These people have jerked me around for over 3 years just to gat a simple Loan Modification. I have applied 6 times and they kept coming back saying they needed paystubs which I had already sent, so I send them again, wait a week and they say they have everything. Wait the required 30 days for them to process only to be told that they need the exact same paystubs I had already sent. This went on for more than 3 years. I have contacted a lawyer and he told me "They are after your property because it's valued over 2x the purchase price". Watch these people, they will lie to you, give you false and or incorrect information, use predatory and deceptive practices to get your property. BUYER BEWARE!!!!

This is a complaint about the actions/inactions of Servbank who services my daughters home loan mortgage. As discussed on numerous calls with Servbanks Homecare Team Members over the last 3 weeks, my daughter and I were on a 3-way call with one of their associates on the afternoon of April 30th, 2024 to which I authorized and provided ABA routing info and account information for 2 immediate pay by phone transactions to remedy her mortgage from going any further into foreclosure status. Unfortunately it was later explained to me by another of the team members, that while we were making the payments with their team member, it did not show the account in foreclosure - the foreclosure department put it into foreclosure status later the same day after accepting the payments. Servbank currently claims that the payments were not withdrawn from my accounts nor posted to my daughters mortgage account, while my account statement from Penfed C.U and a 30 day period of transactions from my Achieva C.U. account were uploaded to their customer portal for review in addition to trace numbers for the transactions provided to me from my banks. I spoke with a Homecare Team member named Bryan on May 21st, and he advised me that a review was conducted on May 20th, and that it was decided that these payments were not earmarked for withdrawal and were not done or posted to which I disputed and have verified their withdrawing funds from both of my banks hence my providing Servbank with the trace numbers that my banks provided me with. I also asked that Servbank withdraw her account from the foreclosure process so that we can make a payment directly to Servbank to bring the account current and withdraw all actions from their attorney. The firm so far has only sent her a reinstatement payment request via email which does not warrant a $1,425.00 charge and asked that Servbank remove the attorney’s fees that they included in the reinstatement fee especially since I made these payments back on April 30th to prevent this from going any further which their Homecare Team member said it would. To this day, Servbanks position during multiple calls by either my daughter or myself is that they did not withdraw the funds nor earmarked them to my daughters mortgage and still cannot determine where the funds that were withdrawn from my banks are. I have called Servbank's Homecare Team almost every afternoon this past week and continue to get the same response that they do not know where the funds they withdrew from my accounts are, and refuse to remove the mortgage from foreclosure status and post those funds (once found) to the account so that we can make the additional payment necessary to bring the account current. I just located the customer experience email address on this forum and emailed them so now we wait to see if they respond.

Got 2 emails stating I would get another email to setup my account, never did, had to call twice to have it sent to me. Since my bank transferred my account to Servbank and my payment was due on the 1st of the month. Finally got the account setup and found out they don't take online payments for the 1st payment since being transferred to them.

I'm fully disabled and my partner supports myself and our child. I have been in and out of the hospital, weeks at a time for the last 3 years. My partner had to utilize FMLA days to keep his job but did not get paid. He had a heartache during this time from the stresses. I sent a request for a partial claim, forbearance or any thing to help us get caught up. We were late on a few payments but still made them. In October 2023 we were offered a trial from 10/23-01/24 to pay and show we were able to make consistent payments. I made our payments each month and I made sure to verify on the phone with their reps that as long as the payments were made by the last of each month. It would be considered as paid. I can't emphasize enough how many times I called to confirm this, each time being told yes, it was fine. Dec 2023 I tried to make my payment, it was a Saturday and the self service line wouldn't accept payment. Sunday, they were closed. Monday was New Years Day and they were closed. First thing on Tues I called to make sure my payment could be posted immediately. I was told that I defaulted because it was now Jan 2nd. There was much more involved after this because I would never jeopardize my home. I was sent a hardship package to fill out and hopefully get us caught up. The underwriters denied helping us and instead were told to pay $11k or we'd go into forbearance. I spoke with the customer service representatives again, and I was told if we could get caught up from missing payments from 10/23 to current, we'd be ok. Please keep in mind, I have canceled checks showing payments cashed by them, but no where was the money applied. In April I had another rep state over and over to me nothing was due until the past payments were caught up and then the new amount would begin. I asked the rep so many times to confirm because of the incorrect info I'd been given, to which she indeed stated this was correct. I made a partial payment on 04/08 for $1500 of $1850 due and told her I'd make a larger payment of $1000 to try to catch up. I received documents today that we are now in the foreclosure process and wont allow me to make any more payments! All of the conversations should have been recorded and I'd like to know how this is legal, never mind terrible business. A side note, our home has almost $300000 equity in it. I will be in touch with HUD/FHA/Fannie May, and the actual lender. My advice DO NOT UTILIZE this company if you can help it. TAKE NOTES OF ALL CORRESPONDENCE. THEY ARE A BUSINESS AND REALLY HAVE NO INTEREST IN HELPING CUSTOMERS WHO ARE TRYING TO MAKE GOOD ON THEIR LOANS.

I've sent money for recast, instead of depositing it into the principal they took a big chunk of it and paid for my FUTURE monthly payments. Spending people's money against their wishes is a crime! I've called and emailed about 100 times (no exaggerating) since December, every single person gives me a different answer from the previous one. I don't know how/where these people get trained for their "jobs". If you're reading this from Servbank, don't send me that email address, instead reply to the oen of the many that I've already sent!

My payments are still in suspense and have been sense January. I’ve called three times and the issues is still not resolved. I made an over payment and they put the whole amount in suspension. I currently now have two full payments in suspension. They are saying I’m two months behind. They keep telling me it’s going to be applied. Now this last rep tried to say that money wasn’t mine. Beyond frustrated with this company.

It has been a very frustrating experience inheriting ServBank as a mortgage lender. The calculations on my Escrow account are missing the prior numbers for their analysis. They need to have my prior Property Tax and Home Insurance numbers in order to be accurate. Without these numbers, it shows a significant shortage and my mortgage increases 64%, when nothing has changed with my mortgage. My insurance down $1,127, and my property taxes went up $60 for the year. If anything, my mortgage should be going down, not up.
