I had the misfortune of dealing with Wayne Leonard NMLS #1066059 from New American Funding. My interactions with him left me utterly appalled by his behavior. The level of rudeness and arrogance he displayed throughout our communications was beyond belief. Right from the start, it was clear that Wayne had no interest in treating me as a valued customer. His condescending tone and dismissive attitude made it virtually impossible to have a productive conversation. Any attempts to ask questions or seek clarification were met with interruptions and a complete lack of patience. What truly crossed the line was when Wayne actually hung up on me during one of our calls. He then lied about it in a email when I called him out for his behavior. This blatant act of disrespect and unprofessionalism left me in disbelief. It's astonishing that someone in a role meant to assist and guide customers through a complex process could behave in such a disgraceful manner. The way Wayne Leonard conducted himself throughout our interactions was a disheartening reminder that some individuals prioritize their own ego over providing quality customer service. Anyone considering New American Funding and Wayne Leonard NMLS #1066059 should seriously reconsider their choice. There are countless other mortgage specialists who understand the importance of respect, courtesy, and professionalism.

I stumbled upon Rayan Bergdahl by accident. I was in the middle of a really bad experience with another lender. Rayan was able to help me when no one else could. She made the experience so great. She was patient and knowledgeable. She walked me through everything. She made sure that I understood what was going on and when. We were able to actually close a week before we were scheduled to. Rayan became my friend, not just a lender. I would recommend NAF to anyone without hesitation. If you get to choose who you talk with, look Rayan up. She is out of Phoenix. Thank you, Rayan

New American Funding has held our Mortgage for a few years now and we just refinanced. Loan closed on 08/2/2023. NAF is Dedicated to homeowners and faithful to their profession. If you want integrity, diligence, dedication and honesty to work on your behalf, New American is your huckleberry. I recommend Coddi Dean, a professional seasoned Loan Officer that will stick with you before, during, and long after becoming part of NAF. I have five sisters, all homeowners, three of us, are grafted into the NAF Family with others joining. Five Stars across the board. Terrible- RUN FAST! This experience has been the WORSE and we have bought 8 homes! To make things worse we are RETURNING Customers, but I should have looked at the latest reviews because this company has gone downhill! We were supposed to close a couple of weeks ago. The day before closing I get told the underwriter will not accept the appraisal - there is NOT a 2nd kitchen there is a wet bar- there is NO place to cook! I was told they would not let it go under FHA so we had to go conventional. My real estate agent said Alejandro (loan originator) told her he would buy down the rate if needed but nothing would change so she told him then let's do it.... I was never informed the rate or fees would go up -NOT once- matter of fact I continued to ask for information and a new closing date and received no response. The insurance asked when are we closing- I replied ALL - I would like to know also because I keep asking with no response. He finally responded to the ALL email with Wed (then said like I told you last week- I never got that message)- the only information coming is from my agent (she told me Wed). The seller's agent was told it wouldn't go past Wed so he told the sellers we would close no later than Wed (so my lease is going up to $250 a day because of this FALSE information, btw I have to lease because we didn't close 2 weeks ago like promised). I was sent paperwork late Monday night with NEW numbers that I was NEVER told about. It said if I don't sign (late Monday night) then we can't close on Thursday- we never discussed Thursday (the sellers flew down for a Wed close). Now that I am being IGNORED so now it will be Friday or Monday. I called the VP Hector because I was promised a phone call all day Tuesday so after 2:30 I left a voicemail- nothing so I emailed. I finally got a call but the day was wasted! Needless to say Hector did NOTHING to help! He could have cared less that I was given no communication and lies were issued! RUN-do NOT USE this company. I am not paying a percent higher and MORE FEES because of their inability to get things done! It is very unprofessional to send something late on Monday night that is TOTALLY DIFFERENT and expect them to just suck it up and agree. I immediately texted Alejandro and he said he didn't know he would have to look at it in the morning. I told him I am not signing because I didn't agree! He said he thought disclosures were sent the previous week -well they were NOT sent -if they were why didn't he call me to ask why I wasn't signing them? It is because nothing was sent! This has been the worst experience ever and I have bought several houses! Since we are not closing tomorrow after Alejandro promised everyone- I have to pay $250 a day on a house (to lease it). This is totally unacceptable- we were NEVER closing on Wednesday I didn't get numbers/email until Monday night late! I am so tired of being lied to and ignored by a company I have done business with before- is this how you treat customers - especially repeat customers?

Do yourself a favor and stay far away from this company. We approached them about refinancing a mobile home on a permanent foundation and after submitting the initial required documents we were told that we were well qualified for the amount of money we were asking. We quickly recd an invoice for an appraisal ($575) which we paid and signed the initial disclosure forms. Then the requests for the odd bits of information began. They wanted a signed letter of explanation as to why our income was more now than it was the previous year. Then we were told that we would have to provide a structural engineer’s report certifying the foundation. When we called Chris (the loan officer) and told him that we would not willing to pay for this he told us he could change our loan from an FHA to a conventional loan to avoid that. When I asked why we had not been set up on a conventional loan to begin we he indicated that this was an error on his part, he had not initially understood that we would qualify for a conventional loan. Loan disclosure forms were modified and re-signed. There were issues with a line on our home owners insurance policy that they wanted changed so I tried to put our insurance agent in touch with them. Our agent indicated that she was trying to reach someone to understand exactly what was needed and at the same time we were getting emails from New American telling us that they could not get a response from our insurance agent and for us to “call them one more time”. We were then told that since we lived on a private road we would have to have an attorney draw up a private road maintenance agreement and have all of the residents on the road sign it and submit it. We told them that we had a Covenant agreement on the property that covered the road maintenance and submitted a copy of it to them. We were told multiple times that this was not enough at which point we told Chris that we would just stop the process of the loan because we were not going to do this and had decided that we did not want to do business with New American going forward. He called us back shortly and stated that he had spoken with his managers and that there had been some misunderstanding, the Covenant agreement we had was fine and that if we wanted we could move on toward closing. We agreed to give them another chance. We were told that we were still on track for a mid July closing. A little over a week later I recd a phone call while at work, Chris indicated that the underwriter was questioning the Covenant agreement and said it did not state who was responsible for the private road maintenance. I asked him if he had read it because it clearly stated in the agreement how the road maintenance was to be handled. I asked him why this was coming back up again a week before we were supposedly going to be closing this loan and asked him to call us back that night after we were home from work. My husband told Chris again that we had reached a point where we didn’t feel like we could trust anything we were being told and that we wanted to just stop the process. Chris called us back the next day indicating that once again, everything had been taken care of, it was all a “great misunderstanding” and we could move forward if we desired. We were told that everything was worked out, the private road issue, the insurance issue, and if we would sign the final disclosure forms that day (Friday) then we would most likely be closing the next Wednesday. We agreed to do this, signed the forms and hung up. Then Chris called Monday indicating that the appraisal had indicated that we had a new roof on the home and that the underwriters wanted information about the roof. We told him that we had never put a new roof on the home and had no idea where that came from since we had told him one of the main reasons for refinancing was to put a new roof on the home. We looked at the appraisal and there was no indication in the report that we had a new roof, it actually indicated that the roof had approximately 2 years of life left on it. Chris said that he would check back with the underwriters. Today, the day before we were to supposedly be closing on this loan, Chris called back again and told us that now they were going to need a structural engineering report because of the front porch that was built onto the home when it was purchased new. I think that we may now have finally got the point across to Chris that we are not interested in dealing with him or New American Funding and hopefully he understands that we are not to be contacted by anyone from this business again as we now fully understand how incompetent and untrustworthy they are. Edited to add, I forwarded the requested information but did not speak to anyone as I had no desire to speak to anyone from this company. Today we recd a refund for what we paid for the appraisal which I consider a decent move on their part.

Working with NAF was an absolute joke. I certainly understand if the lender needs more time but they lied to clients, realtors and title company regarding providing the Closing Date not once but three times.

This company truly crushed my dreams and hopes. Got approved for a home loan. Found a home put offer and earnest money. Paid appraisal fee. Could not close on home normal 30 days as it had to be extended due to owners not being able to move. So our loan officers are Chris and Elisa. They had almost 60 days to close my loan on time. Over amount of normal time for loan officers. Those almost 60 days were pure hell. They constantly lost documents that had already been sent. After sending documentation and after resending same documentation over and over again, I was getting mentally drained. They questioned my own money in my own bank account that I transferred out my to husband through Venmo towards our down payment. They wanted to know where my money was sourced from or could not use it towards payment in my husbands account towards funds to close. This is our own hard money earned and we can’t use it for closing?? I gave them 2 years access twice to my bank account and they still wanted me to send the same documents they already had lol. 100s of emails and resending documents. Have every single email sent and received. Then they went from my estimated amount to close was 27,000 to almost 34,000. I was told by Chris this is normal and to sign because it will be around the actual estimate of 27,000. That was a big fat lie. We still were actually gonna go through with this. We rented a uhaul and left our apartment. Drove 300 miles to be ahead of time to wire money and close. Ha ha closing got pushed back a day. Got the closure document to sign. All signed and sent back. We thought we were clear to close and were told we could wire money and close the very next day. Guess what another lie. We wired money and found out we still could not close that they needed more documentation. Guess what they needed? Our 2022 tax return. How on Gods green earth was that lost???? Then they needed our 2021 and 2022 to be pulled from IRS. All this after closing paper was signed and money wired. Husband needed to get back to work and still no definite closing date. Lots of money on hotels and renting a uhaul. Over 60 days of torture and I was done. I was close to a break down and I’m a strong woman. This company crushed my spirit and dreams to be reunited with my family after a devastated Hurricane last September in Florida. We had had enough and decided how could we trust this company with our mortgage if we ever did close. Please do not read all those positive reviews as no way can they be legit. I’m sure this company wouldn’t do the right thing if the man down below came to them, said you’re gonna go down under if you don’t switch this around. Heartbreaking.

Regrets! Warning! Do not recommend. Felt Pressure and coherence to use program. I really wanted to like this program. The only good thing from this program is that it appears to be a "cash offer". They made it sounds very simple and easy but beware! There are lots of hidden fees and agenda. First of all, this program is meant for those who have a home to sell and is buying a home at the same time. This was not the case for me. I am a regular home buyer customer, no home to sell. Anywho, with this program, there will be two transactions occurring at one time. Between NAF CASH and the seller and NAF CASH and yourself. **PROTECT yourself and add a financial and appraisal contigency in your loan with NAF. -For a cash offer, they require home inspection and desk top appraisal. Double check your original offer letter between NAF cash and the seller, because in fine print, it mentions buyer and sellers agent commission may be on hold until the offer is submitted. *they told us, they gave us the wrong document document. Luckily this was caught by the sellers agent. -This company will treat you with bias off the back because they've previously dealt with customers who've they paid cash for their home and those customers were unable to fulfill their loan agreement. Workers constantly remind you of this. -They have workers from all over the US. The company does not appear in sync with one another. There is no passion and compassion for home buying. It's just another transaction to them. Lots of miscommunication. -Company believes in due diligence period where they can back out of an offer during a certain time period, this is not allowed in every state. It feels like they will try to find ways to back out of your loan and cause you to pay more. - They will stress you the f*** out! NAF CASH says they are only concern with large home repairs if found during the inspection but NAF workers will tell you your loan will not go through, even though there was no inspection contingency. - NAF does a desk top appraisal and will quote your home value lower and incorrectly. This will cause you to use more money out of pocket to ensure there is less money out of theirs. (Not disclosed early). - There is a 3% Earnest money requirement and 1.8% service fee. (At this rate, you're better off offering 1.8% more using a conventional or VA loan, save the headache, time, and money) -You are expected to pay rent on your future home until you can close your loan between NAF CASH and yourself. (Not disclosed or explained thoroughly at time of agreement or on their initial service agreement document. Please ask for more information if it is not clear to you. -They originally told me we can close the secon loan between NaF and myself on the same day or next, this was not true. Your lender will need an in-person appraisal which will take at least 1-2 weeks thus causing you to pay rent to NAF cash longer. (Ex. On a 500k home, your rent is $3,500/month, prorated at $117/day. You are also required to get renters insurance. You will pay rent for each day that you live in that home until your loan with NAF closes. -Red flags: limited documents about the program given to customers prior to your service agreement with NAF Cash. They will not share a copy of their power point slide or recording of their "educational meeting" with you. It's one thing after another with this company. This company is like a timeshare,it felt like a SCAM! Save yourself the headache, heartache, and your money and just put down a little bit more if you can. Honest review/opinion of a once a upon a time emxcited home buyer.

I have a unique situation and I was calling to see if New American Funding could assist me. Instead the representative was being a disrespectful jerk and did not answer my question. He said “Well what did the other lenders say?” “Why don’t you just sell?” “I can pull your credit report for you so you know your score.” That is not why I called your company. I called because someone referred my to your company because they stated you handle a little bit of different qualification requirements. All he had to say was “Unfortunately, we can not assist you in this situation because of this…” Then I would have had the answer to my question and went on my way. I am sure because I am black he assumed I was ignorant and had no clue what I was talking about.(You can tell by my name that I am a minority or a simple Google of my name will show you a picture of me.) I have dealt with a number of racist people in my life that I know when people are treating me a certain way because of my race. I did not call New American Funding and ask “Do you think I should sell my home?” or “This is what lenders told me, what should I do?” or “What is my credit score? How do I access this thing you call a credit score???” I asked if you could help me and all you had to say was “No” and explain why. In conclusion I will add that this was my perception of why the conversation went the way it went. I still never got the answer of why they couldn’t help me. If you want to be made to feel stupid, receive unsolicited advice or get this thing called a credit score then this is the company for you!

This was the only company that would even consider me for a refinance because my credit score wasn’t the best. I went to many other companies who made all kinds of promises, but couldn’t deliver. The closing costs were a little higher, but the benefits way exceeded the costs. I think you have to find the best lender for your situation, and in my case, they truly came through when no one else would. I was losing hope before I found this company and I can’t thank you enough!!
