 years I have NEVER had such horrible customer service. When I originally signed up with doorloop I told my rep our legal situation and hoped that our lawyers tell us we would be able to get our properties back. When I told my rep that we were sending a demand letter that should do the job we also told them there would be a small possibility the person we are suing would reject that and we would have to go through another year of a nightmare. Andres made me feel very comfortable and I trusted him. I paid over $1,000 for services never used and doorloop knows that. I told them many times they can contact our lawyers to verify OR our lawsuit is now public record they can go online and see for themselves. I had multiple people from door loop reach out some with empathy and others that should not work in customer service. I have documentation of the reps promising to get back to me and NEVER do. I did everything right and just the other day I was told that the refund time elapsed. I showed them documentation of being ignored so then they say "well we refunded you and even tho you closed the checking account we refunded that is not our problem" SHAME ON DOORLOOP I also told them I would post all my emails on all the reviews so hopefully no one gets treated the way I have. Very unprofessional. Do NOT trust anything they say all they care about is taking your money and once they do the customer service is no different then the DMV.

Doorloop has the potential to be a 5 star software, but in my opinion right now it is a 2 star software for the following reasons: 1. The system does not calculate late fees correctly. I have gone back and forth with Doorloop for months and have been told this is not a high priority request and no idea when it will be fixed. Any system that has broken accounting automatically loses 2 stars to start with. The system is out of balance without manual adjustments every month. Today only 2 accounts out of 14 late fees were in balance. The other 12 had to be manually adjusted. 2. When renewing a lease you have to move a toggle switch to get the tenant’s name to appear on the renewal list. If you do not remember to move the toggle switch back, at the end of the lease the system will not bill the tenant a new monthly charge even if the tenant has not moved out. 3. Doorloop has partnered with a third party for templating forms. You cannot copy one template to another. For a lease you have to set up a lease for a new tenant, two new tenants, three new tenants, etc., and the same for existing tenants. If you need to make the slightest change to a lease you have to do six new templates which can take hours to do. There are better solutions. Doorloop has an amazing rental application module. The automatic payments go right to the bank. The reports are very detailed and thorough. All other features work as expected except the three listed above.

Used this company for my property management. It’s not user friendly where I’m able to prorate rent. I’m able to speak to someone via chat for information and it seems depending on who you speak to someone people are helpful and other are not. They say they charge the tenant for merchant fees but I’ve had tenants NSF and make disputes against my account and I have to pay the merchant fees because the person is no longer a tenant. The portal doesn’t charge them directly they charge me. Definitely never using this app. Will cancel my account.
