Estateguru is the leading Pan-European marketplace facilitating property-backed loans for SMEs and carefully selected investment opportunities for our global investor base. We are developing a digital and borderless ecosystem for real estate financing and investing in Europe and beyond. By connecting different service providers, SMEs and investors into one single marketplace, we can offer something unique that other financial institutions cannot – the seamless, cross-border and digital service for borrowers and investors. The team consists of over 80 professionals from across the globe, and based in Berlin, Manchester, Helsinki, Yerevan, Tallinn (HQ), Riga, and Vilnius.

Despite a website with lots of investment choices and good returns, problems connecting to the website and the inability to make a withdrawal in November 2022 lower my rating. I regret losing confidence in Estateguru and I sincerely hope that these breakdowns will be repaired and that efforts will be made on the stability of the website in order to be able to resume my future investments.

Aug 23,2022Reliable and safe experience after 2 years of investing. Out of 25 loans i have had two overdue loans that simply pay further interest, more importantly there has been no defaults. No problems with withdrawals. More emphasis on security and legal compliance than any other P2P platforms I have tried. The interface is elegant with helpful portfolio charts, including expected future interest, which lacks on other platforms. Helpful and responsive costumer support sorting out a problem, as I had originally registered my account without my legal middle name, after which I had to prove that I was actually the depositter for the first few bank deposits. In my opnion the only downsides are cash drag for amounts less than 50 euros, since that is the minimal (re)investable amount per project. It would be great if they could decrease the minimal investment amount in the future. I have no experience with the secondary market, so I cannot evaluate liquidity. From the perspective of a long-term investor, I will not hesitate to give the platform 5/5 stars.

Aug 22,2022My experience is still limited, but investing in loans was easy for me. The only problem I felt was that I couldn't get a joint account with my husband as my counter account. We both use normally same accounts. I need to register a new account that is only mine.

Aug 20,2022EstateGuru changed their payment operator without warning me, that this meant that my bank account was no longer approved for transfers. This resulted in the money I had already transferred being sent back, which costed me 73€ in bank fees, a cost that EstateGuru won't compensate me.

I plan to pursue my investments since I believe that the platform is growing rapidly!

Aug 19,2022A year ago I looked at quite a few online P2P lending sites as a means of boosting my investment returns - Estateguru really stood out as a very well run and transparent site. I like that all my loans are backed up by the security of first rank mortgages - with independent property valuations. It is also nice to have an investment that is steady and consistent in its earnings to offset the volatility of the markets a little!

Aug 16,2022I have a mixed opinion in regards to Estate Guru after 1,5 years experience with the platform. + easy to use, quite intuitive + different bonus packages + Interest rates most over 10% + Ok transparency regarding the status of the projects - I have more then 3 defaulted loans for which I did not manage to recover yet my investment or interest rate - Not so many projects with monthly interest payment - Not possible to filter the projects according to interest payment frequency - Fee for money windrow - I consider the liquidity not very good, in case you want to exit the platform ( Especially when compared to other platforms).
