I have been investing with EstateGuru since 2019 and I have to say I am extremely impressed with my experience so far. My historical return has been a whopping 10.27% and my current portfolio consists of 39 active loans in addition to 10 loans in default and an impressive 121 loans that have been fully repaid. Despite some loans currently in recovery, I am still able to beat the market average and earn great yields without having to do much. The EstateGuru team is made up of professionals in real estate and development finance, and it is normal market practice for some projects to face challenges and delays. However, this does not mean a bad outcome, as all loans are secured with 1st rank collateral, which provides a level of security that can be recovered through the sale of the collateral. I was surprised to read some negative feedback on the platform, and I wonder if these recent reviewers truly understand real estate investments and the basic terms such as LTV and 1st rank mortgage. EstateGuru offers a level of investment security that is not available on other platforms that have been suggested, which are mostly unsecured investments. I trust EstateGuru as they have demonstrated a strong approach to due diligence, recoveries, and delivering great yields. In fact, when borrowers are late, I still earn penalty fees, which only adds to my return. I highly recommend EstateGuru to anyone looking for a reliable and secure real estate investment platform that offers great returns.

7 loans out of 30 something are current, most others are defaulted, some late, all had LTV way below 60%, with real estate market not dropping. Smells like fraud or gross negligence.

Overall experience is good so far. A bit concerned about late payments but other than that I'm quite satisfied. I would only like to have more detailed updates as I used to get 😊

After almost 3 years my personal experience is negative. 3 loans defaulted out of 5 and still no principal. One defaulted 449 days ago! Better choice is reinvest24.

Awful due diligence and full of in default loans. If possible, then avoid. About half of whole portfolio(mainly German loans) are in default and system lies about last year annual return percet - its not real return(it does not count late and in default loans) Current 29 4-15 days late 6 16-30 days late 0 31-60 days late 2 60+ days late 0 In default 36 Partially recovered 3 Total 76

I started investing in this platform with 10k Euros. And after 1 month I wanted to invest 25k Euros more. I had a good feeling about it, but gradually it turned out that I was better off the wait. My review: + The website / platform looks good and is user-friendly + You get a lot of information about the projects + When you buy/sell an investment are prompted and asked to tick a box (this helps if you are clumsy to reconsider your move) - after 3 years and many defaulted loans, slow recovery, no monthly updates about the late or defaulted loans you get the feeling something is really off. - poor recovery rate all together. No matter in what country I've invested in the last 3 years, most of them had problems. Many of the remaining are in default. For a number of them after a certain time +1 year in default there is no news. When you invest the story is good, you get the feeling that the project is gonna be a success & if the collateral covers over 200% of the total money invested you are assured somehow you will not get scammed / robbed, etc. Sure we can blame on bad luck or bod judgement .... maybe with German loans, but when you have problems in other markets too like Estonia, Finland, Lithuania, Latvia etc. you start to get really worried. I want to believe that the legal system in more civilized countries permit an entity like EstateGuru to recover the investments more quickly. Germany, Estonia, Lithuania or Latvia are not in Africa or Asia where the legal system has many flaws and all the process are delayed many years. I really hope I can salvage most of my initial investment in 2023 and Estateguru loans will be more better covered or otherwise I will cash out and not return to it no more.

I invested in 13 defaulted projects out of 17. One more only partially recovered. You do the math. I am very much disappointed.

Approximately 60% of my portfolio is now in default mainly due to the extremely bad job done by estateguru in assessing German loan originators. Information about course of action and situation updates are extremely scarce.

Dear Estateguru, My portfolio since last week looks like that: In Default - 94.87% Funded - 5.13% Simply this is terrible and very sad. But, i REALLY HOPE that defaulted >German< loans will be recovered during next 3 - 12 months. If, defaulted loans are recovered, i will that as mistake & will start investing again. I REALLY want to believe that this will happen!! I still want to believe in you, Estateguru. - So Please, guys, Do The Work!, Thanks :|

J'ai la moitié de mon portefeuille en défaut. Il y a un retard d'un an a peu près. Je ne sais quand je vais pouvoir récupérer mon investissement. Marre de ses sites qui promettent des rendements très intéressant et derrière, on ne peut pas récupérer sa mise. Au final, je suis a 90% de perte sur 5000€ investis car je n'arrive pas a récupérer ma mise. Arrêtez de donner de faux espoirs aux gens. 10% de rendement quand tout se passe bien. Ce n'est pas mon cas. Je n'investirai plus dans ses plateformes plus que douteuses

The situation in the last months got down in a quite worrying way. Defaulted loans, especially in Germany and Finland, are reaching a definitely unacceptable level for a company an investor can trust. Looks like someone didn't go through due diligence in a proper way. I currently have a Portfolio with diversification level 72/100 (which is being described by the platform as "You have invested into many projects and Your portfolio is diversified") and 36 outstanding loans. The situation below explains it all by itself though: LOAN PORTFOLIO In Default 60% Funded 40% Update: last year, they introduced a Withdrawal fee of 1€, which now became 3€. I find this outrageous, and absolutely unjustified. I also saw they introduced an inactivity fee which, for the moment, is luckily not concerning me. The fees they are introducing are just demotivating investors, and are probably used to cover EG's poor management choices. Unfortunately, I still need some time to completely exit their business, but got heavily disappointed by what seemed to be a pretty cool P2P Fintech.

Beware a massive number of loans is defaulting since late December 2022. While 10% in default is not uncommon in the industry, we are now approaching 30%. Communication on this is thin and recovery efforts likely overwhelm the team; expected to take several years. Exercise extreme caution !

Die extrem hohen Ausfälle und Rückstände in Deutschland haben den Grund, das der vorherige Country Manager ohne wirkliche Kontrolle agieren konnte. Es wird behauptet das viel Geld nebenbei für die Vergabe von Krediten geflossen ist. Und betrügerische Kreditnehmer mit falschen und überhöhten Gutachten Gelder kassierten wo nie die Absicht bestand diese Kredite zurück zu zahlen.

Hello 27 projects, 9 of which are in default, 9 are long overdue and nine are still regular just because they pay half-yearly interest: the results are highly worrying; monthly interest should guarantee a "fixed" income to those who invest while this has not been the case for some time; Excuse me but it occurs to me that some of your choices were not made in the interest of the investor but simply in your interest, you, with our money, earn immediately, we maybe never.
