Wish i came to you earlier. I was on the market with estate agents for nearly a year without getting much interest. We Buy Any Home purchased the property below the value so I didn't have to wait for a normal buyer.

Dont waste your time.posted a negative review as they offered me a price(have documents to support) of £45K for my property.after weeks and numerous calls got a offer off £29K.they then had my review removed off trustpilot because i did not respond to their email.(dont want to be insulted twice).and suprisingly did not agree with the review. Trust pilot says they need proof which we sent to them but they have not replied.they seem to favour companys. These sites are un regulated by and goverment backed bodies there own regulative bodies have no teeth. BEWARE.

On October 7th 2019 my aunt passed away. As executor of her will i was responsible in sorting out her estate.The sale of her home had to pass through probate first. I contacted we buy anyhome whilst the grant of probate was being dealt with.My point of contact was Daniel and from the first telephone conversation we had he made a very traumatic and stressful time become a simple one.He showed compassion towards our feelings and understood the pitfalls of probate and the time things take. We exchanged contracts on the 19th December. The whole process was swift . I would like to take this opportunity to thank Daniel and his support team for their professional attitude throughout and would not hesitate in recommending we buy any home to anyone who are considering selling their home quickly.

We needed to sell our home of 14 years so as to make our dream of moving overseas come true. And it did come true thanks to the team from We Buy Any Home. We were quite apprehensive at first but we had a solicitor at hand and they confirmed that all the paperwork was on the up and up. Now we’re planning to travel to Mexico and then to Asia. Thanks WBAH!

They don’t buy at market value but they do buy quickly and fairly. The process was that they speak to you on the phone for about 15 minutes and ask you how quickly you would like to sell and if you want to tie it in with another property. They send an email with the process which they ask you to read and accept if you are happy with it. The timeframe was completely in my control the whole time. They explain that they will not be able to confirm an offer until they have received a completed legal pack which I was able to do in a day and send back to them with correct proof of ID and proof of address. They also got two local agents in the area to go out and confirm the value. Unfortunately the value of my property did come in lower but they were able to show me that the initial valuation I had in my mind was slightly optimistic. They took me through other properties that were similar that had sold and also the other properties on the market that had not sold. They were very transparent and any information or questions I had they came back to me. They did come back to me with a lower offer but what I felt was an extremely fair offer based on the speed and comfort it gave me to have a sale in my control that I knew wouldn’t fall out of bed.

I have now sold 2 properties with We Buy Any Home and will probably come back to them in the future. They are always quick and helpful so when I need to raise finance quickly they are my go to Company.

This is by far the most stress free sale I have ever done (not just a property). Jack from we buy any home was really patient with me and talked me through every detail of the process really clearly. I did have some reservations at first as I read all the reviews, looking back now It looks like the bad reviews on here are mainly from people who just don’t understand how the service will work, of course they don’t offer the full value (if they did why would estate agents even exist), but the cost involved emotionally with the stress of selling is far greater than the reduction in price we buy any home offer. I had an initial offer made within a few hours of entering my details, we agreed to this, they arranged everything, valuations/solicitors etc. I filled in some very basic bits of information and provided some proof of ID and sent this back to them. I had a confirmed price within a couple of days in which I agreed with, we exchanged contracts, We Buy Any Home even kindly released me a small deposit so I could pay for my rental in advance and start moving stuff in, we then completed when I had moved everything out. I can’t thank you guys enough for everything you have done. Thanks again.

For us, this was a poorly explained process, aggressive when you query how it works, when you need to sign a contract, etc. Told me they pay between 80-90% or value. Explained they get 3 independent estate agent valuations - but couldn't explain how they bench marked that information nor what triggered 90% as opposed to 80%; I asked this a few times, I still have no clue(?). As it was, we dropped our house price through our estate agent to a price designed to sell - sold next day (2 offers) to cash buyers and are (at least) 22% better off (I wasn't confident based on other reviews that the price they offered us wouldn't drop again - and the price really was rock bottom!!. ). Obviously WBAH need to make a profit, but the lack of clarity around the process was a worry, the aggressive style wasn't appreciated either.

4 Months Wasted: In August 2019 I agreed a price with WBAH. (Thought it reasonable as did not want to wait two and a half years to get the price I wanted - as happened with another flat.) After WBAH agents valuation the price was reduced a further 17.5%. WBAH said that the valuation was below what they expected so they had to further reduce the price. At least one Agent told me that the valuation (for WBAH) was not considerably below what was the market price of the property previously on the open market. Meanwhile the solicitor acting for WBAH demanded through my solicitors that I settle my mortgage in full before an exchange and completion could take place. Discussed this with someone and was advised that this was an unethical practice - that I raise (or get a loan of) hundreds of thousands of pounds in cash to redeem my mortgage before a re-sale could proceed. [If you do not believe me I will gladly furnish you with the demand from WBAH solicitor to my solicitors that I redeem my mortgage in full before the exchange and completion could proceed.] (I was advised that it is not standard operating conveyancing practice to request that a mortgage holder find hundreds of thousands of pounds to redeem a mortgage in the manner WBAH solicitors were requesting.) WBAH solicitors also demanded that the service charge in the new lease be at today's level forever (!) That is to say, that the service charge never increases for 120 years in a central London Borough. (Again if you do not believe me and think I am making this up please contact me and I will gladly send you proof of this.) The above are just two reasons I was glad I used my own conveyancing solicitors and not those of the buyer. I was also advised by another party to report this to the SRA as unethical conduct and bringing conveyancing practice into disrepute. [I was also told by a property expert that a minority of solicitors, unknown to their clients, often attempt to devalue (with misleading information - such as false claims of unlawful planning, etc.) choice properties which they think might be in distress so that their friends (or an unknown offshore company) can come in with a 'basement offer' to buy. Even if shown or discovered that all planning is in order (lawful permissions) they can simply say 'we made a genuine mistake.' I have absolutely no proof that the above was applicable to my case and my dealings with WBAH solicitors.] Also solicitors for WBAH replied to my own solicitors (I used my own firm) at the rate of one letter/email every 2-3 weeks. Made a series of unreasonable demands. At first my solicitors attempted to reply with commonsense suggestions - which went ignored by WBAH solicitors. They (my solicitors) then advised me of what they thought might be going on and left it up to me if I wanted to proceed. (I am pleased I used my own solicitors since what happened was a real frightening lesson in why never to use a potential buyers solicitor.) I had no issue when speaking with staff at WBAH. I found them courteous, helpful and reasonable at all times. No exchange nor completion date was ever agreed with WBAH solicitors (my own firm anticipated that this would be the case) and I did not accept the further 17.5% reduction in price as the basis for an agreement. (By this time my solicitors had cautioned me that with no agreed exchange nor completion date - they having furnished all legal paperwork two months previous) and the general 'tone' of WBAH solicitors (my words) it was up to me as to what I wanted to do. 4 months (August - November 2019) in all were wasted by my solicitors attempting to exchange and complete what they initially believed was a friendly (as opposed to hostile) mutually agreed sale between two willing parties. I received a 'Merry Christmas' note from WBAH with the message that if my circumstances had changed and I wanted to re-consider their offer I should get in touch. I sent a courtesy reply. Patrick

The process from start to finish did take nearly 2 months but overall that is a quick process for selling a property and getting the money in the back with not a lot of hassle for me - some of the questions could have been asked at the beginning rather then at drips and drabs but overall my contacts keep me informed with all the information - Jack and Chelsea Thank you

Brilliant company to deal with the selling of a property - you have to send documents etc to them and they do the rest ... Very friendly and helpful staff especially Jack and Chelsea - they couldnt of helped my family more ... Communication excellent ... would definitely recommend !
