Having just bought a Cavanna-built house in Tavistock, our attention was drawn to this website. It has been interesting reading other opinions, many of which differ remarkably from our own. As we had a very poor previous experience when buying a new-build house nearly 30 years (and 7 house-moves) ago, we were reluctant to consider one now. However, a work colleague persuaded us that things have changed. We took a look at which builders were going to be operating in Tavistock around the period we wanted to move and went to visit existing sites around the SW. Our visit to the Cavanna site in Barnstaple was very positive, persuading us to take a close look at Broadleigh Park. From first contact to now, our experience has been entirely positive. The builders and their employees have been helpful, informative and accurate in all their dealings with us. We have been made fully aware of how, and when, to pass information to the company in the event that we find faults, errors or omissions. The point made about Estate Rentcharges by another reviewer was picked up by our solicitor, who worked with Cavanna's legal team to ensure that the excessively-punitive penalty clauses imposed elsewhere do not exist in the Deeds of Covenant we have signed. If your own solicitor did not advise you of these, it is not Cavanna's fault. We also understand that as local councils no longer have the budget to adopt and care for new public spaces and facilities, it falls to the site developers to establish binding agreements to ensure that the future care of roads, verges and play-areas is assured for every home-owner's benefit. We acknowledge that it is early days (just finishing our 2nd week), but so far we have nothing but praise for a company that has made buying our newly-built house a delight.

Brilliant team who were helpful all through the process from purchasing to moving in, the quality of the build is second to none and the location is fab. Even though they are still building the new homes here at barley Meadow the site is always pristine and clean with minimal disruption.

Mine and my husband's experience with Cavanna has been fantastic. From getting our mortgage to moving in, it was all smooth and stress free. Chris at Berry Feilds, Barnstaple is fab. He does all he can to make sure your journey of buying a cavanna home is perfect. The site managers are also excellent, they sort any problems in good time and want to ensure a first class service. Cavanna are an outstanding build company and I could not recommend them enough.

I purchased a Cavanna home in 2012, at the time of sale I was informed by the salesperson that there would be a small maintenance charge for the upkeep of the grassed areas. In 2013 this charge was £83 per house per year then the charge rose to £147 for the year after. This is contrary to what it states in your TP1, in which it clearly states that any rise will be in line with the ROI as measured by the RPI. Inflation generally grows at 2% so this is clearly a massive increase and this increase rises every year. The unscrupulous maintenance company Cavanna Homes use are called 'Greenbelt' and are in breach of covenant. When you try to dispute this with them they refuse to answer. The developers and management companies have found a legal loophole to pass this around there sales. You only have to look at the reviews of 'Greenbelt' on Google, Trustpilot, Facebook etc to see what people are saying. This charge is unregulated and uncapped and the management company will continue to charge what they want, when they want. Having bought what I thought was my dream home I'm now coming to realise that I have been mis-sold my property and fallen foul of this trap. These properties are NOT true freehold and you cannot sell it without paying the maintenance company to do a transfer of ownership. They also come with a number of restrictive covenants which prevent you from parking a caravan outside your property or placing a satellite dish on it, erecting a shed etc. This matter is being dealt with in parliament by MP's and just goes to show the magnitude of this problem, it is a nationwide scam and the developers like Cavanna Homes are clearly accountable for this legalised scam... My advise would be avoid any property where there is a management charge, do your research, read the TP1 carefully and avoid developers like Cavanna Homes!

I have bought four properties over the last couple of years with Cavanna Homes and on every occasion I have found the sales staff to be professional, well informed, helpful and friendly. The whole experience including after sales and dealings with their Customer Service Department have left me very impressed with the company. On site whilst the building of many houses continue, I was pleased to note the courteous and polite behaviour of their site staff. I also felt that as a resident my safety was made a priority whilst construction on the development was still under way. I would recommend Cavanna Homes wholeheartedly.

I purchased my Cavanna house towards the end of 2018. The development has been very well laid out and doesn't feel cramped as many new build housing schemes can. The house is well designed for modern living, with plenty of storage and decent sized rooms, as well as a nice sized garden. The sales negotiator was extremely helpful and made the process run as smoothly as possible by keeping me regularly updated throughout. I had a few minor issues that needed sorting after moving in, but generally the aftersales process has been well managed, resolving my issues in a satisfactory and timely manner. Speaking to my neighbours, they seem equally delighted with their new home.

When we moved into our new house we were advised by Cavanna's sales team and site management that towards the end of the 2-year defects period we would be contacted to agree a final list of defects for making good and sign off. Leading up to the two year date I had been progressively compiling a small list of relatively minor defects that had arisen since moving in (cracks in skirting boards and door frames, external render repairs, popped nails, exposed dry-lining tapes, etc.) for issuing at the end of the 2-year period. Exactly two years to the day, as I hadn’t heard from Cavanna Homes in this regard, I made contact with their Customer Services team to arrange for the list to be agreed and signed off. I was then curtly advised by their Customer Services Manager that I should have raised these defects during the two year period and that I had now missed my opportunity and I would have to deal with the defects at my own cost. I wrote to Cavanna's Managing Director and was basically told it was not their problem. In the main I had been relatively happy with my purchase however the way Cavanna Homes have dealt with this has totally changed my opinion of them. A word of advice to anyone who buys a new Cavanna Home; make the most of the two year period and raise any defect issues with them as and when they arise, no matter how minor or trivial you feel they are.

Think twice about buying from Cavanna. They will take your money and you wont hear from them again. If you have a problem you will be ignored by customer services. Initially they sorted some minor snags out but they dont want to know you if it's anything more than a lick of paint and some mastic! Very dissapointed in the end as the start of our experience (when they took 225k of us) it was positive. Buyers beware!

I am the second owner of an 8 year old cavanna home. All the render outside is now cracking widely and worryingly - NHBC don't want to know and it is very unsightly. Might expect this of an old property but not one 8 years old. I have also found that most of the appliances were badly installed and have needed remedial work including the boiler and toilets have had to have the innards replaced. The toilets were stuck to the walls using plastic tile end strips. They are employed the cheapest contractors for the maximum profit. The large patio door in my back are out of true by several inches. All in all really poor quality fittings. So disappointed don't buy Cavanna - crap not quality.

Our initial experience with cavanna was fine, we had a few mixed messages with moving in dates but otherwise all seemed fine. On the day of moving we were told that we would have a visit from the site manage one week later as well as another visit after two weeks of moving in, in order to report any complaints with the property. We did not receive this and as such we were left with a cracked bathroom sink and a front door that didn’t lock. When my partner contacted customer services about these issues initially they refused to sort them out saying it was no longer their problem and we should of reported the issues within the first two weeks. When we purchased the property we were told the house would be under warranty for a set period of time. The front door eventually got fixed five months after we moved in, the sink has yet to be sorted. On completion of the property we were also told that all relevant suppliers would be informed of metre readings and accounts would be set up for direct debits, this has not been the case and seven months after moving in we are still receiving bills of over £900 for gas as they haven’t informed the gas company of the closure of the building site account. We are unable to register for an electricity account as they haven’t registered the property. Again when trying to resolve these issues the customer service team have been less than helpful and the common phrase of it’s not our problem is being used again. As a whole this company is a shambles and as far as I am concerned their five star rating is a joke! We expecting to move into a house that would cause no problems and be easy to live in, my partner and I chose a new build to ensure it would be under warranty. Terrible building, terrible company, terrible service avoid at all costs!

Initially our experience with Cavanna seemed pleasant up until the point of moving into our property. The day we moved in there was a huge tear in the carpet in the lounge, a cracked toilet, window handles that were wobbly the same with the front door. Since then we have numerous issues with patio slabs being wobbly, the carpets coming away from the walls by a considerate amount and a rusted front door due to the drainage holes being put in the wrong place and many more issues. Some of these issues have Been on going for over 3 Months with no suitable solution. Instead Cavanna have chosen the cheap route of trying to cover up the mistakes instead of fixing them. We have been back and fourth with their unhelpful customer service department and after numerous site visits from their staff each time being given a different excuse. We are extremely disappointed with their lack of service and would not buy with them again!
