Most of my loans are in default. No idea if or when I will receive any of my 10000 euros invested back. Most of the defaults in German market. No communications from Estateguru regarding the recovery process lately. Not happy.

Llevo más de año y medio con 6 prestamos en Alemania en default. No informan de actualizaciones ni de como evoluciona el reclamo. El dinero mejor en otra parte

Its fortunate i did not invesst large amounts like others had done so. I have 6 out of 7 in default.. seems mainly in germany and finland. over 20 months in this situation. What has been said already here is the situation.. too many projects going default, taking years to recover the money, i dont know how this company is still going, must have a very large amount of peoples money in default... I would avoid making any investment here, search elsewhere...

People! Wake up! This company is just a bunch of crooks that have created a multi million euro piramide. They have default loans rate already more than 50% and keep going up! By the end of this year it will reach 70%. I've lost 60000 euro that I've invested 3 years ago and in order not to answer my letters they just suspended my account. Stay away from them!

Dit bedrijf moet aangepakt worden iedereen is gewaarschuwd inderdaad alle leningen op default. je krijgt alleen maar standaard geautomatiseerde antwoorden terug. dit is gewoon een Pyramide constructie. zodra je je geld kan terug halen zal ik dat onmiddellijk doen. let op: op deze review komt gelijk weer een standaard geautomatiseerd antwoord!!!!!! iedereen is gewaarschuwd !!!!!!!

It's an interesting place to make some money. Well, to be fair these aren't short-time returns, because it's more about investing and I got hooked by their offer. Still the upfront sum isn't affordable for me as for many people. Maybe, if those who wanna save some money for retirement or buy a house within 20 years can afford make monthly replenishments, then I am not ready, sry. And yeah, if one wants to make good money, then pass this place by, as I said, expect returns within a decade no less.

I invested around 500 EUR (each investment 50 EUR). By now 3 projects are in default - one since 11 months without any update on the situation. The returns are minimal at a supposed anual rate of 9,84% (I suppose the defaulted projects are included in this average %). I stopped investing and now let it run in the hope that not more projects will default. They say they check all investments thoroughly but the high number of defaults (not just mine but reading other reviews) makes me doubt this.

I would stay far away from this company as I have a diverse portfolio, of over 50 locations, yet I have never once realised profits from any of them. Currently, 30% of my portfolio is in Default. Not once has a term finished properly.

Tive 3 anos à espera do dinheiro de um empréstimo e quando me devolveram o dinheiro alem de não me terem dito nada ainda me cobraram uma fee de 50€ por inactividade!! Incrível eu so queria receber o dinheiro e acabar com a conta. Palhaçada total!! Nunca mais. Pior de todos!

Estateguru ist eine meiner ältesten Investment-Plattformen im P2P / P2B Bereich. Investiert bin ich seit 2017 und mein Portfolio beträgt heute ca. 17.000 EUR. Über 33% der Projekte befinden sich jedoch im Ausfall, viele davon in Deutschland. Die Plattform hat eine bereinigte Rendite von aktuell 7,81% in meinem Portfolio, wobei viele Verluste hier noch nicht ausgebucht sind, da sie sich in der Rückholung befinden. Dieses Drittel an Projekten generiert jedoch derzeit keine Einnahmen und wird die Rendite weiter runterziehen. Im Grunde ist Estateguru keine schlechte Plattform, jedoch haben sie sich mit vielen Projekten verhoben. Die Plattform muss nun zeigen, dass sie auch Projekte zurückholen kann, aktuell sieht man jedoch leider wenig Bewegung. Hinzu kommen noch horrend hohe Gebühren, die man nicht umgehen kann. AUM-Gebühr, hohe Auszahlungsgebühr (3 EUR) und Inaktivitätsgebühr (10 - 50 EUR) und die ohnehin sehr hohe Zinsspanne. Eine solche Gebührenstruktur ist schon fast respektlos gegenüber alteingesessenen Investoren und verhindern im Grunde eine ordentliche Rendite. Ich bin gerne bereit diese Bewertung erneut anzupassen, wenn sich die Rahmenbedingungen ändern. Auch gegen weitere Investitionen hätte ich nichts einzuwenden. Aber nicht bei einer Ausfallrate von 33%. Und diese ist noch weit besser als der Plattformdurchschnitt (rund 50%). Meine Estateguru Erfahrungen sind nachlesbar auf passives-einkommen-mit-p2p.de

It all started very well and promising. I only invested in loans that deemed to be low risk. Currently I have 9 investments, 6 of which are in default. The worst ones have been in default for 28 months, 16 months and 13 months. What adds insult to injury is that the overview of my accounts shows a 12.84% Annual return. I wish I know how this is calculated. Overall, I am quite disappointed.

I tried investing with Estateguru.co as part of my asset and investment diversification strategy. Luckily enough, I first tried investing a small amount to test the service before investing huge amounts. The investment was made in 2021 for a real estate project in Latvia for a stake of €100. The purpose of the test was to make an investment, and get the money back with interest rate as advertised. Out of the initial €100 invested, I could only recover €41.35. My recommendation is clear : Run Away ! Where there is doubt, there is no doubt.

All amounts invested in this platform during a year and a half is in the default state without any update for about a year. We were told about the loans in Germany that the duration will be longer, wich I understood, but the same thing happens in Lithuania and Finland. Moreover, the loans in Estonia are already in arrears and will probably end up in default as well. So basically, as the date of refund of the invested calls approaches, you always receive a message that the refund period has been extended. In conclusion, this crowdfunding platform is extremely unserious and I do not recommend investing money here.

Von 10 Projekten befinden sich die meisten „in Einholung“, sprich rechtliche Auseinandersetzungen finden statt, die sich hinziehen können. Evtl. sind die Schuldner insolvent, dann gibt es keine Kohle mehr. 1/4 meiner investierten Kohle wäre dann fort, was interessieren mich da 8-10%? Weshalb der second market? Finger weg!

Llevo dos años esperando que me devuelvan el dinero de varias inversiones que realice en estateguru y estan todos en default. Pasa el tiempo y nada de nada y ya me estoy cansando de que no vea ningun avance en mi dinero invertido. No lo recomiendo para nada.

The platform and interface look nice and had good experiences generally with all the features. BUT the Germany loans are a disaster. One loan e.g. is 16 months delayed. The last communication on it was MORE than a YEAR ago (even though it says it will take 3-6 months). Even if there is no progress, would be great to know at least that.
