Not serious enough with some loans (Germany!!)
I was trustfull, but they dissapointed me. I have invested almost 100 k and 62 % are în default and 13% are late. I have 11 months since i joi.

After one year of experience with Estateguru: The average return stated on the website is 10,7% pa. My actual return after a year of using it is 6.61% pa, 22,73% of my portfolio defaults, and 0% is Late. Estateguru was able to recover some of my default loans which I consider a plus. I stopped investments in new loans until I see any progress with defaulted loans. Big minus for the withdrawal fee. The overall score of my experience is 2,5 - 3 out of 5.
Unfortunately, EG is deteriorating in the last couple of months: fees were increased, information (which was always not very helpful) got worse, and prolonging of loans without paid interest become the new normal. Interest spread, withdrawal fees, 3% 2nd market fees, 35% , EG participates in all stages of the procedures, now started to reduce interest because they take their stake. Additionally, when they entered the German market, they had either bad advice, non-professionals hired, but in the Telegram community, the unrealistic valuations have been discussed from the very beginning, but were ignored by EG. Instead of investing time in recovering, they made wired changes to their IT platform, which were rolled out without being properly tested in a sandbox. As a result, EG remove valuable information. Either their managers do not fixate what has been done (this should be published) or they are not following their own procedures. E.g., repayment schedules change without notifying the investor. A significant amount of positive reviews comes from borrowers, the negative ones from investors, which indicates of some desperate trials to stop the negative trend on Trustpilot. Is this really the only strategy you have? The overall impression is worsening and I stopped reinvesting returns after I have stopped adding money to the platform a while back. The only positive development (therefore 2 stars) is that staff was sacked to reduce costs. However, as long as the recovery rates do not increase significantly, communication gets better and investors are valued with e.g. free withdrawals and abolishing the interest spread, I continue to recommend nobody to invest on this platform. Risks may realize, but despite the long history of EG professionalism in communication and valuation is way below industry standard.
I have investing since 2022. It is a disaster. 100% of my portfolio is in Germany and it is defaulted. Also have a defaulted loan in Lithuania which... is completed but may be the authorities will demolish it due to wrong building permit. EG does not tell this to investors.
Default Rate way too high, German property prices only 6-7% lower but more than 50% defaulted from the German market. Should at least 'break-even'. No updates from enforcement measures in three months.
Sono in questa piattaforma da più di un anno con due progetti .Uno in ritardo e sto aspettando, un altro cioè questo ( #7320 Bridge loan - 1.stage ) , andato in default e ancora da oltre 8 mesi aspetto informazioni e date su quando riceverò gli interessi e il capitale investito.SONO MOLTO DELUSO E SCONSIGLIEREI GLI INVESTIMENTI, voglio avere certezze di recupero capitale e se non avrò informazioni sarò costretto a denunciare e dare tutto in mano ad un Avvocato.
Äußerst unseriöses Unternehmen. 80% der Kredite sind verspätet, zum Teil über ein Jahr. Die tatsächliche Rendite ist geringer als der anfangs festgelegte Zinssatz. Die Krönung ist die heimlich, still und leise neu eingeführte Inaktivitätsgebühr von bis zu 50€ im Monat (!), mit denen Estateguru offensichtlich die Nutzerkonten leerräumen möchte. Diese Info wurde nicht offen kommuniziert, sondern im Kleingedruckten einer neuen Preisliste versteckt. Absolut nicht empfehlenswert. Ich werde mir den Restbetrag auszahlen lassen und das Konto schließen.
Premetto che ho iniziato ad investire oltre 2 anni fa e ad oggi posso affermare che la mia esperienza con Estateguru è disastrosa; al momento su oltre 50 progetti investiti ben 33 sono in DEFAULT !!! Segnalo che quasi tutti hanno pagato gli interessi regolarmente (piccole somme) ma NON l'ultima rata che è al 90% la restituzione del capitale investito. La comunicazione non è efficace e attendo speranzoso di recuperare nei prossimi...anni le somme investite. Valutate bene la convenienza.
V tomto momente mám investované v 36 projektoch. Z toho 12 je po splatnosti, alebo v omeškaní. Ďalším projektom len navyšujú čas splácania. týmto krokom, iba umelo nepošlú ďalší projektu do omeškania, ale k ničomu to nevedie, keďže po uplynutí predĺženej doby prídu zväčša len ďalšie výhovorky na vzniknutú situáciu. Investovanie so sebou nesie riziká - som si toho vedomý, ale to sa dá eliminovať vhodným výberom úverov. A za toto sú v prvej fáze zodpovední ľudia z estateguru. Hlavne pozor na úvery z Nemecka. Asi všetky investície v Nemecku sú po splatnosti. Typicke pre túto krajinu. Okrem toho- poplatky inkasujú za všetko. V žiadnom prípade neodporúčam. Aktualizácia- situácie sa naďalej zhoršuje. Dve tretiny môjho portfólia je už v omeškaní. Jednoznačne najhoršia spoločnosť tohoto druhu na trhu. Len samé výhovorky a predĺženia splácania, ktoré nikam nevedú. Ruky preč!!!! Úplne neschopní ľudia, ktorí poskytnú úver hocikomu, len aby zarobili.Aktualizácia-situácia sa naďalej zhoršuje a doby splácania sa predlžujú o ďalšie mesiace. Takmer žiadny projekt neplatí načas. Každý mesiac nové a nové výhovorky. Dajte peniaze na charitu. Urobite aspoň dobrý skutok. Takto iba pár neschopných ľudí dobre zarobí!!! Aktualizácia 29.12.2022- situácia je z mesiaca na mesiac horšia. Z 26 projektov je iba 10 splácanych. Ostatné sú už po splatnosti niekoľko mesiacov, až rok! A to som začal investovať v januári 2021. Ako som už písal skôr- same výhovorky a predlžovanie investícií o celé mesiace až nakoniec zlyhanie investície. A čím vyššia investícia do projektu- tým vyššia šanca na to, že projekt nebude splatený. Ani náhodou nemôžu mať také dobré výsledky, akými sa prezentujú a podľa mňa sa situácia aj kvôli celkovo zlej finančnej situácii vo svete iba zhorší. Ešte mám v estate guru takmer 5000€. Že budem mať nejaký zisk nepočítam. Teraz je len otázne, aká bude strata. Je to banda neschopných podvodníkov. Jednoznačne najhoršia spoločnosť tohoto typu s akou som sa doteraz stretol!!! Dôrazne neodporúčam!!! 06.01.2023 aktualizácia- z 26 projektov v ktorých mám ešte investovaných sa iba 8 spláca v termíne. Ostatné sú už dávno po termíne a tri už úplne zlyhali, bez toho, aby zaplatili aspoň jednu splátku!!! Jednoducho od začiatku neplatia. Tak, ako vyberajú, komu poskytnú úver? Momentálne je moja strata viac, ako 2000€. Jednoducho Estateguru vybrali peniaze od investorov a to bolo všetko. Takže už peniaze nikdy neuvidím. A Estateguru ponúka pôžičky aj naďalej. Je len otázka času, kedy títo podvodnici ukončia činnosť. Tých pár pozitívnych recenzií, čo sa tu vyskytujú si napísali sami, takže reálne to nemá ani len dve hviezdičky. 09.02.2023 z 24 projektov je 15 in default. Obrovská katastrofa táto spoločnosť. Áno jeden úver, do ktorého som investoval 150€ a viac sa nespláca!!! Väčšina pôžičiek je z Nemecka. Takže pozor! Legálni zlodeji z Nemecka a Estateguru aj s tými ich pôžičkami. 23.03.20023 80% investičných projektov je v Default!!!. šanca, že niekedy uvidím svoje peniaze je nulová. väčšina firiem nezaplatila za celé obdobie ani jednu splátku. Je to podvod!!! Aktualizácia 13.03.2024 Po ďalšom roku musím len potvrdiť to, čo som už písal. Sú to podvodníci. 100% môjho portfólia zlyhalo. Za posledný rok som získal pár centov, čo z vyše 3000€ investície nič neznamená. Len samé výhovorky a predlžovanie času splácania, ale v podstate sa nič nedeje. Jednoznačne najhoršia investičná skúsenosť a podľa nových recenzií sa to len zhoršuje, takže z ich strany nevidno žiadne poučenie sa. Ide len o výber peňazí od investorov, zisk z poplatkov s to je všetko. Ak by ste chceli nejakú investíciu predať, tak to je nemožné, aj keď idete pod cenu. Jednoducho, to nikto nekúpi. Absolútny podvod!!! 11.07.2024 Za posledné tri roky som dostal pár eur, takže situácia sa nezlepšila- práve naopak. Ak neinvestuje po dobu dvoch rokov, tak si účtujú poplatok 50€ mesačne za nečinnosť v prípade, že sú na účte nejaké voľne prostriedky. Ale kto by investoval, keď 100% portfólia je roky po splatnosti a investor je v mínuse 5000€??? Tým sa investor dostáva do situácie, že buď nakoniec investuje ďalšie prostriedky, alebo bude za každý výber platiť 3€, lebo každý mesiac pošlú pár centov, len aby na účte nebola nula. Zákernosť týchto podvodníkov nemá obdobu!!!! Je to ako kasíno z ktorého profituje iba jedna strana.
Extremely high default rate. Basically you lose money by investing. They are sending automatic email when the load is late, or defaulted which is hilarious and just goes to show you how little they care about the investors money. Worst experience ever. You can't have 70%+ of investments ending up in default or being more than 90 days late. I am waiting for my loans to end and defaulted amount to be at least partially recovered and I'm withdrawing all of my money. Higher risk and lower return than competitors. 0 support from employees to get back the money.
I have already 70% of my loans in default and reading various Reviews here I'm not the only one. Compared to other platforms estate guru is much worse. They will now copy and paste the usual message,but reality is that in two years i still didn't see a cent. will never invest again.
Default rate of my loans ~25%, which means there won't be any profit. I have stopped investing into this platform.
for germans loans they send monthly report last one was copy and paste of previous one... 90 % of germans loan are now defaulted. they don't do anything !!! germans colaterals are over estimated a lot !!! ... I havent get interest for 5 months now and i will get a big capital loss !!+ they increase their incomes on second market fee was 2% now is 3% !! it 's a shamed !! please don't invest there
From platforms that I use EG has the best descriptions of investments - LTV, assurances, adresses of all properties... So far I did not lost any money, although a lot of my German investments are now defaulted. But enforcment processes in baltic region were fine until now, so I will se how this will go :) I have been with EG for 3 years and so far good.
I've been with Estateguru since 2021, and the experience has been fine. It can be a little tricky getting your bank verified at first, but once that has been done, things are fairly smooth. I have invested in three properties, one in Estonia, one in Latvia, and one in Lithuania. The Estonian one has been delayed, but I've already received most of my investment back + interest, penalty fees, and indemnity. The other two have both been making their repayments on schedule. Obviously, if I had invested in German properties, my experiences may have been very different! But I think that it is important to counterbalance all of the negative reviews on Trustpilot with an honest experience from someone who has had a generally positive experience. Investing in property is the same as investing in stocks, bonds, or whatever. It's not guaranteed profit. Real life can affect your results, and Europe has had to deal with a LOT of real-world drama over the past few years.
I invested in some Estateguru projects based on good reviews, but it is clear that something has gone very wrong in the last few months, half of the projects are 2+ months late in payment. They say that the loans are secured on property, it waits to be seen how long it takes them to recover the amount if there is a default. In the meantime, they continue to spam my email with offers to invest in new loans at 12+% interest rate, and I am wondering if this is turning into some kind of unplanned Ponzi scheme ...,

Apr 22,2023I had been investing in Estateguru for several years and everything was going on really well. Then many of their projects started to be in default. At a certain moment more than 50% of my very well diversified portfolio was in default. They offer a fast exit for some defaulted projects but you will loose an important percentage of your investment. If you consider the amount of money you loose for the fast exit option plus the interest you didn’t receive for certain projects that can last a couple of years then you realize that you have done a terrible investment. In all, if you consider my profits and lost of money during 3 of more years of investment in the web page I ended up in red numbers. Final word: crowdfunding is a high risk investment. If you have a 50% defaulted projects, I would recommend you to think twice if you want to place your money here
