Von Estateguru ist in jeder Hinsicht abzuraten. Der Kundenservice ist nicht existent, weder auf Emails noch im Chat wird reagiert, die Investitionen nicht gesichert wie versprochen, es gibt keine Due Dilligence, bevor Gelder an Investoren ausgereicht werden, die Zinskalkulation ist inkorrekt und ein Großteil der investierten Gelder verloren. Trotz des Versprechens, dass die Investitionen über eine entsprechende Grundschuld abgesichert sind, ist bei keinem meiner Zahlungsausfälle jemals Geld zurück gekommen.

Stay away from them. I consider myself a P2P expert and my experience has been really bad for the last 2 years. I invested 5,000€ and had at least 80% of my portfolio in default. You have way better alternatives like PB or Mintos.

Estateguru is asking me every week to authorize my documents. However, they have not been approved. I am unable to withdraw my hard-earned money. There have been too many defaults. Avoid this Baltic scam.

Few years ago, I would have said this website was good, when I had little experience of it. Then I bought loan shares on 2nd market because of wrong/missing information updates, money is now blocked there sometimes for years (no one is buying back, even with discount) while the announced LTV (loan to value) is often to optimistic, meaning interests/penalties are not recovered or even sometimes there is also a loss on the principal. I randomly discovered that a borrower became a director of the company (they didn't update investors about it) and this director borower stopped to repaid loans that went default for years (the problem is not fully solved yet). Other problem: I faced a calculation bug on their website and I lost money because of it, they fixed the bug but they haven't reimbursed the lost money. Also new fees are poping up again and again. In fact I would have a lot to complain about... Each time, Estateguru promised they will improve, it hasn't from my point of view even if I gave them more chances. I wish Estateguru success, but it would start with more respect to the investors, meaning more transparency and more focus on recoveries of default loans. UPDATE: I removed 1 star as Estateguru promised to update us about loans if we send private questions but in fact they don't answer to questions anyway, so we have to contact courts ourself (with no information about date, city or case number). NEW UPDATE: worse and worse, a default loan was a big loss of principal (around 25% of money lost). No explanation why such a loss while the sold price on auction was close to the loan amount, Estateguru would probably claim the huge difference is their fees and others for recovery, but the % is really bigger than what it was for previous loans and I fear it will be the new "normal" way to proceed. Also Estateguru claimed the value of the real estate used as a collateral was twice bigger than what investors got back from auction, it's a new huge warning for the print LTV (loan to value) of loans. If I had a time machine, I would tell myself to never invest on this platform.

The platform works. Autoinvest function ok. Unfortunately, there are several loaners in repayment difficulties.

Da evitare , da quasi 3 anni con loro e oltre l'80% dei progetti in default , la maggior parte progetti in Germania. Quasi nessun progetto recuperato con le garanzie!

Too much defaults, they dont solve them, or lazy or in collaboration with loan takers invested 15.6 withdrawals 13k left active loans 1.5k defaulted loans 5k

A total of €3,000 was invested in 2021. Following the successful completion of the previous projects, I reinvested in several projects in 2022. Last year, I stopped reinvesting to see how things would unfold. After almost three years of investing, I have just managed to break even and have made a profit of €57. There are still €300 worth of projects that are in default. I am pleased to have earned some money. However, it is not worth the effort. The money would have earned more interest if I had deposited it in a savings account at the bank.

Default adds loaner 5-10% if debth. My loans put “default” when my saldo was 0€-and they sent my investors information “that i am not capeable to pay” - that is a lie since all was pYd on date!!! I have put them to court. Ps my project they did not let to finish even my company was not in minus and i had no debth marks. Then they try to force sell my properties and offered to start -25% of theie worth (-96500?) if they “wait”. Owner and Estonian Ceo have both invested with their companies to my house. And then they stopped financing (bit i got email i get money). My loans are 215300€ but they put “paws” 428000€-promised to give next steps but did not. But they give money to companies with tax debth, big loans, minuses and small profit or no profit etc. This is my biggest mistake to trust them. I hope justice wins. This is so unfair and I would put minus points if I can. And they makw minus how can they exist? And decide who gets loan and give money to “grey” companies also… Google “ssb . ee “ and then EstateGuru Oü -96 959€ in 2023. Why business that makes minus continues?

Estateguru für mich absolute Fehlinvesition. Ich habe insgesamt 1.000 EUR in 5 verschiedene Vorhaben investiert. Davon sind immer noch 848 EUR von 3 Vorhaben offen und seit einem Jahr im Verzug! Das heißt ich habe aktuell 848 EUR Verlust gemacht und natürlich null Gewinn. Inzwischen habe ich die Hoffnung aufgegeben und das Geld abgeschrieben. Estateguru ist sehr geizig mit Informationen zum Verlauf und der Einholung des Kredits, das letzte Update ist von Mai 2023 (heute ist Januar 2024). Ich ärgere mich sehr mich von den attraktiven Zinsversprechen mit kurzen Laufzeiten habe blenden zu lassen und würde Estateguru in keinstem Fall als Kapitalanlage empfehlen. Inzwischen droht mir Estateguru auch mit einer Kontosperrung, da mein Profil verifiziert werden muss. Dies habe ich nun bereits 2 x durchgeführt und jedesmal erhalte ich eine nichtssagende E-Mail mit "Verifizierungsprozess fehlgeschlagen".

Not only do Estate Guru not do sufficient due diligence which results in defaulted loans. The "first rate" mortgage assurance is completely bogus as they are unable to recover funds on collateral. To make matters worse, the customer service ignores all correspondence. If you invest with Estate Guru, be prepared to lose 100% of your investment.

Update 01.07.2024: Die Gebühr in Höhe von 3 Euro wurde wieder gutgeschrieben mit der Möglichkeit, Guthaben bis zum 7.7. kostenlos auf das Girokonto zu übertragen. Update 04.06.2024: Dreiste Preiserhöhung für das Abheben von Guthaben und eine Inaktivitätsgebühr in Höhe von 50 Euro pro Monat, wenn man das Guthaben nicht investiert. Man wird also gezwungen, das bisschen Guthaben jedesmal gegen eine saftige Gebühr von 3 Euro abzuheben. Über die Preiserhöhung wurde man erst informiert, nachdem die neuen Preise bereits in Kraft getreten sind! Ich warte seit 15 und 18 Monaten auf die Einholung von Krediten! Totale Abzocke! Ich empfehle Estateguru nicht. 3 Investitionen, davon In Einholung: 66.67% (seit 10 und 13 Monaten) und vollständig eingeholt: 33.33%. Die meisten Zahlungen waren verspätet. Rendite lohnt sich durch die Ausfälle nicht. Nie wieder.

State bene attenti! all'improvviso la maggioranza degli investimenti è finita in default, alle richieste di chiarimenti solo risposte vane e del recupero solo briciole. State alla larga!!! Aggiornamento dopo 4 mesi di ulteriori solleciti. Solo qualche misero rimborso a fronte di default in aumento! Ribadisco, è una truffa totale

I set auto re-invest when I created the account and then sort of forgot about it until last month when suddenly I saw upon login that my account was charged 10 euros a month inactivity fine which apparently ate up my profits and a large part of the amount I invested... Amazing as not a single email notification was sent nor does it explain why my auto re-invest was apparently turned off by Estateguru. I definitely am not happy with this experience.

I trust it because of professional and reliable looking website, unfortunately it was only illusion. All projects became bankrupt. I was lucky that amount of money was not big according to other not lucky investors. You will receive alot of messages about arbitration, judgements that you will receive your money back after selling default property, but years after years nothing, only agitation to make new investments.

Prestiti in default, nessun avviso da mesi, nessuna mail che illustri i progressi legali per il recupero del credito. Stare alla larga e disinvestire al più presto possibile.

He leído "estafa piramidal" y la verdad es que si que lo parece... Los últimos comentarios son bastante deprimentes a la vez que esclarecedores. De tres inversiones he tenido dos de ellas en default, con lo que hay un 66% de mi dinero que se ha esfumado de golpe. Y aun tienen la poca verguenza de colocarte un +11% de "annual return" porque es la rentabilidad de la única inversión que no se ha quedado en 0. Lo dicho, lamentable...

Take your money and run. Go elsewhere. It has been years and 60% of my portfolio are in default. So I have effectively and currently likely to lose a LOT of money and they claim little to no responsibility that so many of their projects simply fail to work as expected. If I sold you a product and it worked 1 out of 3 times... I think you would be rather pissed off and angry. I too am not a happy consumer, while some risk is inherent. I had a mix of projects in a mix of places and MOST of them have not worked out with estateguru.
