So far so good, they cover my rental for protection and although not had to use services for any issues, they answer the phones, offer good advice and been responsive.
Here is an update Following on from my review I was contacted by staff from Rent4sure. They were genuinely keen to understand the issue and promised to put it right ASAP, this they did within 2 days. They kept me informed as to what was wrong and how they proposed to fix this issue. This issue should not have occurred and the original staff were unmoving and unwilling to help but I believe the measure of a good company is how they react and resolve issues and for this I cannot fault their customer services. For these reasons I have changed my 1 star review to a 4 star review. Absolutely useless. I was asked to act as guarantor for someone recently. This company refuses to accept email references and insists on employers using the link they provide. This is stupid but especially for the following reasons 1. In a modern world where cyber security is paramount, most company policies prohibit HRs from clicking links. 2. Most large companies indemnify themselves against lawsuits by providing references in a standard factual format. I have always been employed by such companies and this joke of a company will not accept the reference provided as my employer will not click on the link. Note: I work in defence – no company I have ever worked for would click your bloody stupid link
If the Lettings agency use this service. Run a Mile, Holding deposit Will not be stored by the company. Good luck getting it back. has taken 2 weeks too get anything Done. Nothing clearly explained what documents, and references needed. Last time it took under 2 days too get an answer on Openrent. And they done same checks. Joke
My husband and I make about £70,000 a year together. We were trying to rent an £800 house. Easy peasy. Not only they kept harassing my husband for endless information, payslips over payslips (we are basically on the same salary, and they let me be), proof over more proof, like bank statements with employer's company name wasn't enough, payslips with employers name wasnt enough, they needed further official letters from employer signed and dated as well as further telephone reference??? Who does this? And then we got a fail over a POSITIVE landlord reference. They lied to our estate agents and dropped us immediately. I would rather live in a hotel than use any agent that deals with these scammers.
Initially after reading the bad reviews my partner and myself were really worried but everything went smoothly for us they didn't ask us for anything out of the ordinary we gave them everything they needed to run their checks and we passed the application in less than a week so we are very happy.
I was initially worried with our application as I had seen self employed / business owners struggling to get passed through referencing. I my self have owned my own business for 3 years now, and as always my accounts don't truly reflect my actual earnings ( whilst all legal and above board ) due to dividends etc, rent4sure clearly looked into this well and I had no issues passing referencing and affordability checks, my advice would be, give these guys what they ask for, but also give them your draft accounts / submitted end of financial reports from your accountant etc, it makes their life easier if you give the evidence needed. A very smooth transaction from both rent4sure and the lettings agent. thank you.
I was asked to be a guarantor for my former PhD student and colleague. This company is awful. The amount of questions and hustle I had to go through it incredible. Completely unreasonable and everything is marked URGENT.
Rent4sure?? Should be Stressed4sure. Giving 1 star because I cannot give 0 This is the worst moment of my life. This company made, what should be a wonderful moment of moving houses into a nightmare. Been on this process for at least 10 days, the leval of stress and anxiety cannot be described. I never felt so exposed in my life. We provided everything we could, everyday, the same information over and over again and every single private information and still was not enough... I attempted to contact them to see what was missing from documents, and apparently they do not want to contact my father's boss because he is a "self employer" even though he works for a company and has a boss.. also Rent4sure said they cannot help.. How can they not help?? they were asking for proof of savings... like REALLY??? THAT'S A PRIVATE INFORMATION!! "we are just trying to prove that you can pay the rent and also protect the landlord" but every bit of information is there, on the BANK STATEMENT with ALL THE NUMBERS SHOWING that we pay our current rent for years and never missed any payment.. Even with a letter saying how much my father earns, signed, they still did not proceeds , and they don't contact my father's boss.... YOU JUST HAVE TO CALL HIM, HE CAN PROVE TO YOU THAT 1+1=2 jesus.. I've never felt so offended.. we lost our dream house and it's this company's fault. stay away from this company.
I am currently dealing with this company and its shocking... the first initial email we got our names were spelt wrong. We did all our applications the day they sent us the emails. Our jobs filled in the paperwork etc and both got messages on our portals to say everything was submitted. 3 days later my other half got a phone call from our landlord saying they didn't receive anything from his work as the email was wrong! It clearly wasn't wrong as we had proof and his manager had received the email. They then requested that my other half needed to send bank statements and payslips which we did.. today we get another call from our landlord to say we have failed the checks due to the fact the name on his bank statements isn't his correct name- when it is! I have the proof. Avoid using this company at all costs!
This company is one off the wrost company I have ever experience. After sending them 6 mouths bank statements 6 mouths payslips my P60 driving license and passport plus 10 details off where I used to live. My birth certificate. Email ever couple of hours. The email they sent to me got me thinking and I began to worry if this was a scam. They had so much Information from me it was unbelievable. I was acting as a guarantor for my daughter so she could move in to one off there houses. You have to earn over 1,600 to be a guarantor I earn just over 1,900 a month which was in there bracket. I have a good credit score but according to them the information I had given wasn't enough. They wanted phone numbers off my employer, and address. Which was on my payslips. A letter from HMC to proof what I was earning was the truth so I also sent this in . After a week my daughter rang me saying I was turned down as her guarantor. I would not recommend this company to anyone. Poor customer care, poor service, and the landlord who is Southampton is also as bad.i have never had such a bad experience with any other company as I have had with rent4sure The things they asked form you is outrageous. There staff teat you with no respect don't even ring you to tell you if you are a guarantor or not. I honestly don't trust this company if there was a zero that's the mark I would give. Do not use this company it is not worth it .After reading the comment that rent4sure just added I feel very annoyed and disappointed with them,they haven't apologise in anyway and on the top off things my husband is now trying to be my daughter guarantor but having the same problems as I did , he sent all the documents that the told him to send and he got a email telling him. He had to send 2 years worth off bank statements even though he sent 6 mouths all ready . I think personal the company needs to retrain there staff because they don't seem to have any training in the above matter. They are rude and its a uncomfortable situation sending all the paperwork they ask for. You can see how upsetting it is providing all that information to a company that you don't know. And what are they doing with all the data and documents. It is very worrying time because you don't know who you are dealing with and where the documents are going.
I have been helping a friend with the referencing for a rental, I have had direct contact with Rent4Sure (phone, email, their upload portal). Their process was messy and inefficient, I had one response to around 15 emails and we were asked for the same pieces of information several times over. In relation to my friend's very part time job, they wanted an employment contract (sent at least 3 times), a payslip (sent at least 3 times), references from the employer (who made contact on several occasions), and bank statements (again sent several times). These were all duly provided but were not deemed sufficient evidence of employment. The reference failed and my friend has lost weeks to this process, which was meant to take a few days, and which the estate agent felt should result in a pass. I understand Rent4Sure's job is to gather evidence and check it, but it seems that there is no judgement applied and it is a case of different people entering bits of data and then "computer says no". Whilst they will claim they only provide advice to agents and landlords, as the outcome of their assessment is linked to whether an agent or landlord can be insured, this really does put all concerned in a bind. A landlord could ignore their "advice", but would then be uninsured. I have written directly to Rent4Sure requesting that the case in question be reviewed by a senior manager. New info: I have since found out that the employer reference could not be used because the email address it was sent from was not email address reflecting the business name! We are working on producing "verifiable" information, but would have been good to know what constitutes this beforehand! And I am also shocked at the level of "suspicion" involved. I would have thought the likelihood of someone wanting to rent a house getting a friend or random person to pose as their boss, answer multiple emails or calls on character, etc. Would be pretty low!
I recently watched a documentary on people in Ancient Rome being torn apart by lions in the Colosseum and thought to myself, "That must be one of the most horrific experiences a human can go through." That was before I tried referencing with Rent4sure. I've been renting for 7 years and never had an experience as bad as this company. If a landlord or agency ever tried to get me to reference with them again, I'd just go somewhere else. I was failed for not being on the electoral roll at my temporary address while staying with family after moving out. I told Rent4Sure it hadn't updated yet as it takes months, and despite me offering to validate my address with driving license, bank details, utility documents, they refused to pass my credit referencing. I'd been on at my previous address for six years and JUST moved out, and yet they considered me too risky an application. I have never missed a credit payment, had any CCJs or debt in seven years of renting, all of which is on my credit report. The support staff are disgustingly condescending and rude, as others have mentioned. The utter contempt for your clients is appalling. The main reason I'd warn people away from Rent4Sure is in every single negative review they always mention, "We don't make the final decision, that's the landlord..." True, but as you REFUSE to insure tenants who don't pass your 45-step application process, you ARE gatekeeping the rental market. I have to admit, the vetting process is pretty exciting because you get to experience what it must be like to get interrogated at a Soviet gulag. The amount of detail they ask for is genuinely concerning. My own accountant doesn't look through my books in as much detail as Rent4Sure need to.
Rent4Sure were very slow at these checks. Took 4 days to complete a few references. On top of that there’s no point contacting them as they do not respond or read the messages. I had attached an employer reference document during the initial application. I told them about this but they never looked and continued to try and get a reference from my employer. Only after calling them did they actually look at the document and finish the checks.
Rent4sure Ltd. are only interested in getting it over the line to claim their payday. They will simply ignore the processes that they set and badger you to death. I'm no angel but that's why I left them.
Really not impressed with this outfit - they send sh1t0grams with 'urgency' plastered all over the email - but read the small print people - they claim they keep all your data secure - they may - but when asked to evidence this the emails are ignored - the followup harassments however do not cease - and the small print clearly states that any financial lose incurred by you as a result of their ineffectiveness is not their fault. I spoke with the letting agency - there are ways to avoid using this organisation - it does not behave in a trustworthy manner - and trust and diligence is a two way street.
The scamming company makes us wait for a week, and she confirmed everything is good and told the agency a different story to two faces, I provide every single detail. Balen
Signed up with Rent4sure about 3 months ago to try their referencing compared to another company. The referencing staff I used to speak too are now gone and the whole operation has been moved to their sister company, Homelet. The turnaround time and overall quality of referencing has dropped significantly. One applicant passed referencing but when we did our own additional checks they were in arrears with their previous landlord and their bank statements clearly showed they had issues with gambling. Thank god we didnt move the tenant in but if webhad it could have caused huge financial loss and impact my agencies reputation. Their pricing for referencing and insurances is also very high. Going back to my previous referencing company who were cheaper, quicker and overall, safer to use. Oh and dont bother trying to speak to a senior manager, they dont seem to care much. AVOID!
Not really Rent4sure anymore, all of the staff at the Dover office, who have been doing the referencing for the past decade and are experienced dealing with Rent4Sure's customers and internal system, have been laid off and operations have been transferred to HomeLet offices, in essence the references being done by Rent4Sure are now being done by HomeLet and the dip in quality is immediately visible. Avoid.
Rent4sure failed to spot a CCJ on a potential tenant and the fact that the potential tenant was a serial mover without a real job - causing me over £ 20 000 in unpaid rent and endless hassle which still is ongoing.
