Poor communication throughout the process leading to sale falling through. Our offer was accepted by the vendor conditional on selling our house by a certain date which we did (actually a week earlier than stipulated) only to be then told that the property was still on the market and that new bidders/buyers had emerged. It was clear from the outset that Hardisty were purely interested in getting the highest price for the property hence the biggest commission. I understand that from a sellers prospective this is their job but there is very little ethical/moral code demonstrated by Hardisty. There were so many bad practices in this process in our experience. I appreciate that if Hardisty are selling a property that you want to buy you have no option but to engage with them - all I would say is exercise caution and look out for the red flags. Hardisty try to do better, remember you have a duty of care to buyers as well as your clients/sellers.
A buyer was found quickly and Communication throughout was good.
As the seller, I was very pleased to be kept informed of everything from upcoming viewings and feedback, to conveyancing progress. The sales coordinator managed to keep the buyer onside despite delays in the process.

Upfront sales pitch was great and the ambition to sell our home. During the sale, communication was poor. Sometimes no phone call to tell us a viewing was booked and more often there was no feedback.

To start with the communication was very good. We asked a few questions and we were told we had to sue solicitors to ask these questions about the vendor's situation and where they were with buying a house. However when it was convenient, we were asked the same kind of questions by the estate agent, instead of using the solicitors as initially suggested, so we felt that there were some double standards involved. Also, due to a problem in the chain, we did not complete until 4:15pm, which meant I could not come to pick the keys from the property up until 5:45pm. The estate agent should have some potential for either waiting a little bit longer to give the keys or have provision for a seif where we could have picked the keys up. We would have been homeless with a small child, a dog and a cat if an employee from the agency wasn't kind enough to keep the keys and meet me at a house where they were doing private work nearby. I was seriously upset about this incident.
Heather and Phil were brilliant at marketing our property and securing a solid buyer. They were receptive to my enquiries and frustrations as the sale was delayed and were excellent in communicating with all parties. Our former family home has found a great new owner, who will experience the same journey that we had, and we are very gratified with the outcome

After valuation, they photographed our property, made it look great, and got it on the market super quickly. Despite our first sale falling through, Hardisty got us back on the market straight away and were able to find us a new buyer within a week which was amazing.
