Dec 29,2024This is seller beware Orchard will over price your home, call you a liar, thief, and anything they can think of. they overpriced our house and did huge price drops, which cost us a lot of money on our end not theirs, they look out for themselves and disregard their clients. there is way to much to type but do not use ORCHARD EVER. they want a specific date but it was over 4 months, so i will put the closing date.

Dec 02,2024Just reading the reviews and it appears that the Orchard Consultants have a pattern of “No Shows”. The below agent reached out via text and promised a follow up call the same evening-that I never received. Plus, she canceled our appointment (VIA TEXT MESSAGE) at 1:02pm, less than an hour of our scheduled time to meet at 2p. Of course, I didn’t realize she had canceled until 2:15p, when no one showed up. Bad Business. Nov 26,2024After completing the online survey, Orchard immediately began calling and texting me, even though I indicated in the survey that I was basically only investigating my options. I returned a call and set a phone appointment to learn more. When my agent did not call me at the time we agreed, I texted him. Two and a half hours later they replied. Set a makeup appointment for today and they once again ghosted me. So, because I cannot reach a person who is professional enough to keep an appointment, I will not be an Orchard client.

Nov 20,2024When I finished filling in the info on the website, I was immediately contacted by a professional and friendly representative. From there our realtor Jack DeButts came to meet with us and field some options. When it came time to list, he did the research and found the perfect price to get our property sold fast. He was very helpful and kept us informed every step of the way. Closing was easy, and Orchard had a notary meet us at our new house to sign all the documents, and our closing agent even stayed late to make sure everything was filled out and filed properly. Overall, I couldn't have asked for a better selling experience.

Nov 07,2024I was part of the Move First program which is buy a home first, then sell your existing home. It was an easy and good experience buying the home. The selling of my current home took longer than expected because the market changes. Which no one really can predict. All and all it worked out my realtor got me as much as he could and all parties are happy!

Sep 26,2024Hopefully this helps people understand the move first program. We utilized Orchard's move first offer. Initially they visited with us and gave us a general run down of the program. The quick version: They give you a lowball guaranteed offer (not ridiculous but lower than market rate). If you have equity this allows you to use it for your next home. This is based on the Orchard offer. When you use it you will sign an interest free 2nd note on your home for that amount. Orchard will use a portion of it to pay the downpayment AND to fund the home payments on your existing home. You may have other options but this is what we did. This was a tad confusing at first. So for example: You owe 200K on a mortgage. Orchard's guaranteed offer is 300K. You will have part of that 100K "loan" for downpayment and 4 months of Mortgage payments (and fees). In going this route you do pay an additional 1.9% fee. So plan for 7.9% to be taken from the final sales figures. When you close on your new house you must be 100% out of the old home, but still maintain utilities, yard etc. The home is then placed on the market at a mutually acceptable price. You have 120 days to sell, at which the pricing folks will recommend changes if it remains on the market, if it doesn't you will get the original lowball offer. Think of it as a worst case. Also, although we have not yet reached 6 months to test, we are told we can refinance with only a filing fee as we used Orchard Mortgage. Their promise is you can do this every 6 months as we bought when rates were horrible. I will update this when we try this in November. We have a lot of dogs which made selling the home we were living in extremely difficult. We wanted out but felt trapped. Orchard worked for us. It cost a bit more but made it possible for us. Our Agent, Susan Glynn, was great. She was responsive, helpful, and went above and beyond to help us. Plus we actually liked her as a person. As an agent, she is extremely thoughtful and genuinely cares. If you go into the process and build your expectations around the worst case scenario you will likely be happy. We didn't sell for what we hoped, but the market hit a patch at a bad time for us. That said we were above the Orchard offer. We love our new place, and never would have done it without this program.

Sep 06,2024Orchard will not work with you if you are the agent and owner. When we offered to give up not representing ourselves they said they don’t work with other agents. Very misleading and disappointing.

Aug 15,2024I reached out to the company and setup an appointment for an in home consultation. Received an email notification regarding the scheduled appointment. I took time off of work to meet the agent at my house however the agent did not show up, answer or return calls. The agent ended up canceling the appointment 30 minutes after the scheduled time which indicates the agent was aware they did not show up to the appointment. This company will only waste your time.

Jan 05,2025I am still in the process of selling my current residence with orchard.com through their Move First program. Their program fee is a minimum $9,000 or 2.4%, whichever is more. The equity unlock isn't even underwritten by orchard.com, but it is done through another mortgage company HomeLight. If you have the option to sell the traditional route, I would suggest you do so. I decided to leverage this program due to an organizational move and it allowed for us to get into a new house before selling our old one. I am updating my review because my bad experience has been from the equity unlock/mortgage side of orchard.com. My agent and his broker have both been responsive and have provided me with the information I need to make informed decisions.
