Jan 26,2023We used Orchard to buy a new house using the Move First program, and it worked out very well. However, I don't know if it was me not processing it correctly, or whether it wasn't presented clearly enough, but I didn't realize at the beginning that the way the program works is that Orchard first buys your house at a deep discount to current market value, and then gives you equity on that sale to buy another house. Your house is then put on the market with a four month window to hopefully sell for more than Orchard paid for it, and you get the proceeds after the normal 6% realtor fee. I was under the impression that they evaluated your house and gave you equity to buy a new house based on that evaluation, not that they actually took ownership of the house. This was not a bad deal, and worked out very well for us, I just don't feel that it was clearly enough disclosed at the beginning that you actually sell your own house to them in order to get the equity.

Jan 24,2023Started the process with Orchard in mid-November, and was interested in the Move First program. Went through what I was looking for and where I wanted to move with my first home advisor at that time. That home advisor left the company. I was assigned a new home advisor. Let her know when I was looking to move. She suggested we begin the whole process in January. Ended up wasting two months as when I "met" with another home advisor (third one) in January, I was told Orchard was no longer in the city I was moving to, and that they stopped working in that city about two weeks after my first contact in mid-November. That would have been nice to know and something I should have been advised of in the very beginning.

Jan 22,2023Best selling and realtor experience ever! Orchard was easy to work with and their guaranteed offer was incredibly good compared to market at the time. It was nice knowing we had a back up plan VS if we went with the traditional realtor we would not have been able to buy a new one without that backup.

We didn't have to deal with showing our home until we moved out. They were really good about keeping us in the loop and communicating to us and getting our opinion on who to sell it to and for the amount.
