May 03,2023From the first phone call that started this process to closing, everything has been incredibly smooth and efficient. Orchard has an astounding team that was very knowledgeable and also quick to answer all of our questions. I appreciate absolutely every single person who helped us on our journey, especially our loan officer Damien. I wish I could personally thank every single person who worked with us and helped my husband and I buy our first home. It only took about 5 months!

Apr 30,2023Orchard was great from start to finish! Once we found our new home Orchard walked us through every step of the way! Our money was sent for closing on time with one small glitch that caused a delaying closing. Once that was worked out it was smooth sailing! The extra time given to vacate our old home was a God send and the old home sold in 4 days! Orchard provided a great experience!

Apr 21,2023I am currently trying to buy a house from this unprofessional and unorganized company. Firstly, we entered into a contract with an individual who was selling through them, then that seller breached the contract and sold the house to Orchard, thankfully they offered us the same terms, but it slowed down the process and was illegal. Secondly, on the day of closing they didn't have all the documents that was needed so it delayed closing. The day after closing they incorrectly filled out forms which delayed the process even more. Terrible company to deal with. Stay away from them.

Apr 21,2023My experience had been very seamless and that made this process very easy for me. My listing agent walked me through step by step in the process and reached out to check on me often. I love the dashboard access and information available so you are always informed. The concierge service option makes it easy to get work done that is needed to sell the house. I would absolutely use Orchard again if needed in the future.

Apr 19,2023Company tried to perform a bait and switch. Upon my first submission of my house. They came back with a gaurantee of $415,000 of equity for the move first initiative. The agent was very pushy on the discovery call and sent over the document for signature quickly. They also stated they usually no longer do discovery calls and confirmed the $415,000 of equity on the call. The discover pitch was good except there were multiple slides in their presentation that they informed me has changed and needs to be updated. After reading the agreement documents I never saw the $415,000 in the papaerwork. It was changed to $366,00. I asked about this and was told the $415,000 is what they will list it for and the equity would only be the $366,000 (crazy they would buy it for close to $50k less than it would list for). They they told me my house is only stowing estimates of $406,000 on trulia and $414,000 on Zillow. I looked it up and couldnt find trulias estimate, but did find Zillow at 430,000 and realitor.com at $453,000. This feels too much like a buy from me low and sell for more later. I cannot get past the bait and switch feel, so I woukd recommend reading your agreement in detail like I did before signing anything.

Apr 12,2023The buying of our new home was amazing. The selling process was dreadful due to a lack of communication from our listing agent and several opportunities that we felt would have been easier had we been provided with an agent who perhaps had a few more years experience, or just someone who would have created a better relationship with us. The pictures were great and the beginning of the process started off well, but it felt like Travis (our listing agent) became disinterested or maybe he was overloaded? We felt like we were inconveniencing him by reaching out for an update. Early on we asked for a weekly check in even if there were no updates just a text to let us know the progress of the process. The tools provided online were awesome but the follow through from our agent of whether or not any offers were made or when offers were made left us wanting. It was stressful and inconsistent. Our first contract fell through and we barely heard from Travis, and we honestly wonder if that could have been avoided or if any red flags could have been found sooner. The deal ended up falling through and we were scared because so much time had been used of our 120 days which negatively impacted our listing because now it looks like it was on the market for 2 months which can cause a hesitation on why it’s been sitting so long. Then in the middle of our actual closing negotiation, Travis went on vacation and we were handed over to another agent we didn’t know which was uncomfortable. Just an Sergio experience and we won’t use or recommend orchard for the next purchase because of that.

Apr 05,2023Company does not do open houses, literally the number one way to sell a home. Our listing agent lived 3 hours away. After weeks of learning about their programs and procedures, cancelled the contract and will list with a REAL real estate company.

Apr 05,2023The Orchard team kept in communication through the entire process. I always knew where we were in the selling process and was immediately notified if there were any issues. I would recommend Orchard to anyone, especially a first time home seller. From Customer Service to the Title Company, the "Team" made the process very simple for me, as a first time home seller, giving suggestions and answering questions, when I needed assistance in an area of the process I was not familiar with. BRAVO!!
