I've been a customer for more than a year now. Whenever there is a problem, you can only communicate via the portal. I've had a problem for 3 days and have communicated with several customer service representatives via the portal. The issue is not resolved, and I've asked to have the issue elevated to management and nothing. I called the listed customer service number, but it cut you off and sent a text putting you back thru to the portal. The customer service is atrocious.
Do not use DoorLoop. Their web services are buggy at critical points which can cause huge problems, and they're stupidly and deceptively hard to get a hold of to deal with it. It's a poorly run, janky operation for a service whose job is to make things smoother. I tried to get an application through a twice. Both times, the website bugged out and froze, and I needed to "save and continue later". This broke the form so I couldn't get past the first page, on any browser. Because this screwup will likely lose me the room, I've tried to contact them, through the renter and myself. The only ways to "contact" them are basically fake: the call didn't go through for the US number, and the toll-free number just hangs up and texts you a link to the website. The website has a "send us a message" feature which is just a chatbot with a flowchart which didn't allow for my problem. Every path on the flowchart just leads you to a generic FAQ link/text. Besides this, they offer no support on the tenant side.
I invested in this software for my property management division and feel that after nearly one year of use, it was not wise to do. I'm someone who loves technology, but learning this system has been extremely challenging. There's room for improvement with onboarding, live customer service, ease of navigating through the system, etc. Although I'm going to select the date for my most recent complaint, the issues have been ongoing.
This is a branded interface that forces you to either pay 3.75% fee on every single months rent, or, link your bank account with PLAID, and still be forced to pay $2 for every payment. There is no way around this. Landlords - your tenants will move out (I am!). Tenants, your landlord does not have the right to force you to pay a fee every time you pay your rent.
No customer service for tenants. No control over editing bank account. This is a wildly unimportant not even middle man since Stripe is processing the payment.
I am writing to express my extreme dissatisfaction with the Door Loop software after using it for several months. Our initial excitement based on the demos has been replaced with frustration due to the lack of functionality and support. The software falls far short of our expectations. The promised benefits of updated software are non-existent, and the overall experience is clunky and time-consuming. The lack of a support phone number and the reliance on unhelpful chat support only exacerbates the issue. Furthermore, the training provided was inadequate, focusing solely on tenant payments and neglecting our specific needs. The removal of the account manager role has left us without a dedicated point of contact. The numerous issues with reporting, data entry, and the lack of integration with financial processes have made Door Loop a hindrance rather than a help. The focus on AI for the knowledge base instead of improving the actual program is baffling. We were expecting a comprehensive solution that would streamline our operations, but Door Loop has failed to deliver on its promises. The lack of support, inadequate training, and the software's shortcomings have resulted in a significant waste of time and resources. UPDATE- in response to DoorLoop response. I am writing to express my dissatisfaction with the response I received. Why did I need to write a bad review in order to be assigned an account manager? I believe this practice should not be standard for any client. Additionally, I am disappointed by the lack of a readily available support phone number. A secure system where customers can request a callback within their active account would greatly improve the support experience. Customer support is an essential aspect of any service, and I urge you to address these concerns.

I had a terrible experience with DoorLoop just 2 months in. As a property manager I encountered payment processing fraud, lack of true customer service primarily because I was chatting with an A.I bot non-stop and because the payment processor is one that has an established partnership and vetted interes in DoorLoop. I submitted a detailed lengthy complaint to the FTC and accused DoorLoop of using SaS companies to get away with illegal fees and stealing money from small business who who subscribe to their service by paying an upfront fee for the entire year [money they won't give you back - even if you encounter issues with them a month in and request a refund]. I experienced some serious ethical violations with DoorLoop and I hope anyone who reads this learns more about payment processor fraud and how it works with B2B, SaS companies. DoorLoop is extremely user friendly and easy to maneuver around. I use it every day to make sure tenants have paid, enter necessary tasks, check payroll, reconcile bank accounts, send reminders to tenants, and so much more.
After switching from an IBM platform over to DoorLoops cloud-based program the ease of use and effortless ability to handle everything from AR to AP to work orders and leases was a game changer. Being able to access my data on the fly anywhere at any time is amazing.

I have shared this system with many of my real estate colleagues. This is the next generation of property management. No need for a property management service.

The system is unnecessarily complex for simple tasks like managing leases and tenants. Hidden fees and surprise charges only add to the frustration. Strongly recommend staying away.
