Have been with LendInvest for 3 years. So far so good. Platform is easy to use and the Auto invest system works well. Returns are 5-6% net. I invest in about a dozen different Platforms and this is one of my more favoured ones.
LendInvest are my favourite peer to peer company at the moment. The investments are very straight forward ie - the loan value is £££ and the security value is this £££. Some other property peer to peer platforms have very complicated LTV, LGV arrangements, I have literally spend hours going through all the documents just to make sure there is enough collateral to cover the loan in case of default. Other reviewers have criticised the lack of pictures and detailed information on each project but this doesn’t bother me too much as the track record of LendInvest gives me confidence in the quality of the loans.
I invested with Lendinvest for four years in their Montello Income fund. I received an excellent dependable 8.5% pa paid each quarter without fail. This income fund was wound up recently with minimum fuss I would highly recommend this company.
I'm a return borrower with LendInvest - the first time in 2015 on a £315,000 loan and again in 2018 on a £245,000 loan. Rough fees and interest payments to LendInvest total about £50,000 in revenue for their business. First loan, excellent so I returned for the second project. Some delays on purchase which LendInvest were very understanding about, approaching repayment I wanted to add a new person to the title deeds - told this would be straight forward but 9 weeks of emails and calls later and turns out no one knew what the process was. I wasn't impressed with the customer service, nor being asked to prove that I was in a relationship with my partner and posted a tweet about great FinTech being let down by poor customer service which immediately got me blocked by the CEO Christian Faes. All that Christian's actions do is exacerbate the situation and my opinion that their customer service doesn't match up to their product. Now as a result of LendInvest delays, from which they have profited over £1500 I will be homeless. Thanks Christian and team.
Good due diligence, have a good presence in the market and they don’t chase unrealistic rates on the back of stupidly optimistic valuations like some others like Lendy do. They could make their auto invest feature more sophisticated, allowing lenders to set a minimum interest rate expected.

I like the product as it gives retail investors exposure to commercial secured property lending. I think they know what they are doing in terms of origination of loans. Time will tell about credit quality of the book. However, they could do a few enhancements to the platform which would make it even more attractive to investors: 1) introduce ISA in a similar way other lending platforms have done; 2) build easy to use secondary sale capabilities (sale at par) which would provide liquidity to the investors wishing to exit and instant product supply to remaining investors. At the moment, investors who want to invest have to wait for new loans to come on the platform while those who need to liquidate have to hold to maturity. Funding Circle has a good system of secondary sale. 3) add more analytics - I want to see basic data on my portfolio such as weighted average maturity, LTV, maturity, geography and borrower concentration. This would inform me better about my exposure and help decide on the next investment.
Great returns, easy to use the website and once you're used it, easy to just put it on automatic and leave it all to roll over. No defaults as yet, very pleased with the risk reward pattern.
I have been very happy with the service provided. The risks to capital are openly explained. Once account is established money can be transfered instantly from bank and invested quickly. No trouble. Interest is always paid on the first day of the month, even Sundays and holidays. Topics to keep investor informed

Excellent P2P platform with consistently good returns. Well managed with excellent customer services and due diligence process thereby minimising any risk to investors.
After using the platform for nearly 3 years along with 5 other peer to peer platforms I would sum up as follows: LIKE Investing in live loans of less than 1 year Ability to select monthly interest payment Auto invest or manual invest Simple to use DISLIKE Cannot guarantee payback on time New loans are not always available to invest in
Excellent due diligence on potential loans and only the best get sanctioned. Whilst the interest rates are not the highest, the risk of loss is very low with this well managed business and the rate of return is well above inflation so what is there not to like. Very good website and I have experienced no problems so far. This is my most favoured peer to peer lender by far. My only reservation is the lack of an IFISA to reduce tax liability.

Mar 23,2019CONFUSED POOR PROCESS AND BACK TO FRONT DUE DILIGENCE PROCESS. Experience from the point of view of a borrower in comparison to mainstream lenders is extremely poor and unreliable in process. Lendinvest issue terms on products in our experience without confirming either the borrowing company background or the officer. They then extract both valuation fees and Legal undertakings costing In some cases many thousand of pounds on the bases that this will de a done deal, ie approved. They then process legals to the point of completion in our case 1 hr before drawdown then simply decided they didn’t want to loan out any further. This was after their solicitor confirmed that funds were in transit to us (clearly Not correct ). He then back peddled to confirm we’ll actually they were not and they were not proceeding. In our belief the above is extremely poor practice as it puts the borrower in a position we’re they spend thousand of pounds for nothing. At this point we actually had a number of other offers of finance from Lendinvest 3 to be precise. This exercise cost us in excess of £15k in legals fees, valuation fees twice, and overrun cost on a redemption. Normal lenders take time to revue who there client are before they offer loans. Lendinvest appear to offer the loan take the money for process fees then do due diligence on the prospective client. This process is back to front and in my belief very poor practice. It is our belief that such practice are likely to lead to poor underwriting and reputation damage the development community is very small in reality and word gets arounds about such practices. It is our belief that procedure like this will lead to significant reputational damage. This will undoubtedly lead to complaints to regulatory bodies as we will be doing. There Initial approach is good the end result very poor, looking at other comment below this appear to be a simpliar position. We are aware of 3 other parties who have experienced this type of conduct.
