Devo purtroppo confermare le recensioni più recenti: 90% dei progetti in default, fondi bloccati da mesi, pochissima trasparenza sui followup e commissioni aumentate in modo stratosferico. A questo punto penso che siano in estrema difficoltà finanziaria o, peggio, che abbiano deciso di "saltare il fosso" trasformando l'ottima piattaforma di real estate che era prima in una truffa conclamata. Spero di recuperare almeno parte del mio investimento sul secondario ma a questo punto ne dubito. Consiglio a tutti di stare lontano da questa piattaforma se non volete perdere i vostri soldi
50€ Gebühr für Inaktivität, 3€ für jede Überweisung. Ich bin noch investiert (!), lasse die Kredite aber alle auslaufen (da inzwischen über 50% meines Portfolios ausgefallen sind). Trotzdem werden die 50€ fällig. Nun muss ich regelmäßig meine paar Euro Zinsen für je 3€ Gebühr abheben. Da bleibt nicht mehr viel übrig. Frage mich, ob diese Praktiken überhaupt legal sind... Ich möchte nur noch weg von dieser Plattform.
New way of making money out of investors. So now as we know, we need to withdraw all our money in a way of not paying 10€ monthly fee for the inactivity account. But i did take all my money in the account from the platform and payed for the 3€ fee. It showed on my account that i payed that fee and the account went to Zero. Meanwhile, today the 3€ fee was added to my account again and it doesn´t show on the report as fee. Meaning that my account is not at zero and therefore continues inactive and able to pay the 10€ in fee. I still have money to get from some investments and with this new tactic i might have to pay the 10€ fee because i still have money there which i can´t withdraw because it costs 3€ which is exactly what is there. How low can you go Estateguru?! This is just another way to show how much they care about us investors. Honestly, even working with different platforms that also have their problems, this one is without a doubt the worse and most shameful one i have been at. And i have proof that they did what i just talked about (pictures and reports), so i don´t need them to say this is not true.
Crowdfunding is risky that's why I built a diversified portfolio of projects first rank mortgage backed. The tricky part of real estate crowdfunding is that you will find out if the projects are good only 12 to 18 months later. So 2 years later I can tell that the Estateguru team did a really bad job about their offering. I have 58% of defaulted projects. It's even worst, now when I don't want to invest anymore and I'm just waiting to get my principal back, they changed the terms of use and I must pay "inactive user penalty" of 10 euros per month. This company really doesn't care about their customers.
Not only terrible loan performance, but also 3 EUR fee for money withdraw will be charged as you are not allowed to keep money in the account to avoid paying 50 Euro inactivity fee.
Nachtrag 2.7.2024 und von 2->1 Stern: 1 Monat später werde ich schon wieder genötigt für Aktivität zu sorgen Einzahlung/Auszahlung/Portfolioaktivität oder 50€/Monat abgezogen zu bekommen, heißt ich darf mich jetzt wohl monatlich einloggen und hoffen, dass die restlichen laufenden Projekt ein paar Cent Zinsen gezahlt haben, wenn nicht dann wohl Pech gehabt. Bewertung 5.6.2024 Ich warte noch darauf, das meine letzten ewig in Verzug befindlichen Kredite zurückgezahlt werden, die so wenig zinsen zahlen, das ein Abheben nicht lohnt und jetzt kommt Estateguru mit 50€/Monat Gebühr, wenn ich nicht binnen 3 Tagen Geld abhebe oder einzahle, es lagen 6€ herum ... immerhin haben sie jetzt endlich die 1€ Abhebungsgebühr entfernt, sonst wäre das bei dem Betrag noch lustiger die "Zinsen" aufzufressen. Ein 12 Monate Kredit hätte 12/2022 fertig sein sollen und wird seitdem non-stop verlängert. Ein anderer ist 11 Monate im Verzug. Die Plattform selbst hat eine teils fragwürdige UX in der Menüführung beim Wechsel von Portfolio zu Profil und Bankdaten, ich suche zu oft wo was ist.
Kreditausfälle häufen sich massivst an & Rückholung laufen offiziell seit teils 24 Monaten ohne auch nur etwas zurückerhalten zu haben...das ist aber nicht das eigentlich Schlimme. Seit kurzem haben sich die Gebühren auf der Plattform ins übermäßliche erhöht. Früher war die einzige Gebühr neben dem Zinsspread die Abhebegebühr von 1€. Jetzt sind's 3€! Dazu zahlen alle die länger als 12M auf ihre ausgefallenen Kredite wartet 10€ pro Monat Kontoführungsgebühr bzw. 50€ pro Monat ab dem zweiten Jahr ohne Neuinvestition. Man merkt wohl dass einem die Leute weglaufen & versucht sie als letzten verzweifelten Versuch mit den Gebühren "einzusperren" & neu zu investieren. Alles auf dem Zweitmarkt verkaufen, so Gott will, komme ich +/- mit 0 raus
Finger weg von dieser Plattform. Das Geschäftsgebahren bezeichne ich als unseriös. Es handelt sich um riskante Geldanlagen. Bei der Anlage in deutsche Immobilien fühle ich mich an Wirecard erinnert. Von heute auf morgen werden Preise erhöht. Meiner Auffassung nach ist das rechtswidrig und zumindest für Verbraucher gilt deutsches Recht. Ob die Adresse in Berlin eine Briefkastenadresse ist kann ich nicht einschätzen. Zumindest gibt es keine deutsche Telefonnummer.
Very bad experience. I can't get my money out... Have been trying for more than a year now... 70% is still bound... all in default... WFT?!? Seriously. It's basically a scam. I can only warn you to put your money here. It seemed like save investments with good collateral. I ONLY took the ones marked as the safest. Now my money is bound here and who knows if I'll ever get that money back.... Every 3 months I can take out like 20-50€... So it'll only take forever. NOW they wrote me an email stating that if I do not invest more money they will charge me 10€/month for my inactive account... ARE YOU F****ING KIDDING ME? Worst investment I have made so far. By far.
Ich bin daran mein Portfolio bei Estateguru auslaufen zu lassen. Somit möchte ich kein Geld neu investieren und warte nur darauf dass die ausgefallenen/in Verzug geratenen Kredite zurückgezahlt oder abgeschrieben werden. Jetzt sehe ich mich aber vor dem Problem das ich dadurch in die Inaktivität rutsche. Die im zweiten Jahr Inaktivität monatlich geforderten 50€ Gebühr stehen in keinem Verhältnis zu den Kosten, welche Estateguru anscheinend durch die Verwahrung meines Geldes anfallen. ABZOCKE!
I have no idea who came up with the idea to triple the withdrawal fees when having 10 EUR inactivity fee, but he surely added a nail to the coffin.
The company has a shady structure when it comes to fees, always changing to take more out of the small investors. Short notice given for any amendment to the fees. Huge % of defaulted loans in several markets due to the poor due diligence on the borrowers and lack of care of the team. Customer service is useless as well as their recovery team trying to just extend loans to make more money out of investors and borrowers. They do not really care about recovering the loans as in Germany for example we have loans defaulted for over a year or two. I would not even invest a euro extra with them and just waiting to exit.
They've now introduced a €120/year inactivity fee, which also applies to accounts with active investments. On top of this, they've raised the withdrawal fee from €1 to €3 per withdrawal. Since you'll have to withdraw money and thus pay the fee every time you get an interest payment to avoid the inactivity fee, there is now no way to get your money out without paying a large portion of it in fees.
Even one star is too much for this company. I see the latest actions illegal as any fee to process a withdrawal should not exceed reasonable estimate of the costs incurred by an operator in relation to the processing of that withdrawal. And suddenly the fee was tripled. Moreover financial institutions normally have to provide advance notice and some time before the change takes effect when they make significant fee changes. EG sent an email to investors on Saturday by using no-reply sender address which at least in my case ended up into a spam folder and an increased fee came force immediately. Moreover, the inactivity fee is ridiculous when all your investments are in defaulted state. If I remember right they have changed this term as it previously was not applied if you had pending loans in your portfolio. What comes to recovering the defaulted loans there seems to be excuses and ever changing views when some results will be seen. After talking to EG yesterday I learned that in Q2 when they were expecting to see some results the outcome will be around one million which is basically nothing considering they have 132 million defaulted loans. I also learned that it may take another 2-4 years to recover loans in Germany!!! I also asked that why can't they just take what they would get from selling the collateral and partially recover the invested amount to have some closure but they said that they have investors who are willing to wait for the full recovery. I wonder who are these investors as I would like to move on...Communication and results are terrible and I have no trust on this company anymore. Moreover, it is outrageous how they introduce all these new fees in order to rip of the rest. Hope all the investors understand to avoid these scammers!
Terrible performance. And instead of improving their loan quality, they decide to increase taxes. Complete scammers. People, if you read this, do not invest your money into Estateguru. I have about 2.3K Euro in default, so I decided to pull all my money from their scamming platform. As a result they Introduced 'inactivity-tax' which is to cost me 10 Euro each month just because I am 'inactive'. There is more: withdrawal tax is increased from 1 to 3 Euro... Scammers. One does not need a cristal ball to see that you are facing bankruptcy. Just take a look at the other platforms like Peerbery. You can never be as goog as them. Thieves!! I am sure the rest of the reviews that have rated 5 stars are paid trolls. so do not believe them!
Update. Latest Estateguru investment projects are focused to collect money for companies where Estateguru management and owners are the same. Yes there are articles in Estonian newspapers about it. You can see who is the owner of Invego ( active atm) for example. Many investment projects are collected more than 3 times but in reality ( if you use streetview) there are nothing going on. Also many projects for companies who are are on bankruptcy now. Do not invest anymore.
As other mentions, if I could, I would give them 0 stars. Pretty much all of my investments have defaulted with close to no luck in bringing any money back, regardless the fact that some of them defaulted almost 2 years ago. Even then I've given Estateguru the benefit of the doubt, but now they have chosen to make this absurd in-activity fee regardless that I still have 7 active investments with them because THEY have failed to see the investments through. They are pretty much just openly robbing people of their money right now, probably in their last attempt to survive. Shame on them. Stay away from Estateguru if you want to make money instead of spending money.
Seems to have fallen back to scam business practices after their loans are not performing. Just received an email that I will be charged 10 Euros a month for being inactive. This is while 94% of my investments are defaulted and I am actively withdrawing my funds. Basically means, unless I put more money into a platform defaulting everything, I will be charged from the change I get anything back from defaulted loans. Also increased withdrawal fee from 1 to 3 euros. This is unacceptable.
Sehr guter Start. Leider sank die Kreditqualität zeitweise erheblich, sodass Teile der Anleger massiv in default sind. Die Kommunikation hinsichtlich Einholungen ist sehr dürftig und Zeitpläne werden regelmäßig nicht einhalten. Parallele werden alle Arten von Gebühren kurzfristig (3 Tage Ankündigungszeit) erhöht um den Ausstieg künstlich zu verteuern. Zufälliger Weise treten seither reihenweise Website ausfällte / Performanceprobleme auf…
