If I could give negative stars I would!! He is Insanely rude, aggressive and impatient! He kept making a groaning/sighing sound when on the viewing which made me uncomfortable and had to rush to make a decision. - He will promise you things that he won’t make happen, all he cares about is his commission and not the customer. I have spoken to the rest of his team and they are well spoken and polite, if you are looking for a apartment to rent in the london area please avoid him!
I have lived at Tribe East Quarter in Manchester for 18 months following a recommendation from a friend who was living there at the time. I loved the flat and how close it was to everything in Manchester. Both Mark and Martin have been extremely helpful during these 18 months. They always responded to emails or any queries promptly and sorted out any issues that I was having with the flat. Can't recommend the place and the team enough!
I live in Tribe Ancoats Manchester. I love the place. Rent a 2 bed apartment here. Excellent overall. Great gated parking with specific allocated space which is quite difficultto find in Manchester. Very very well maintained and looked after. All staff great. Specially Martin who is a wonderful gentleman and is always helpful in every aspect. It's also close to the city center and hospital where I work. Security is very good and very highly recommended.
My family and I are very content with Grainger, in particular with Mark and Martin, who manage Tribe Ancoats in Manchester. They've always been attentive and responsive to any issues related to the flat we rent or the building itself.
DO NOT MOVE IN THERE ! We’ve had the worst experience ever living at clippers quay ! First of all 24 hours reception is not existing, if you want anything sorted you will be waiting for weeks as they all “busy” watching films at reception and chatting. At Christmas they will refuse to accept your parcels as they too busy so 24 hours concierge you paying for it’s a myth. Our dog got attacked by another dog in the building and clippers quay has done absolutely nothing to help us and the police. They have deleted the footage of the attack and then helped the attackers dog instead !!!! Corridors and communal areas are dirty and if you won’t clean them yourself don’t expect them to do it as they won’t ! On the moving day they have completed the survey and told us how much will be deducted from our deposit to then go and inspect the flat themselves and try taking ALL OUR MONEY BACK FOR WEAR AND TEAR ! As much as they claim is a pet friendly building is not as apparently hoovering pet hair that’s unavoidable will cost them £300 ! We’ve had the worst possible experience and would not recommend to anyone ! They will also increase your rent at the end of each tenancy and give cheaper rates to new people ! DO NOT RECOMMEND ! We’ve moved out 2 weeks ago and still battling to get our money back as every time they promise to ring us to discuss they don’t ! We are currently in dispute with TDS as they said that charging wear and tear for something that’s unavoidable is a joke ! STAY AWAY FROM THIS DIRTY PLACE FULL OF RUDE STAFF
Luke Pollard has been absolutely amazing. I moved into my property on Tuesday and he has been amazing. Very helpful and very professional and respectful. Has been very quick with anything that needed doing for myself aswell. Couldn’t be more thankful and more happy! Amazing service.
Firstly, I am appalled at how the problems I have raised with Grainger have been dismissed since the beginning of the tenancy. This is not the treatment I would expect from a company as big as Grainger and really does beg the question of whether we are seen as residents or just another person filling their pockets. Myself and multiple other resident have been told on numerous occasions that the CCTV around the site does not work. This was extremely concerning as we have now reported an aggressive dog that has attacked my dog and friend multiple times and Grainger are refusing to do anything about it as ‘there is no proof’. This is even more concerning given there have been a number of attempted break ins on site (which Grainger are now expecting residents to be ‘vigilant’ and watch out for anyone suspicious in the building- would love to know how I’m expected to do this when hundreds of people live here). We have complained multiple times of a black dust like substance that settles in our apartment on the surfaces. Maintenance have come out twice now and it still doesn’t seem to help. My flatmate is asthmatic and this is causing her a lot of problems. The second time we reported it, the maintenance did not show up and we had to chase Grainger again to re arrange. Then, they sent us another appointment which they failed to arrive for too. We then later found out that maintenance had entered the apartment over an hour after they said they would whilst we were not home and without our knowledge. This was worrying as we were not home and I was dog sitting at the time. This could have put my dog and the maintenance worker at risk (this was the day after the dog had attacked her and so she was already shaken up), all because of the lack of communication. This also goes against the contract as we did not give permission for someone to enter the apartment at that time. The parcel collection procedure here at Clippers Quay is disgraceful. A matter of weeks ago I was left without urgent medication for over 3 hours. As I have prescriptions delivered I often have to collect them from reception. On this particular day, my medication was late arriving and so was particularly urgent. I went down to collect when I received the royal mail confirmation email and asked The staff member kindly if he could maybe grab my parcel and explained the rush. I was disgusted when he told me that he didn’t have time to get it for me as he was alone on the desk (bearing in mind there were no other residents in reception and I’ve often come down to see the desk unstaffed anyway)I then re-iterated that it was extremely important and asked if I could go in and get it myself (as another resident I know had been able to do this), I was told no. At this point he removed me from the parcel room and my flatmate and I felt as though he came at us in a threatening way with his arms out, ushering us out of reception. I went back down an hour later as I was starting to panic. The staff member was extremely rude to me and I began to get visibly upset. This made no difference to him and he completely disregarded the danger to my health. Thankfully for Grainger, nothing serious came of this to my health or else this could have opened them up to a serious lawsuit case. It took 3 and a half hours from my parcel arriving to me having access to my medication. Disgraceful if you ask me. Our front door lock is also faulty. It does not lock all of the time and can take a lot of fiddling to try and get it to lock. Worrying really considering the attempted break-ins on site… The site is filthy and covered in dog mess, the dog waste bins are often overflowing and the overall cleanliness on site is extremely poor. The car park shutter is more often than not broken. This raises huge problems for our car insurance as if anything was to happen, our insurance would be void as the car is not always in a locked secured garage which is what our policy is based on. This is also a problem as the car park contract states that Grainger will provide a secure underground car park, which they are not at all times. I hope they can understand that this could give rise to a breach of contract from their side. Even funnier that Grainger now want to put my rent up if I decide to stay here for another 12 month tenancy. There are hundreds of other issues I could go into here but I genuinely would be sat here all day. Please rethink your options if ever considering renting with Grainger. They are a disgrace as landlords and someone needs to stop them.
Absolutely appalling company who allowed an employee to sexually harass me within the communal areas for months making comments about the size of my feet, my 'package' and would follow me up and listen to my 'deep voice' within my apartment on multiple occasions and then proceeded to take my private mobile number from the system to tell me that I owed him favours for getting my flatmates car park fine removed. I've also had my dog attacked twice within the communal lifts only to be told that the CCTV doesn't work and that I can't prove this. I have a friend living on a different floor of one of the buildings who was bitten by a dog themselves in a lift and again, apparently the CCTV in the lifts don't work. Aside from this, my balcony door is still hanging on by a thread even though I complained when I moved in last summer and with strong winds could come off at any moment and seriously injure one of us or our dogs.
Crap landlords who never respond to issues raised, have been here 3 years and feel like I live in a fishbowl they have done nothing to ensure the privacy of the ground floor flats after continual complaints of neighbors allowing their dogs to deficate inches from our windows on a strip of grass we were assured would not be allowed for use by anyone so as to provide us distance and privacy from passer’s by we tried to move out last year and Graingers black balled us whilst hiking up our rent yet again it would seem that tenancy agreements have absolutely no benefit to the tenants as the landlords change them on a whim and never give you an updated copy surely when you sign a tenancy the terms of it should not change within that agreed period, disgusting company who are all about making money with no regard to their tenants welfare health, mental or physical. I would not be writing this review now if Grainger had even attempted to resolve my issues

Over our 2 years with Grainger, Luke was our point of contact who we went to. Luke always got straight on the case to any problems(which there haven’t been many) and got them sorted for us. He has been so helpful, friendly as well as professional to us and we can’t thank him enough.

No one cares Is freezing in my room since 24 November 2021 and yet I keep taking to this and that manager and No one cares to send someone to look at it They did send an engendering but he said he is the wrong person and the issue is yet not solved I came back yesterday Monday 29 November 2021 and my room door was unlocked as the gas checker was checking the gas in my room and they left it open because no one cares about my privacy although I requested from them many times not to enter my room without pre arranging with me first No one cares, I am freezing every night and this is affecting my earnings at work and my health No one cares and I am not getting heard. I am paying my rent in full but no one cares
After a misunderstanding in sorting out my new agreement for staying in Mariners Cottages, the renewals negotiator Tonicha Hughes got it all sorted and now we have a new agreement for another 12 months, which is just as well because we love it here and have done for the last 16 years and we want to stay here forever.
I currently rented from grainger for 18 months At first all was well we updated all decor which was promised upon move in. Only walls where freshly painted and flooring after requesting this so I personally spent £1800 on decorating walls ceilings etc . We spent a lot of money making the place we rented a home I reported leaks , damp etc 12 months ago with no success the leak ruined a brand new tv and unit which the tv was placed on. I gave grainger 8+ weeks notice that we where moving out the property plenty of time for grainger to put the property on the market for another tenant. Everyday since the complex has been like a builders yard I Didn’t receive confirmation to state work was being done I was kindly told by a neighbour. The noise has been horrendous since there’s been damages to my outdoor furniture from the ongoing maintenance and car damage. I think it’s unacceptable to have no compassion in someone else’s property and ignored. On the day of moving out our home I’d organised a van to move us paid in full woke up that morning to the workmen digging up the path way ? Why the day I’m moving with plenty of notice ? The removal men refused our move with it being a hazard. Lost another £150 deposit removals I had to ask grainger to kindly give me another week due to no fault of my own and maintenance still ongoing and it being a hazard to be told I owed an extra week? Finally that was settled I wasn’t getting anywhere with damages so I withhold my last months rent because of this to pay for repairs and damages myself because I didn’t seem to get no where. Unfortunately I wasn’t the only tenant with damages .. I’ve been a very fair tenant with grainger and been a loyal one too. Area manager was sad to see us leave and stated we’ve been absolutely brilliant tenants my home was immaculate as area manager also stated one of the best on the complex and my neighbours loved it too. Now grainger want to take my deposit that I was going to replace damages to my property with no mention to the damages the maintenance men have caused me. I’m absolutely appalled the way things have been dealt with with no compassion to the tenants or there property. My leaving report was spot on I owe for light bulbs and removal of an item apart from that the house was immaculate condition. Now I’ve been left thousands of pounds out of pocket that’s the thanks you get for being a genuine tenant I looked after There property like I would like mine to be looked after.
Incompetent and full of lies. I have reported some house repairs 4 months ago, there has been no progress made on them so far. I have to chase them up every 2 weeks asking for an update and I receive the same petty excuse. Either the property manager isn’t available (for the cheek they use this excuse everytime) or the property manager is co-incidentally looking in the matter at the exact time I call and she cant be disturbed. It’s embarrassing to say the least. I call them every week to get an update and they give me nothing but excuses. We rented an apartment at St Andrews Gate for just over 3 years and have got to say Graingers are the best! From the outset they have been amazing and standards have never dropped throughout our tenancy. A special mention to Luke who has always been so responsive and so helpful. We would highly recommend Graingers.
Loved living at Springfield House in Dalston. The location is phenomenal. Every time you walk through the gates you just feel ecstatic seeing this beautiful brick building. I always felt very safe living there. Kevin our concierge was that absolute best. Keeping order in the community. Edyta always had an open ear if we needed help. She organised frequent get-togethers, even got us a burger van this summer as a little treat. Grainger is very thoughtful and the best part of it is the complimentary Kier service. Whatever is broken, just call them up and they will be there in no time. I thoroughly enjoyed my time living there and will miss it a lot. Of course, there were bits and pieces that were not perfect (loud neighbours, broken elevator) but in the grand scheme of things, it was amazing. Thanks a lot.
