I tried to make 1 investment to test how this website works, and as I noticed also from other reviews - mine is the same - my investment ended up as in default. It's already 2 years late and it looks that I can forget about my money. Invested to avoid my money getting lost on inflation but in the end money gets frozen and penetrated by inflation at it's very best
After now 2 years on the platform more than 50% of the loans are in default. There is no way to make a profit on this platform. Stay away!
Su 13 progetti a cui ho partecipato da circa 2 anni,1 è ancora in corso BEN 9 sono in DEFAULT e solo 3 sono stati rimborsati. A questo punto spero di rivedere i miei soldi in qualche momento.
Only defaults in Germany as governance completely failed. No progress in cleaning up the issues and managing the defaults for many months. Estateguru promised monthly updates on this topic and stopped the monthly updates after only 2-3 updates as they realized they no progress to show. Unilaterally increased fees for secondary market transactions. I have currently no trust whatsoever in this platform, but am happy to re-evaluate once the German default rates are significantly reduced.
I love this since it is quite passive engagement and issue projects give penalty bonuses so my money grows anyways. This is not a get rich quick scheme, you can expect to see your money back on average in 2 years even if projects are for shorter time, some will anyways go in default. Appreciate that they are getting all the necessary licences and abide laws as to insure the investor safety as well keeping an average of 11% return a year.
Ich habe nicht viel Geld investiert, daher tut es jetzt nicht weh, aber fast alle Kredite befinden sich in der Einholung. Angeblich sind 100% der Gelder abgesichert, aber auf Emails bekommt man keine Antwort und wenn der Kundenservice so schlampig ist, dann haben Sie nicht mehr als 1 Punkt verdient. Kundenservice ist das A und O. Das dieses Investment mit Risiko behaftet ist, ist logisch gerade in dieser Zeit, aber Organisation und Transparenz gehören ebenso mit dazu und das stimmt hier absolut nicht.
Zu hohe Ausfallraten. Ungenügende Transparenz.
Good loan investment platform to extend your portfolio. The customer service is also very good. Questions about specific loans take a few days but at the end I always got a satisfying answer. Of course you have to do your own risk assessment and due-diligence and when a loan defaults it naturally takes many months to resolve. I don't understand the negative reviews when you cherry-pick your loans.
With so many bad reviews I feel the obligation of posting my real experience. Customer service: very good. I contacted them 2 times over silly question and they quickly came back to me. Transparency: it's good. Maybe can be better, and improve the communication. Info: they provide a LOT of information. I know some other platforms what state guru provides it's pretty good. Default loans: yeah, I'm scared too and have many defaulted loans but it's not their default! Blame governments who screwed up the economy. Also they eventually recover your money, again, as far as I know, is not they fault that legal procedures take so long (to sell collateral).
After several months my loan went to default, company has given 2 updates on all defaulted Germany loans with no new info regarding mine, and reply on my email was just general links abt how is the risk management is taken care of. Such futile customer service approach just leaves investors in frustration. Having experience with other crowdfunding platforms, this has the worst customer srvice. Think twice before you invest here.
Default rates at above 40% of outstanding loans in the platform. No communication on what to expect in terms of actions, timeline and recovery. Default rates are 90% in Germany. How come? How much investors will recover, if any? Do we need to write off the money? It is not normal to have these results. What is the responsibility the platform is taking? In the meantime, I see social media communications showing 10% return promise for future fools. The platform is a black box. Estateguru (Defaultguru) should be transparent. They should do a revaluation of defaulted loans, share the outcome with investors, disclose their share of responsibility (wrongdoings) and adjust this +10% to reality. Will any new investors sign up if they see the real results????
Once it was a good platform with good returns and easy to manage platform. However, after Germany's loans were introduced, it all went bad. I have not changed my conservative settings for auto investment and a lot of my money went to Germany. Now default loans are at 64%, which absolutely not acceptable. The communication is not there, they promised monthly updates but they disappeared again.
I've changed my phone number two months ago and the the 2FA was blocked with the old phone number. I sent a message to the support and I got very quick answers in order to solve this problem. Thanks

1.5 year experience, 95% of loans are on time, if you are choosing right loans, check the ltv of the projects

So many negative feedback. Estateguru has worked this far for me. Sure there is properties that need to ask permission by court to sell. This takes time. Written off seem to be near zero but i hope also that Estateguru will lower LTV values for new loans to secury more better investors (if there is risk that prices collapses?) Also Germany was mess, hope that fix soon.
Ho iniziato quasi un anno fa, con un totale di 68 progetti: 17 in default e attualmente altri 6 in ritardo. Spero di riuscire a recuperare qualcosa.....ma poi la mia esperienza di fermerà qui. Peccato.
