There's so many people involved, it gets pretty confusing on exactly what the buyer needs to accomplish to get all paperwork completed prior to close date.

They did all the work. Came out and took pictures with 3 d panning. Listed and done. Posted on Friday( we went to a hotel till Monday and had over 29 showings. Under conton Tuesday. Hardest part was packing to move.

Absolutely absurd company Chris Smith and their leadership do not care! I repeat do not care. They violated legal contract and blocked our calls. Here is the short, we met with our Solutions Expert and loved the move first program. My wife and I were in different locations and on Zoom, I decided to share my screen so my wife can see the interface. Side note I’m a fan of nude male and female art and art in general, I set Zoom to share my browser to be safe. Didn’t realize something got through and no one said anything so we signed our exclusive agreement and guaranteed offer. Fast forward and Friday every appointment we had was cancelled and I got a email from SVP Chris Smith and Gabe me a bleek we can’t work with you. Called explained the situation and his response was “ oh guess I have to investigate more. Sounds like a Zoom issue.” 10 minutes later “oh it’s not a big deal but we have to protect our employees which I get, but no regardless of my mortgage I started or contracts go away in lesser words We have a lawyer engaged and have notified BBB and CFPB and considering an investigation submission with Georgia Real Estate Commission. They violated a legally binding contract and we are pushing for them to properly negate it. Just be aware I’ve emailed very executive and no one responds. Beware

It couldn't have been clearer that Orchard didn't care about my home sale. I was never certain that my auto assigned agent had my best interest at heart. He would never explain anything, was unresponsive, and generally abrasive when he actually did respond. Once we were under contract it literally took him a week to respond to any question or request for a status update. Selling a home is a personal thing and orchard is clearly an impersonal sausage machine that doesn't care about its customers.

Orchard made the sale of my house a breeze experience. With the concierge service, the work that I needed done was completed without any delay or out of pocket expense before selling my home. The listing was done twice to make sure it was the best it could be. I found working with the agent was easy and she was very responsive to all questions that I asked. No stress, no muss & no fuss. Really wonderful experience.

Only consider using Orchard if you are moving within the same area, or one of the service areas that orchard uses. Uses. We were moving to a state outside of where they operate, so we could only use the normal process. We were still charged the "traditional agent fee" but they did the same amount of work as if we had listed with one of those self listing services. In addition, their "guaranteed cash offer" was extremely lowball, at $130,000 less than what we put the house on the market for. Do not recommend if you're moving outside of their coverage area. But I gave it 2 stars because the realtor we worked with listened to our concerns and tried to address them as soon as possible.

The services offered by Orchard worked well for us. Our home sold very quickly for more than we asked. Having the closing also handled by Orchard allowed us to close in 24 days from listing to closing. Our only disappointment was with the cleaning service offered through the Orchard Concierge service. The crew did a poor job which were had to follow up one ourselves. Otherwise, everyone from the listing agent to the closing notary was great. We would definitely recommend them.

Use extreme caution when choosing Orcard. This company will give you a guaranteed offer. However, this company has no idea what guaranteed means. My "guaranteed" offer was reduced by $20,000 two days sfter accepting their so called guaranteed offer. They made me feel like a sucker. Update: Orchard never said anything about a 5 day due diligence clause. They get you excited about selling, then reduce the guaranteed offer hoping that most will go for their trick. As previously stated, I should have listened to my neighbors' warning. I still feel that Orchard is basically a grift.

Soooo easy and stress free! Everything was great from start to finish! Didn't have to move twice buying our new home alone was worth it, and everything else was just the cherry on top! Thank you everyone at Orchard!
