Lendinvest Perfectly Honourable as a P2P Platform, but in the Last Year Unable to Reinvest My Capital, Which I Would Liked to Have Done. I've Gone Through my Investment Criteria, and Methods of Communication, But Every Time I Get an Email Informing me of a New Loan, by the Time I get on to the LendInvest Platform, it Seems That all Loans have Been Fully Funded. the Last Time That Happened it was Seconds From Getting the Email, to Myself Logging into my Lendinvest Account. I'am Not Debarred from Investing, Having Passed Through the Investing Awareness Test, So What is the Problem, Are There Not Enough Loans for Investors to Fund?? Shame, Used to be Far Busier Than it is now.
Lendinvest are a fantastic partner. They know property inside out which means they can do deals quickly when needed - which is invaluable in todays property market. They are always our first port of call on any new deal if we need any finance.
We have had 2 development funding with Lendinvest and I can say there service has been 5 stars. Having gone through Covid during our development and its challenges they have been nothing but supportive and friendly to work with. I can recommend them for any development funding.
Lendinvest, as always, provided a fantastic lending service to my borrowers across 3 complex transactions totaling c£15m of debt, under severe time constraints. The lending team are very easy to deal with, have a "can do" approach and are always very proactive. I would highly recommend any active borrower to speak with them.
As a developer I always look for a lender to be proactive and commercially minded. The process to purchase a development site is never straight forward and there is always a challenge somewhere in the process. The development team at Lendinvest, on our recent purchase of a site in Canterbury, were always on hand to assist and support us in the acquisition and act proactively - rather than behaving 'like a bank' just ticking boxes, as we have experienced with other lenders that just aren't as user friendly. We have used Lendinvest on multiple occasions before, will use them again and would happily recommend them to others.
As a medium size regional housebuilder, we are delighted with the way Lendinvest approach development finance. We have had several successful schemes with them now, and plan to do many more. They assist in making it easy, on time, on target, and hassle free. Highly recommend them!

As a business owner I genuinely hate giving negative reviews and I would rather give no review than a bad review. But when a company is SO bad, like LendInvest, I'd be doing a disservice to the world by staying quiet. LendInvest are single-handedly the worst, most frustrating, incompetent and infuriating lender I have ever dealt with in 25 years of buying, selling & renting properties. My solicitor said also that she's never dealt with a more frustrating, over-the-top lender in 20 years of conveyancing. I could write a book on all the problems and frustrations I have with this company. I wanted buy my ex-wife's 50% share of a rental property. So, I already owned 50% of the house. This should have been one of the most straightforward, simple and inexpensive transactions you could do. Not with LendInvest! In a nutshell, they took this 'straightforward transaction' and they dragged it out for 10 months. They treated it like a brand new purchase and they picked and poked holes in every last nook, cranny, search document. They asked relentless question after question after question. They questioned their own questions, they re-asked questions we had already answered. They demanded documents and information, that was, in my solicitors opinion, completely unnecessary. And in the middle of all this, there were regular staff departures (not surprising!) so our file was passed from person to person, who then proceeded to ask the same questions that had been answered over and over while making more and more ridiculous, disproportionate and unnecessary demands. They dragged things out so much that during the process my mortgage offer expired and I then had to pay for a new mortgage offer. This entire saga dragged on and on for months. We went round and round in circles with them answering the same enquiries and us getting passed from pillar to post. Worst of all, because of this my legal expenses literally quadrupled!! Whatever 'savings' I thought I'd make by taking LendInvest's attractive rates have been well and truly eaten up in legal fees dealing with their incompetence. The ONLY thing that finally got this ridiculous saga resolved was when I called my broker and gave them a final ultimatum, either complete on Friday or I'm withdrawing. Miraculously, 10 months of utter nonsense was resolved within a few days of that and I finally own the other half of the house! 3 years ago my business partner and I bought a plot of land and built 9 houses from scratch. I can honestly say that the process of securing over £2.5 million in finance for a 9 house build was quicker and easier than buying a 3-bed house with LendInvest, that I already owned 50% of and that had tenant already in it!!! Ignore my review at your peril. IMHO they don't deserve to be in business.
Was a good platform, but no deal flow, holding onto uninvested funds, looks like the individual investors are being gradually closed out, now proactively withdrawing funds from this site...
Sad deal flow since Dec 2021. Feels almost like LendInvest is inching closer to shutting down its retail ops like so many other p2p players in the UK. Also, scheduling opportunities and communicating their go-live timings would help improve capital utilisation and reduce the amount of idle capital in accounts. I wrote a review on November 18 about my experience with LendInvest. It is now December 17 and there has been no discernable progress in a mortgage application that I made in February. I HAVE spoken to a couple of nice people who assure me that they will help but I see no evidence of this. I have made repeated requests to speak to Rod Lockhart the CEO but so far without success. I cannot begin to describe the levels of frustration in dealing with these people.
Excellent lender. Excellent systems & technology. Excellent products. Excellent Underwriters. Excellent support staff. Excellent bridging. Excellent BDM. Excellent SLA's. Excellent time to offer. Just.....excellent. If only I lived nearer, I'd apply to work there!
Fast, professional & common sense approach used at all times during the underwriting process. Solicitors could be better though ( only negative part )
large projects. prompt interest payments. very professional. interest rates usually 5-7% so not too risky. very big company and i feel will survive into future.
I had an urgent Bridging application which Lendinvest had agreed to help the client and myself. It was a team effort from Leanne and her team, Mia and Sarah who pushed it through. I was Amazed that the case completed 15 days from the signed application. The expressed a real "can do" attitude and went the extra mile. I am pleased to be associated with them and would recommend Lendinvest without hesitation. They have a new on line application portal which makes it much easier for a busy broker. Thanks Lendinvest.

Have been lending with Lendinvest for a few years now, but am 'going off them' over the last year or so. No procedural problems, and only one very tiny monetary loss, with generally good rates, though generally high LTVs. The difficulty is that they have longish fallow patches, with no new loans offered - eg recently around 5 weeks with nothing new! I would say that on average, they only have maybe one offering per week, if that, whereas a competitor, offering similar products, has maybe 5-6 per week! And...I have never lost a penny with them over a number of years! Someone at Lendinvest is not really switched on.

May 05,2022I took out a limited company buy-to-let mortgage with LendInvest. The rate offered was good but I've found the experience of dealing with them very bad. I would avoid using them in future. Three examples of the bad experience: - I wanted to use the same solicitor to smooth the process. They wouldn't provide details or refer me to the solicitor to start conveyance in parallel, lengthening the whole process and making it more difficult to complete within the deadline of their offer. - They adjusted the rate offered without consulting because the EPC certificate was out-of-date. This wasn't explained well and it was unnecessary effort for everyone to revisit. - The mortgage has a 10% annual overpayment allowance. It's been difficult to get account details to make payments to, and I'm being asked for bank statements before each payment. This is not required by any other of five other banks I have mortgages with.
