Jun 28,2023Well, the idea is great and I have been using the app for a couple of months. I believe the advantages are clear, and the app is user-friendly. However, I will focus on the main points that can be improved to rate it 5/5. First, TIME, so if you decided to purchase shares or buy shares during the Exit windows period, then it takes a lot of time, a minimum of one month for the transaction to be completed. This means you have lost at least one month's rental, if not more, pending transaction completion. Who will take this profit? I believe Stake are taking this profit. Second, there is no visibility on the cost, they only share an Excel sheet on how things are calculated but as an owner of shares you don't access the real cost, you cannot see the invoices for apartment maintenance and other cost. You just need to trust them and hope that they are doing good work. Third, you need to have third-party companies to do maintenance, cleaning, check-up, and other stuff, Stake is hiring those companies but who are they hiring, and are those third-party companies charging more than others? You cannot even know this, the only thing you can do is to trust them. Fourth, the net yield percentage before the purchase is a bit different after the purchase since they only calculate the transaction cost after the payment, and thus the net yield percentage will decrease. Fifth, Agility, you cannot decide to sell your shares in case you needed money urgently. There are certain and very limited periods where you can sell your shares, and there is a possibility that those shares will not be sold even during this period. So, hope I was fair in my review, and I am confident that Stake will continue to offer their best services. Thanks
