Jun 19,2023One stop shop... We are doing the buy before you sell option. Everything seems to be going great. I will know more once we have completed the entire program. So far we have found a house, put in offer, offer accepted, option period over, close on July 10. After this stage, the selling portion starts.

Jun 17,2023EVERY person involved in the whole process are TRUE professionals! They got us a cash offer that was close to what we were considering to list our house for. Once it was all said and done, ans about $10,000 in repairs we didn't have to come out of pocket for, we cleared ANOTHER $38,000! Plus we were already unpacked in our new house. This team is very transparent and let us make the final decisions from listing price to how much we were comfortable with putting into repairs. I HIGHLY recommend Jason and the whole Orchard team.

Jun 17,2023It was great working with the Orchard team, from the buying side through mortgage process, the selling side and title. They were all very professional and easy to work with. Our buying agent, mortgage agent, concierge, listing agent and title group took care of almost everything. It made the whole thing a lot less stressful. We would definitely recommend Orchard to others. The only negative is probably not having the face to face interactions with your agent but this is a technology company and the communications made up for it. May 23,2023BUYER BEWARE!!!! I would rate this company zero stars if possible. Upon closing on our new home, Orchard contacted us over 24 hours later stating that they “forgot” to include everything in our closing and we owed an additional $19,000+ to be wired within the hour our we would be forced to vacate the property. Our movers had just emptied the trucks at a cost of $14k to move 200 miles away. We were fortunate enough to be able to come up with that money. We were upset, but we’re assured that this had never happened, and were given a nominal concession on concierge services to compensate for the fiasco. Fast forward 2.5 months later. We closed on our old home May 8th. Exactly 2 weeks later, I received an email and a text casually informing me that we now owed $5,700+ that was supposed to be taken from our proceeds at closing. Again, the email stated this is rare, and someone would let us know wiring instructions. Of all the real estate transactions I have been party to, I have NEVER heard of this happening, much less had it happen to me. This is the most unprofessional company in real estate. I suggest everyone find another company.
