Jun 24,2023I have been using the platform for exactly a year now and i am happy to confirm that Stake has been delivering on its promises so far. Below is an honest review of my experience with Stake so far. Dividends are paid on time and i am able to make withdrawals easily to my bank account even though i am not based in the UAE. Their team is super supportive whenever i face any difficulties, especially Ammar; he has been by my side since day one. I honestly can’t recall any occasion where i reached out for Ammar’s assistance that my issue was not resolved in less than 24 hours even on weekends and public UAE holidays. Their team also listens very well to feedback; i could witness a lot of improvements to their platform month by month over the past year. If we talk numbers, their net rental projections have been somewhat accurate over the past year in my experience. As for projected exit values, i personally take these with a pinch of salt. I am not sure wether you can make a profit when selling the property after 5 years because you already pay around 100k to 400k AED in transaction fees on top of the property price (depending on its value). The selling price after 5 years needs to cover the transaction fees + all fees in order to start making any profit which i imagine is very difficult to achieve unless some boom happens in the real estate sector. Some reviews raised concerns over the listed properties being overpriced or multiple properties being sold by the same seller at more than 30% profit to the seller. Of course Stake is strictly regulated by DFSA to avoid any such conflict of interest but i believe you still have to do your own research to act in your best interest. They are not a scam; Stake never claimed to be an investment advisor but rather an investment platform. So you still need to do your own diligent research before investing. I do find a lot of the third party valuations much higher than current recent transactions of units similar to the ones listed so i just steer away from those. This is my take on the matter but i am not a professional. I am just a regular retail investor so don’t take financial advice from me. That’s just my personal opinion. In summary, it’s a very convenient way to invest your money at around 4% to 5% yearly ROI from rent. Wether they are able to exit my investments at a price higher than the investment cost + all fees remains to be a promise i hope they are able to deliver on. Just like any investment, projected figures may or may not result in actual future performance but if they do i will come back with another review sharing my experience :)

Since then, I have read a lot about their growing success while I also had 2 close friends join and invest which really appealed to me as I can now invest in small amounts which is better than having cash on the side for me. Even the customer service is so good that as soon as I uploaded my documents I got a call to enquire if I know what the platform is about and if I need any additional information or if I had any questions, on a Sunday.
