Some loans are okay - as long as there is no default. Once the borrower defaults it seems EstateGuru lose interest in it. VERY little to zero info is given to the lenders on any progress. Time just drifts as EstateGuru totally underestimates the recovery. No real interest in taking the collateral. For example Loan 150K. Collateral 2.1M. 28 months later and EstateGuru has done NOTHING with that collateral. I think borrowers in Finland know the courts will favor them so its easy to just not pay. EstateGuru also fails completely to impose penalties when an agreed repayment date is not kept. So all great when things go well - like everything in life. But EstateGuru is ASLEEP when defaults happen.
This is the only platform I have lost money on and i invest on 15. That's not to say I haven't had loans go bad on other platforms but they have been recovered and usually make up a tiny percentage of the investment. For Estate Guru they managed to lose the majority of my investments in Germany. How bad can underwriting be? They say they are chasing them but German courts are slow. This may be true but honestly, this has to have been such a badly run part of their operation to have the majority of loans go bad. TBH I would say it's almost criminal.
Llevo mas de un año con la mitad de las inversiones en Default. Supuestamente estan tratando de recuperar el dinero pero en ningún momento me han dado ningun tipo de información. Mucho cuidado antes de invertir vuestro dinero en esta página. Empiezo a pensar que es todo una estafa piramidal que se esconde detrás de una bonita web. Si no recupero pronto mi dinero emprenderé acciones legales. Si Estateguru me devuelve mi dinero os lo haré saber por aqui.
I have invested in Estateguru for the past few years. As my risk tolerance is low the investments were diversified and made with automated investment strategies to markets (Estonia, Finland, Germany, Latvia, Lithuania, Netherlands, Sweden, UK) and loans that I deem acceptable risk wise (LTV up to 60%). So far it's going fine. The defaulted loans are being paid back, as well as the communication regarding the recovery process. I couldn't recommend it more.
Masters of scam. I lost 60% of my input to default loans. They claimed guarantee of payback but lets give the benefit of the doubt and they happened to fail. Now that all of us deeply distrust them and want to leave the platform, they make it extremely difficult. These guys force you to go through another scheme they came up with, the "Instant Exit Program" with god knows what terms & conditions. Else you need to supposedly sell your loans at the secondary market, but they force you to put such a high price no one else will want to buy your default loan. I wonder what are the Estonian Authorities doing?
...leider haben sie sich mit den Krediten in dubiose deutsche Schlösser verhoben. Vor der Expansion nach DE war alles gut, und ich war gerne hier investiert, schon wegen der guten Sicherheiten. Bemängeln konnte ich nur die verschiedenen Bilder der Stufen des gleichen Projekts. Bei über 100 Projekte erinnert man sich nur an das Bild...und unerwünschte Doppelzahlungen sind mir da passiert. Möglicherweise kein Zufall. Jetzt kam eine sehr seltene und um ein Jahr verspätete Rückzahlung der Investmentsumme abzüglich neuer AUM-Gebühr. Zinsen gab es nach mehreren Jahren keine, Projekt abgeschlossen, Rückfragen werden nicht beantwortet. Nachtrag auf Antwort: Leider wurde mit keinem Wort auf das Ignorieren von Anfragen eingegangen. Diese betraf kein deutsches Projekt (#6314)! Nachtrag 2: Krass! Rückzahlung nach drei Jahren 74,6% wegen Konkurs. Also wieder keine Zinsen und Kapitalverlust. Keine Konkursbestätigung. Seit einigen Jahren 'in Einholung' 80%. investiertes Geld zurück, abzüglich neue Fantasie-Gebühren. Dazu viele Insolvenzen mit fragwürdigen Sicherheiten, die Totalverlust ermöglichen. Selbst in der Summe ein großes Verlustgeschäft! Nachtrag 3: Wieder eine seltene Rückzahlung nach 3 Jahren, auch ohne Zinsen. Da bei allen verspäteten Rückzahlungen noch Sicherheiten vorhanden sind, wird deutlich, dass EG vermutlich diese Zinsen bekommt und für Anwälte/Eigenbedarf behält ! Nachtrag 4: Die Abhebegebühr bei inaktivem Konto entfällt zuverlässig für 7 Tage nach Ankündigung. Das ist also völlig ok. Mit diesem Gebühren-Geschäftsgebaren wird EG ganz sicher Probleme in der Zukunft haben! Allerdings, das muß man EG positiv anrechnen, bemühen sie sich sehr um Rückholung, teilweise auf eigene Kosten (ganz anders als z.B. DagobertInvest). Ich gebe EG noch nicht auf!
Vrijwel alle leningen in default. Je zou verwachten dat de due dilligence beter was. Teleurstellend.
They are simply scammers. I invested just €100 to test the platform. After 3 years I still haven't received anything, just marked "Default"... Avoid!
Ich habe hier gerne investiert und finde es gut, dass die Kredite durch eine Hypothek abgesichert sind. Es gab in Deutschland viele säumige Kredite, welche auch in Einholung sind. Ich bin schon zuversichtlich, dass das Geld kommt. Es dauert allerdings aufgrund der Rechtslage sehr lange. Was ist sehr negativ finde ist die neue AUM-Gebühr. Diese beträgt bis zu 25% der Einnahmen. Das ist schon regelrechte Abzocke und das Unternehmen bereichert sich daran. Ich überlege mir, ob ich hier mein Geld abziehe und lieber wo anders investieren werde. Auch die Besteuerung wird nicht direkt von EstateGuru vorgenommen. Das können andere Plattformen auch besser.
Half of my investment (33 loans) is in default. Btw my diversification score is 76/100 which is a really good score. The updates are outdated - For most of them it was in May 2023 so it will be soon a year since the last update. From my experience, we are talking about major loss which is way bigger than any earning I had from this platform.
I invested in 28 loans during 2021-2, across 5 countries, so plenty enough for risk diversification. Around half of my money has been repaid, I have 12 remaining loans all way past their original repayment date by somewhere between 100 and 600 days. Six of my remaining loans are in default, and EG gives almost no update on their recovery. The other six aren't technically in default because EG keeps extending the repayment date, in one case by 6 times!! This is a good trick to manage down their reported default rate. If you invest with these guys, you will (i) probably lose more capital than you earn in interest (ii) find at least some of your money is tied up for longer than you expected (iii) be kept in the dark about specific loan recoveries
The EstateGuru platform makes a good first impression, but after investing for about 2 years now, I earned about 300 euros, while about 532 euros is in default. For some of the defaulted loans, there has been no update from EG for over one year. Do not recommend.
I have used this platform for a few years. It was quite good at first, now however there are many projects in default. Repayments of these defaulted projects take a long time, in my case over 4 years now and still waiting with no real update. There are more loans defaulting each week it seems. I was using the conservative auto invest strategy, however that did not matter. As it stands 12% of my account is in default, which means I cannot access that money at all. It has basically wiped out any profit I made. They say you do not lose your money as you will get it back, when you will is a different story. If you calculate in the cost of inflation, there is strong chance you will either lose money, or just have it tied up in default status for an endless amount of time. Any complaints/questions will be answered by a chatbot that will provide generic answers. You won't technically lose money they say, but you certainly cannot get it back while it is in default status. If you are not willing to risk losing your money to the endless tedium that is default status, then best avoid this platform. Edit: The reply from estate guru below mentions the default rate in Germany. There are many defaults from other countries. If you have a problem, you will receive a similar cooy and paste message such as the one just posted in reply to this.
I bought, just to test the provider, 50€ of a loan in mid-2021 for a project expected to end by oct-2022 with 11% of revenue. The default, after a few months, took my 50€, and today, 27 February 2024, still my 50€ are not back-paid. 50€ is nothing for me, but how is possible that people risk having to deal with such providers like Estateguru? Someone should notice all this activity and close this company. Lucky me I was just trying to understand better about it. Never trust these people, even changing my phone number it is a process that is not working properly. Bad service, not professional, otherwise these things will never happen. Compassion is what I feel for the people that sadly works there. Ciao.
Llevo unos años con ellos y la verdad es que tengo la mayoría de mis inversiones en default, sobre todo las que son de Alemania . La demás inversiones en otros países me han ido bien, pero con Alemania muy mal. Parece que están en juicios para recuperar el dinero de esas inversiones, que confió en que serán capaces de recuperarlas, de ahi mis tres estrellas. Leider ist man mit dem Deutschland-Projekt absolut gegen die Wand gefahren. Das zieht leider die ganze Plattform und die Seriösität in den Keller. Das schlimme ist, dass bis dato alles gut lief, mein Portfolio diversifiziert war und ich keinerlei Verluste zu beklagen hatte - trotz einzelner Einholungen, die aber am Ende gut ausgegangen sind. Dann kam die Expansion nach Deutschland und man ist an irgendwelche korrupten Makler und Bauunternehmer geraten. Das Ende vom Lied - kein, ausnahmslos kein einziges Projekt in Deutschland lief regulär ab. Wären es einzelne gewesen, die missglücken - OK. Dass nicht immer alles sofort perfekt läuft, ist klar. Aber ALLE bei mir im Portfolio befindlichen Objekte aus good old Germany sind in Einholung. Wie hoch die Chancen sind, ist nicht absehbar. Natürlich ist mir klar, dass so etwas nicht die Absicht von Estateguru war/ist - aber es ist ein herber Image-Dämpfer. Neue Investitionen werde ich (leider) nicht mehr tätigen, solang es unklar ist, ob man überhaupt etwas wiederbekommt bzw. wieviel am Ende... Schade.
Leider scheint Estateguru noch weitere Kunden zu verschrecken, erst die neulig eingeführte AUM Gebühr. Jetzt vor kurzen auch noch zu Lasten von kleinen Investoren das Abzwacken von Zinsen (1-2%) zu gunsten von Grossinvestoren, die bei einem Invest 1000-5000 Euro belohnt werden. Da jedoch der grösste Teil der Investoren Kleinanleger sind wird sich ähnlich wie bei der AUM Gebühr nur Estateguru selbst die Taschen voll machen. Mal sehen wie lange die Mehrzahl das noch mitträgt.
Anfangs hat alles gepasst aber nach und nach kam es bei nahezu jedem Projekt zu Verzögerungen. Über 90% der Projekte sind jetzt seit Ewigkeiten auf "Einholung". Ob das Geld jemals wieder zurück kommt ist ungewiss.

Mar 29,2024I've been using the platform for 2.5 years. After investing 500€ in 3 different initiatives and collecting in profits 36€, the 3 projects became default. After 2 years, the situation has not changed, so my money is stuck, even with the real state being used as collateral. I understand the risks inherent to investing, but my one star is related to the lack of information about this situation, and how slow seems to be the process. I've had to ask regularly to get some feedback, and their responses are always too generic, e.g. about the market situation, etc. but nothing specific about my case. Therefore, I can not reocommend this site for crowdfunding. Update 04/06/2024 -> today I got an email stating that as I had my 36€ sitting there without movement, they would charge me 50€ per month if I did nothing in 3 days. I removed them, paying a 3€ commission fee! I have used several other crowdfunding platforms, and never faced this situation. This shows a bad customer success process. Therefore, I can never recomend this site, compared to many others that work much better...
