I reported a repair and the plumber was an absolute star and fixed the problem, it's made such a difference in our home I cant tell you how grateful I am. It just took PFP weeks to get the plumber there, which is a shame. Although I don't think this is PFP directly. The work on improvements to properties in Spaldwick has not been well communicated I have requested to work from home twice now and no one has turned up. and one of these days they called the day before to ask if they can come so I had to make special arrangements with work at short notice, they did not turn up, only explained what happened because I chased them and now I have no clue when they will be back. I want to be accommodating for them to do the work but they need to give a bit of notice for dates and stick to them. Let people know what is happening. Thanks

I have to highly commend Elijah who did a fantastic job and went way beyond with his aim to finish the repair with a good outcome. Polite, professional and did research into how he could help us get hot water and heating back on with his determination and conscientious attitude. A credit to your company. As was his colleague who came over with a part needed.

Repairs are either ignored or not done properly. If you send a online enquiry those are ignored also. Poor customer service and repairs always hard work.

You gave me a lot of support moving from my old place to my home now. When I was struggling recently with finances following a disastrous holiday that cost more than it should of, you gave me a voucher to spend at my local Aldi. You gave me a replacement door when the police had to break in following concerns for my wellbeing and finally when ever I've had concerns about any matters regarding my tenancy and fixtures you always deal with them promptly. Well done PfP for keeping me a happy tenant.

Trusted, reliable landlord, should be appreciated as it’s rare to find one. Feel safe with them which is a big thing for us. Grateful to be a tenant in what I sincerely hope is our now forever home. Lauren

Easy to get through to operator who dealt with problem efficiently. Repair made same day and new door requested, which hopefully will arrive soon.

I have always had good experiences with the workmen, always polite and helpful. Have lot of bother with water/heating but usually get quick and positive results. Unfortunately any problems within the communal building don't get much help from office staff.

What went wrong, too much to mention. How can they improve, employ professionals who know how to do jobs without damaging tenants belongings (in large numbers). Know when you have good members of staff and when your tenants email you to let you know those guys are doing a good job, take notice, find out what they are doing, instill that practice into your other members of staff and contractors. You could try listening to tenants, and notice the patterns in order to improve the company. I imagine that would help tremendously. When you promise something, deliver it, don't give up because you haven't delivered and then blame the tenant for being difficult. No point posting your automated replies as obviously I'm in contact with you. I wouldn't just post this without being in contact with you first.

No bins emptied for 3 weeks, reported multiple times, we have sofas, rats, food everywhere, 2 fire doors have been broken for over 5 weeks now, the car park security gate has been broken for months, i could go on, they happily take your money, but take a very long time to fix things...if they ever do

1 star is far to generous for this awful company. We have been with this company for over 7 years, there are 3 parts minimum which let them down, 1- communication, 2-repairs and 3- complaints. You can call the customer service center and provide in great detail your problem, less than 45% of this information will be passed on and around 5% will be looked at. Repairs forget having done, we had a leak and it ruined bathroom and kitchen, PFP in turn ruined in excess of £500 worth of our furniture trying to paint a ceiling this mind you took them 6 months to do and around 7 people arrived at different times to "try" and repair, this never got finished and my husband had to finish it with us buying the paint. Housing officers don't know their own policies and procedures, make stuff up as they go along, bully you, threatening tenants they act like the police yet are just a glorified PCSO with zero rights. The complaints system is just as bad as the repairs, the "put it right" stage is 24 hours and never stuck to, stage 1, stage 2 don't think your going to hear from the customer focus team as they seem to have a fear of sorting out complaints. Any large complaints will be left in the hopes you leave it and move on, if you don't they ask you to send it to the housing Ombudsman, its like they want the disgusting backlash they get from them. PFP have been called by the housing Ombudsman:- dishonest, corrupt, threatening behaviour. These are just a few of the bits from them. We have said we will take legal action against them, take them again to the housing Ombudsman and still they can't look after their tenants and properties or complaints and repairs. Going through a tenancy the number of points they fail on each and every day is shocking. They shouldn't be allowed to operate such a broken company. Added today's date as date of experience but it goes far further back than that.

The whole experiance from start to finish was amazing 👏 can't fault anybody or the team of staff I have delt with. Emma who original took all my documents was amazing answered all my questions made sure I understood the process. On to devante who kept me in the loop weekly what was happening and the date I would be moving in brilliant friendly guy. Then Owen and the others who worked hard to get the house ready for my family to move into. Can't thankyou all enough from the the bottom of our hearts a big thankyou your team have all been amazing they are an asset to pfp!!

My grandparents had been tenants since the early 90's, their son lived with them for 20 years, my grandad passed in 2020 and my nanna 4 months ago, pfp within a week of her passing were trying to get my uncle out of the flat because of the "extra bedroom" they are a disgrace.

Monumental Greed We are two blocks of flats called Herlebeck Rise and Monthall Rise in Patterdale Road, Lancaster. In February we became two RTM Companies and took over the management ourselves from RMG (AKA Places for People). We now have a highly professional new Management Company which we are very happy with and would highly recommend this course of action to any residents going through the same nightmare we underwent with RMG. In the last seven years each flat paid RMG a total of £10,000! There are fifteen flats in each block which means that RMG received £300,000. We are a very small estate and just one of tens of thousands under the control of this company. Imagine how much money they and their parent company, Places for People, make in a year! No wonder their bosses are multi-millionaires!!! We would prefer not to write this review as the memories it evokes are painful to recall but since leaving RMG/PFP behind they have continued to harass certain residents for money, threatening and I quote: YOUR HOME MAY BE AT RISK IF YOU FAIL TO MAKE PAYMENTS RELATING TO YOUR CONTRACTUAL OCCUPATION OF YOUR PROPERTY. This comes from a so-called SOCIAL Housing Company which is supposed to help people with finding homes! In April 2023 our monthly service charges rose from £150.90 to £178.54 – an extra £27.64 per flat. This is an annual increase of £331.68 per flat and a total of £9,950.40 EXTRA from the two blocks. In addition to all this extra money, in October 2023 they demanded a further £131.40 from the Monthall residents and £752.92 from the Herlebeck residents. This is a total of £13,264.80. One of our residents was told over the phone that the service charge would have gone up to £208 in April 2024 if we had remained under their control. However, I cannot verify that but it sounds quite plausible. For this sort of money, we ought to be living in immaculate, palatial looking buildings but instead they are dilapidated with paint peeling off the walls, leaks in the roof due to decades of neglect, discoloured ceiling tiles and stained threadbare carpets in the common areas. We have been given some horrendous estimates for roof repairs since Places for People did not honour their contractual obligations and we will probably have to take them to the property tribunal. Under our new management company the service charge payments did not go up in April and each block is saving approximately £2,000 per month. Now that we are freed from contractors like Rescom Ltd, Form Communal and Beara Properties we are getting jobs done at fair and reasonable prices, we can shop around and get quotes and the jobs are done PROPERLY and on time. If you want rid yourselves from the yoke of these people, please get in touch with us and we will help you every step of the way. We have two ghastly roof sagas to relate which will follow this review later. We hope these will be read by solicitors as they are both extremely serious and very distressing for the residents who were so badly affected. Watch this space!
