We didn’t rent with this agency, only had a viewing but that was enough to deter us. The viewing itself was not bad, the guy seemed quite professional at first. We were told by him many times during the viewing that the although the price is higher than our budget (with over £200 for some of the flats we saw) we can negotiate it down to our budget due to construction works that would be going on for a few more months. I sent him an email with a few questions we had as we were quite keen on taking one of the flats, but he refused to reply in writing. Even though we were originally told that they can do evening viewings, later this turned out to be untrue. I only got a reply to my questions when I sent the email to every single agent in that branch, when their Managing Director replied that its unlikely that the price will be reduced. I don’t get why our budget was disregarded completely in the first place, why was everything such a big issue and headache, but we had enough of them already.

Everything is a problem, nothing can be solved. Garton Jones Westminster claims 'it aims to exceed our clients’ expectations using our experience, local knowledge and professionalism'. Sadly, my experience was very different and annoying. Rude and arrogant staff, incompetent behavior and total disregard towards me as a tenant at Romney House, Westminster. I was even told that I am not a client, it is the landlord. Until the last days of tenancy and afterwards I witnessed a disregard to appointments and rules of decent behavior. I would absolutely prefer to write a nice review. However, I feel now I must warn other potential clients to get ready for a letdown. Now, I am very happy I moved out.
Absolutely disgraceful company. Full of liars, will not repair anything and do anything in their power to rip you off. Please please please do not rent through this company. You will regret it.
Absolutely terrible agency, our experience as a tenant was the worst I've ever had in London. In our 12 months of tenancy, the absolute longest we could endure with these agents, they have failed to repair blinds that were missing since the start of our tenancy and have only deigned to do so a week or so before starting to bring people in for viewings, a month before we vacated. We also had to spend about 2 months without a working laundry machine. Anything we needed that fell into their responsibilities, we had to chase and chase for weeks on end for them to lift their finger about it. But, unfortunately, our troubles didn't stop at the end of our tenancy since these people are terrible with the deposits as well as actually managing the property. As I'm writing this, after seeking help with the TDS we are STILL waiting, four months later, for approximately £2.3K of UNDISPUTED funds, that is money that the agency agrees belongs to us and yet doesn't really seem to be willing to return. Of course that is not including the fact that these people are trying to charge £96 for ONE STANDARD LIGHTBULB that we foolishly forgot to change when moving out. Absolutely horrid.
Their staff send abusive emails to members of the general public who are not even a customer. If you complain they do nothing about it, This has left me with no option but to take my complaint through the proper channels. Had they not behaved so arrogantly this would not be necessary. It's a boys club owned by some fella and "Ran" by his mate. The website looks professional but the staff sure aint. They have absolutely no understanding about how law works - landlords be warned.
Bad service. Arrogant staff. Many errors (that I had to pay). The worst rental experience. Fortunately there are other excellent agencies in London. My advice: stay away from Garton Jones.
The most horrible agent that I have ever worked with in general. If I could turn back time, I would rather pay a bit more for other agents, so that I do not have to deal with their horror. One's time is far too valuable for the people at Garton Jones. Management of the property: You have to chase and send numerous e-mails before they will get you any response (this is even if it is a simple factual question like whether they have done this and that). They often forget that they are acting for the landlords instead - basically, they only wanted the easy way out for them, so they decided to harass the landlord. The service providers that they utilise are ones that nobody has heard of (nor would the providers have websites of their own). If I am to guess, I would suggest that they are getting some commissions out of the cheap prices. They do not care about your property. For example, after a tenancy, some of the furnishing items went missing. Instead of recommending a decent replacement cost (taking into account wear and tear), they would push the price so low that it is impossible to replace the missing items in the market. To illustrate this, a duvet provided went missing (it was in the property for two years - including the immediate tenancy that the deposit was for), they recommended a £10 deduction. I would love to see them trying to buy a decent duvet for £10 in the market. Cannot even buy that in Primark - premium service? Methinks not - or they have a strange definition of premium that I do not understand. Letting: They often get the law wrong. It is horrifying that as one's agent, one has to actually check every step the agent takes. Whilst it not expressly confirmed, it was quite clear that they lied about the status of the prospective tenants in order to get commissions / deal. Further to the legal point above, they would try to fudge it to cover their mistakes.
Service during tenancy is very poor, you have to fight for repairs that are of their responsibilities and wait long to have things sorted out. The team is not proactive and considerate of tenant’s needs. They continuously look for opportunity to make money out of the tenant. The most annoying process is the remittal of tenant’s deposit. Indecent. They refused to make the final inspection with me, using ridicolous excuses, (although offered to leave in advance and provided flexible dates) and claimed almost 30% of my deposit, half of which totally imaginary. Make sure to religiously report all the damages and item scrapped/missing when you enter the apartment, otherwise you will pay for it. They hold a bureoucrat attitude, my experience with Garton Jones rental team has been terrible.
Very bad experience as tenant, moving out from a flat to another as landlord has sold the flat. They are trying to keep the all deposit to favourite the landlord, presented me with a invoice for damages after check out of 4600 pounds , When real damages, after average use of the flat during 1 year, are around 1500 pounds maximum. When I entered the flat in the middle of February heating system, boiler for hot water and ventilation were not working, I freezed for 1 month before I managed to have all repaired. Landlord basically trying to rebuy with my deposit most of furnitures, including carpet, , furnitures that were not new when I moved into the flat. They were also useless trying to find another flat, I moved to another agency, Khnight Frank. I would not recommend at all Garton Jones After this experience.
1) Website is almost impossible to navigate, with no scroll bars to go down. 2) I have been told by some lettings consultants that a property has been taken, then another tells me it's still available. 3) I have agreed to viewings, only to never hear from the agency again. 4) Properties which have been let remain on the site for weeks after. 5) I gave one consultant a list of 3 properties plus links that I wanted to view, they ignored my request and showed me a PDF of something which didn't even meet my requirement. Overall, very difficult to view website and arrange viewings. Still being asked by consultants after months whether I'm still looking, and even after I say a clear "yes", no effort to arrange viewings for me.

Jun 06,2021Great service with GJ when leasing me a tenancy. However during the tenancy with GJ as the tenancy management company, very poor property management - broken intercom 6 months, broken door handle in apartment still unrepaired 3 months later, reported faulty fire alarms in apartment asked for alarms to be checked for safety, didn't happen. This was compounded by scaffolding being erected on the exterior of building 4 months after i moved in and still there after completion of my 12 month lease so the balcony was unusable for more than 66% of my tenancy. The scaffolding was for cladding removal. I appreciate this was a necessity but such a capital expenditure did not happen out of the blue and GJ/landlord had to have known at the time of my signing a lease that major cladding works were likely to happen in the near future. It felt like a bad faith lease. Had to chase deposit return and only received a response after 5 email requests and 29 days after i surrendered the keys. Deposit return has gone to TDS dispute resolution as there are several deductions yet I never received notice for inventory check out. All in all, beautiful property, however after 20 years of renting probably my worst tenant experience and the only time I have had deposit deductions. Update based on reply: Hi Wayne, thanks for your response - Whilst I appreciate you may have been given short notice of when the cladding works were starting, you never at any stage disclosed when i was considering tenancy that the properties at Chelsea Bridge Wharf would need cladding removal and this was at a stage that was likely to result in construction works in the near future. Based on the communication I received from Rendall & Ritter once my tenancy began, it was clear this had been very much in the works before I signed the lease even if dates hadn't been finalised. - I too have full confidence in TDS dispute resolution but I do find it extremely disappointing to not have been notified of the inventory check-out which to my understanding is best practise and would have resolved many of the deductions.
