I think Orchard was good about keeping the Seller informed, but I think they are also good keeping the next buyer informed also. I think everyone that look at your house are informed the price would continue to drop and that after 4 months they can purchase home at a deep discount. The house would be under contract right after the end of your listing period,

Moving into our new built home was great and getting a advice from Orchard helped us put 20% downpayment. We did one move and then it took 39 days to sell our old home and we received additional profits. It was a overall smooth experience.

The team kept me informed from the beginning with Jacob, then Tanner, Matt and Bobbie. There is a few more team members working on the closing. An awesome team with an offer in just 7 days after listing. The closing is scheduled in 3 weeks.

Went in to our experience completely transparent with our goals, needs, and what we were working with. We were told they were all no problem, and we should go ahead and make our move out of state so we could be out of the way for concierge to get in and do their job. They come back, more than a week after our house was supposed to go on market, and tell us "oh, just kidding we're not doing concierge anymore", leaving us completely high and dry and a thousand miles away. We got shrugged shoulders and ignored by management we reached out to, they were uncooperative and duplicitous to get us to use their service, offering something they never had any intention of honoring. Every member of the team just goes "oh it's not my fault" and passes blame to another person, with absolutely no internal communication.

The people made this experience great!!! They held our hands and guided us through the process. They showed us all of our options and made sure we understood what was going to happen next! Our old house sold in less than a month and we got more than we asked for. Whoever came up with this home selling/buying option is a genius. The people you hire are wonderful people!!!

This is excellent product that Orchard has put together (sell and buy all in basically one transaction, you have access to your equity immediately from your old home before purchasing your new home which makes it so easy to come to the table at closing with your money secured. One of the best parts no showings you have to deal with leaving your home when there is another realtor wanting show a potential buyer your house and you dealing with the hassle of leaving while this showing is taking place.

Orchard made the home selling process feel much more achievable. The concierge service was very high quality and a great price. Any concerns we had along the way were quickly addressed by the team! We were so grateful for the good advice, guidance and quick response to our questions. We would use them again without question!

Be sure to read your contract completely. We missed the area concerning escrow holdback that Orchard uses to run your home after they own it. Orchard did a great job closing, but they were hard to get in touch with.

I’m sure company fine but Kristy in DFW run, she is lazy doesn’t return calls. This is 3rd time and I thought why am I chase this horrible realtor? I have the 300k house. I pray her boss sees this and reprimands or better yet fire her! She is horrible this is 3 calls and mildly texts and I called back after week on no response and she’d call back because her computer had a glitch…..I’m a night nurse I waited 3 hours and finally texted her and said they don’t work in our area and I called her a liar since there was 10-12 orchard house less that 5/10 mile from me! Orchard fire this inept girl/child and hire real customer service oriented realtors. I’m going to give y’all one more chance and assume she is just the one bad apple because o see good reviews for dfw area

My husband and I have bought and sold at least 7 houses in our lifetime together. We decided to go with Orchard due to their 'buy first sell later' campaign because obviously the transition is the toughest and this gave a great option to make that transition easier. EVERYTHING BACKFIRED! First off, the realtors they assigned to us were obviously focused on quotas: we became profit to them, not people! They could care LESS about how stressful buying/selling a home is-more that they get their commission! We were basically always arguing with our listing agent: she was always more on the buyer's side than ours; all just to get the sale! That's how she made us feel! It all started with the onboarding--when they advised we go through the traditional way of listing/selling home first. They made their way of handling the traditional method seem like it would be easier on us. I wish I had read more of these NEGATIVE reviews before signing on-we experienced them all! The first issue is YOU CAN'T CHOOSE YOUR REALTOR. Orchard assigns a listing agent AND a buying agent: and the two NEVER talk to each other! We had been advised to go the traditional route was because orchard's method requires that they buy our house for about 40K less than what they would list it for & then pay us the difference when it actually sold. Based on our equity, that really wouldn't give us much $ on the front end so they said "it wasn't worth it," esp if the house didn't sell for a few months (somehow that was a negative for us even though they bought it from us? what?). Ironically, because we had no lease-back, the amount of $ orchard would have given us if they bought it was the EXACT amount we needed to put down on a new home in order for us to move before we sold! Things only got worse: our listing agent was so in a hurry to sell our home that even though she SAID we could list it at any price we wanted, she REFUSED to list it at any price but the one SHE came up with. Orchard's own algorithm calculated 40K higher than what she listed the house at--we had asked to split the difference & list @$20K higher than her # but she rudely said, "Well, I think that's 20K higher than I suggested.." & followed up w/"I'm going to list it at the price I said." Totally OPPOSITE of what she said at our first meeting! Then, when we actually went under contract, we were assigned a buying agent who knew we were now in time crunch to find home & who we told all our issues re:listing agent to so he would know what a terrible experience we were already having. Esp the part that she could not get us a leaseback: the buyer's agent happened to be the mother of the buyer and she was a total nightmare demanding all these insane things. Even our listing agent said that agent was "crazy" but was still NOT willing to go to bat for us! I can't even be mad at the ridiculous&annoying buyer agent: it is to be expected bc she probably thinks she's being a hero for her daughter. I understand that--but OUR agent NOT fighting for us??? Especially when we found out that the comps for our home were SELLING for easily 40-50K higher than what we were LISTING at!! Even tho our buyer agent knew about this &seemed empathetic & understanding at first, within days, he ghosted us! He wasn't even required to find or show homes to us: we did that ourselves w/tour specialists. We finally dealt directly with the builder (Sunny Circle) & their agent who were more helpful than our own agents! if it wasn't for them, we would have been homeless for a couple weeks! Then, to add insult to injury, when we closed on our new house--the SAME day of closing, I get a call from our buyer agent manager telling me "he's no longer with the company, if there's anything i can do to help." WHAT?! you're telling me this on the day of closing after he's ghosted me for weeks!! Also, we had to close on our new home before we officially sold our old one. The DAY BEFORE closing on our old one, the buyer's agent demanded an additional $2500 for drywall repair (from large nails)--she sent pics and the patches weren't $2500 worth of fixes! We had paid someone $500 to patch/paint the drywall. I went in and took my own pics and agreed 2 areas in the house could've been done better but not $2500 worth! we countered with $1000; OUR listing agent said they won't take less than $2000-so we suggested Orchard pay that $1000. Of course, orchard said no & we had to agree to yet ANOTHER buyer demand. I know $2K should seem like nothing in the whole scheme of things but when the buyer is getting our old home (which we loved) that is APPRAISED at $100K higher than what they are actually buying it for, this is now just the principle of us being suckers & getting screwed by orchard! our usual agent would've volunteered to pay that $1K as her realtor gift. So much MORE happened, but not enough space to go on. DON'T USE ORCHARD!

The buy before you sell program was as easy a process home selling and buying can be. Everyone I worked with throughout the entire process was great.
