Scam alert! Not willing to spend more than 30 sec to write a review. I lost money, don;t want to loose time on top of that. And yes, I do understand that P2P has an associated risk, but the risk in the industry is definitively much lower than this organized robbery.
Seems that only now the results of the platform performance are starting to rise up. Just month ago there were almost all default loans from Germany now they are rephrased to " recovery" , crazy statistics, will see how EG will handle this.

I am using EG since 2018, all was ok until 2023 where problematic projects came into its maturity and were scheduled for repayment. I have to note that currently around 95% of my portfolio is defaulted. I read that more than 50% of EG project has defaulted (but please don't take this information too seriously as I didn't really confirmed source of this information). Anyway, most of the projects of my own portfolio are non performing for 1.5 year now. If I ask about updates, further steps or enforcement I am told that all updates are on the main page of the project, which basically only keeps repeating same information (every three months it shows "Recovery Plan in Completion"). I fully understand some of the projects are complicated and it might be contra productive to tell specific information, but I picked one where I invested circa10% out of total loan amount and googled what's going on there (historical building in the center of a capital city). To my surprise I found essential information about borrower who didn't have the building permit at all so that the historical building is considered as illegal and based on the court it should be partially demolished. When I asked EG to comment/dispel the information, there is only silence. So it seems that not only risk department of EG seems to me like group of irresponsible amateurs who refuses to accept fact that they are failing against borrowers with significant market strength who might have professional lawyer departments (unlike EG at the time project was approved by their risk management dept.). Otherwise I can't explain why EG is ignoring investor's questions or providing vague or irrelevant updates that tells nothing. With such approach there's no debate people like me won't plan to invest here anymore. And I am not pin pointing difficulty to sell the claim on the secondary market unless you are willing to pay 3% selling fee (come on, 3$ from 40K Euro only pisses investors out). So with such continuing effort, EG is strong NO for me.
If you invest via this platform, invest in very small tickets. in that case you will only lose small amounts when loans default. I still have 10 loans in default for more than 20 months. Of 1 loan, estateguru claims to be partially recovered, but that is a total scam, as I was repaid about 0.005% of the total outstanding loan. I have not received updates since a year on this loan. On the other 10 loans, they are reposting every quarter that the recovery plan is in completion, but on none of the loans I see actually any action. As the loans are so long overdue, and Estateguru claims that the LTV on any of these loans is below 65%, just auction it. Give me back some of my investment, instead of doing nothing and claiming to be working hard on it. Customer service is horrible, they refuse to correctly inform their investors and will always reply back with answers as: we can't inform you on specific loans due to privacy reasons. Privacy reasons? I have invested in this loan, I should be personally informed and updated on this loan! Update: I have asked about a loan, for which no updates have been shared in a YEAR. their reaction: We are working on it, please check the timeline for updates. and FYI: you are not allowed to share this 'personal' message as is contains private information. WHAT A JOKE!
Pessima piattaforma, non affidabile. Commissioni altissime per ritirare fondi. A differenza di altre piattaforme dove il ritiro dei fondi è gratuito in Estateguru paghi salato. Inoltre, tutti i progetti sono in default anche quelli con rischio minimo, che lascia intendere che la valutazione dei progetti fatta da chi di competenza sia da prendere con le dovute cautele, non affidabile. Commissioni altissime per rimanere sulla piattaforma, commissioni che cambiano in modo repentino che lascia qualche perplessità se sia tutto in linea con le leggi europee. Non possono essere obbligati i clienti soprattutto chi ha la totalità dei fondi bloccati in progetti orfani ( non assistiti da anni) a sostenere costi mensili altissimi. Tra l'altro questi costi in determinate circostanze sono di dubbia legalità se ben approfondita la situazione.

Ich befürchte das hier einiges nicht mit rechten Dingen zugeht. Nicht nur der Umstand, dass so ziemlich alle Investitionen festhängen und in Einholung sind, wiederholt sich auch immer wieder das angebliche "doint" Kredite sind in Einholung. Monate später hat man quasi einen weiteren Status der suggeriert, dass etwas getan wird. Grundsätzlich steht inhaltlich aber genau das gleiche drin wie vor Monaten ebenfalls. Wenn Unternehmen Sicherheiten, bspw. die Immobilie, angeben und nicht gegengeprüft wird ob diese Immobilie nicht vielleicht sogar schon beliehen ist, bringt auch die Sicherheit nicht. Mit anderen Worten: Ich würde die Website absolut meiden. Wer hier investiert wird mit großer Sicherheit sein Geld verlieren.
Forget this platform, bad communication, very late etc, etc... and the fee to withdraw is now 3€. Absolutely not correct!
Ingresé un poco de dinero para comprobar cómo va: ¡fatal! El préstamo en el que invertí me lo han devuelto, lo que no entiendo es a dónde se ha ido ese ¿11 %? que me prometieron en intereses: no he ganado nada. Quiero sacar todo mi dinero de la plataforma, me obligan a mandarles foto del DNI y un vídeo mío... ¿Para recibir el dinero no me lo exigisteis? Y encima me tienen pendiente de verificar mi cuenta bancaria... y, de nuevo, para recibir el dinero no pusisteis pegas, ¿¡eh!? Si pasa un mes con tu efectivo inactivo te quitan 10 euros (al año pasa a 50 al mes) y ahora te restan tres euros por retirada... Y seguramente se me haya olvidado alguna comisión absurda que explique qué ha ocurrido con el interés que no recibí del préstamo. Aviso a navegantes: no sé si va a evolucionar a estafa piramidal, pero dinero que entre, dadlo por perdido. En fin, tras leer los comentarios en este mes de que no te permite sacar tus ahorros, me temo lo peor.
Estate Guru investor since, 2021, with currently 70% of my portfolio in default. Investing involves risks, defaults and liquidity issues, however investment companies must keep their investors up-to-date and act as real allies. Unfortunately Estate Guru is not doing so, but omitting on its website the overall number of defaults on its portfolios, and also not providing any information to its investors about the progress on their legal actions on the default cases. The company also implemented abusive fees (50 Euros) for inactive accounts (including accounts with remaining investments and defaults) longer than 23 months. In the universe of real state market where investment are last on average 18 months (when defaulting it can take up 2-5 additional years). To withdraw the very few payments received you also need to pay, additional 3Euros fee per withdrawn.
Kredite teilweise seit 20 Monaten und mehr in einholung, sofortverkauf mit abschlag auch nichtmehr möglich sodass man nicht ans Geld rankommt. Und seit neuestem bezahlt man auch eine Untätigkeitsgebühr von 50!€ im Monat. Was für ein schei*laden, investiert bitte hier kein geld wenn hier jemand verdient dann estateguru

Aconsejo no invertir para no perder casi todo tu capital. Acumulan préstamos fallidos a los que tardan en dar solución o simplemente entras en pérdidas.

Startet investing in the platform five years ago but later stopped reinvesting. I still have some 3k EUR in the account, all "in recovery". Recoveries are slow (talk years) and partial, but I thought, its real estate so I will be patient and wait. But not so easy! Now EG are slapping on a monthly 50 fee for cash amounts, meaning I have to withrdaw all cash monthly, event when it is just a few Euros (and pay a 3 EUR withdrawal fee each time). Then intent is probably to "nudge" users to reinvest but clearly I want to some action in the "in recovery" section before even considering reinvesting one cent.
Assolutamente da evitare. Ho sempre effettuato investimenti con LTV sempre sotto ai 50 tutti in default mai visto un centesimo restituito, progetti finanziati mai partiti. Una disfatta totale. Propongo a tutti una class action per approfondire dove sia finito il maltolto informando Estonian Financial Supervision di indagare per esempio sui reali LTV degli immobili, sulla affidabilità dei richiedenti prestito e sulla assurda casualità di decine e decine di prestiti tutti in default. Questa cosa per statistica è impossibile. Dolo ? connivenza per interesse ? o per semplice inettitudine hanno propinato prestiti inesigibili sin dall 'inizio non esaminandoli con dovuta perizia ? tutti argomenti da indagare. Sta di fatto che migliaia di investitori si trovano in default quasi tutto il portafoglio. Ultimo tocco una tassa di 50 euro mese se non si opera con il conto ... Tutti i prestiti in default... 0 euro sul conto e vogliono pure 50 euro mese per inattività. una beffa totale.. chiedo e chiederò alle autorità preposte alla sorveglianza dei cittadini consumatori europei di indagare su questa società
Don't trust this page. Most of their loans end up in default and it takes them years to make any action and recover the money. Not worth having your money blocked for years without knowing if you will ever recover it. Stay away.
