Oct 26,2023Aggressive and uncooperative customer service. Following rate changes, my interest rate is 10.29% on two products. Customer services (Bejon)have been unhelpful and increasingly aggressive despite being aware of my being a vulnerable customer and attempting to reach a resolution has been difficult as a result of bullying tactics and not sticking to their word on which I relied. Would not recommend as they do not comply to government recommendations during Covid or even now during the cost of living crisis and prefer to threaten customers with LPAs (even when customers are making payments) rather then reach a resolution.

Oct 16,2023Since my last review of June 16 2023 I had hoped to see an improvement within the Company. Unfortunately this has not happened. Firstly the LSE stock price is now 32.50p a fall of 65% from the years high and bond values have fallen. A clear barometer that confidence and performance is poor at Lendinvest. In general update notes on loans in arrears are poor and unreliable. I highlighted this in my last review and in particular loan IG6 where clearly Lendinvest's LTV calculation and site visit can not be relied upon... thats a huge concern. Further on notes loan DY2 1/8/23 " redemption expected in the next two weeks " - 19/9/23 "two or more interest payments are overdue " ... and the loan remains outstanding. Clearly very poor credit diligence a massive concern. Further loan NW1 is sitting in la la land with a coupon of 61/2% 2+ months in arrears. As an investor if one takes in account unreliable LTV's , inconclusive arrears updates and loans extended at BELOW current market rates the situation is very unsatisfactory.The last one is a red line for me and I call upon Lendinvest to explain and justify why borrowers in arrears are permitted extensions at BELOW current market rates. The cracks are really starting to show and its time for management to recognise these issues.

I lost my total investment They have asked for further information. This relates to a property investment in Selsdon where my partners have made a formal complaint.

Sep 29,2023Lendinvest are new to the residential mortgage market, so experiencing a few teething problems. Having said that they were quick to correct matters once notified and issued the mortgage offer relatively quickly.

Service levels are strong also, with mortgage offers being delivered in a timely manner. Particular mention to Jordan, an underwriter on residential mortgages, whom has been quick, efficient, and communicative throughout.
