I live in the Tribe New Islington building for 5 years and have honestly never dealt with a better management company then Grainger. They were always really easy to get hold of and dealt with any issues or faults straight away. If there was any building maintenance work this was always given with plenty of notice so that tenants were aware. I also couldn't speak more highly of Martin, who looks after the building and who couldn't have been more friendly and was always there to help. Thanks Leonie
I have rented a single flat in Tribe Ancoats development for 13 months. I would describe my experience as very satisfactory. The common areas in the property were kept clean and well maintained. Excellent customer service, quick replies to emails. Never waited longer than 24 hours to receive a response. I would strongly recommend to rent with Grainger plc.
Fantastic and pleasant experience staying in this apartment. Have recently completed 2 years and this is my 3rd year. Great location, great staff at the reception and secured apartments in this locality. The members of staff (at reception) are exceptionally professional and proactive, helping the residents get their services and problems addressed smoothly and fast.
Location of the grainger apartments were great in terms of being so local to Central and the liveliness of Ancoats however the surrounding estates can be quite rough! At night it seemed unsafe but as I was working from home, this did not affect me much. The apartments are a good size and everyone in building seems to look out for one another.
Thanks again for reply , you say you have legal documents saying what ? That contractors are coming around or you have told the new landlord of works to be repaired? Even though they know nothing of repairs when I spoke to them , Amazingly!! Well my emails from The so called property manager Shantel looked into why no contractors showed up and plus I filled in a customer survey before and nothing happened with that either ! Total shambles and lies !
I lived in a Grainger property for over 4 years and was very happy, any issues were always resolved quickly, this was in no small part to Luke Pollard who always answered any questions quickly and chased up any problems for me. I loved my time in my flat and would recommend Grainger to anyone.
Renting with Grainger plc, was great experience, the building management team (Edyta & Kevin) went above expectation on looking out for residents and post. Also helping me, when I moved out, would rent from them again! A former Springfield House Resident - London
Excellent service from Grainger in London. My main person in contact was Diep. They were very quick in solving any payment issues and easy extension of tenancy last minute. Would definitely recommend and use Grainger again if I were to move back to London!
Lived at my current address in Bury for nearly 5 years now, initially the landlord wasn’t Grainger but my experience with this company is terrible. Over the last 12-18 months since Grainger took over we’ve had problem after problem, for some reason they seem to be moving anybody into these apartments & whoever’s vetting them aren’t doing their job properly. We currently have drug dealers, users & until recently a peodophile! Anti social behaviour in the apartments has become that bad they have had to employ an outside security firm at the weekends in an attempt to stamp it out, people having drunken parties until the early hours is not unusual. As far as having small problems rectified I’ve had a problem in my apartment for the duration of them being the landlord & still it’s not been sorted. Don’t rent with these guys, overpriced & way too much trouble....disgusted!!!
I moved from my owned house into rental property with Grainger when moving to Manchester for a new job last year........I was wary of landlords but needn't have been. Grainger have been excellent landlords: maintaining the property communal areas impeccably and managing admin, payments and communications efficiently - they even put new white goods in before occupancy after my confusion over provision of these. During lock-down they were also responsible and informative over tenant's behaviour in communal areas. My property manager for Cooke Place was highly efficient, polite and always reliable. If I rent again I will definitely ask Grainger for suitable availability.
Shocking. Absolutely shocking. My intercom hasn’t been working for two years and I have been chasing them to fix it for two years. The property manager is a joke always declining calls and never picking up. Its actually crazy how incompetent you have to be to get a small issue sorted that has caused so much problems for me and my family. It’s actually embarrassing really. If you’re looking to rent a property and its managed by Grainger in Manchester. Don’t they are incompetent asf Im not the only one facing this problem btw. Alot of people share the same complain about their property managers incompetence
Grainger plc is by far the worst landlords we have had. Refusing to release deposit, had to disputed with tds and court. Grainger plc add unlawful cleaning fees, removal of items that are in the property before arrival and will try to charge you for items not even in the property to begin with. Embarassing attempt from their shameless agents to try to take money from younger tenants. They have a notorious reputation this last year for trying to claim from not only us but others for ridiculous things. Pleasw avoid grainger plc if you do not want the hastle of going to court to get your deposit back.
It’s been a little over an year at Abbeville Apartment, London. I am now relocating from London and moving out. It's an awesome tenancy! Both the joining and ending process of tenancy is very smooth and professional. Concierge is very helpful in sorting out all the issues with lightning speed. I really liked the cleanliness of the premises and professionalism of each and every staff. I have to mention about Daniel from reception, who is doing an exemplary job, he will always go an extra mile in your service, Had helped me twice in fixing few emergency repairs in less than hours time when i requested. Daniel, Thanks for making my stay peaceful and happy :). i will definitely miss your warm greetings when ever i pass through the reception. I should also mention that the safety measures and services were well maintained during the covid period by the grainger. I never worried about the safety with the round of the clock security and also maintaining the hygienic atmosphere at these times providing sanitising points and social distancing at the lifts/common areas. I have really enjoyed the ASDA super store in the ground floor of the apartment, which helped us to get all the required essentials very easily.
I was a tenant at Sandwarren in Formby during late 2019 to Q3 2020. Although the building has some issues I can say that the Grainger Account Manager, Luke Pollard, tackled these very professionally and did everything he could to help and remained very positive throughout. I am grateful to Luke for all his resourcefulness and patience in getting things sorted, and doing it all with a smile on his face.
We've lived at this Grainger property for over 5 years. During that time repairs have always been done very promptly, even big jobs like replacing the boiler. Our property manager Edyta goes out of her way to help us when we need anything. Overall high standard of service and a nice experience.
Given that The Duke of Northumberland is the major stakeholder in the Grainger Trust; a man whose homes have been passed down to him with no outlay on his part, I find it particularly galling that this company finds its policy of raising rent annually on certain properties, with no improvements having been done from their side, perfectly acceptable. Tenants have rights finally but this outfit is determined to erase such rights. My parents (+several neighbours) approached the original owner of the houses repeatedly with a view to buy them. Each time,they were knocked back. The reason being "Oh, those houses are my grandchildrens' legacy." When he, then his eldest son died, the houses passed to the present incumbent Duke. Then the harrassment began... Those tenants who'd wished to buy their homes were now all retired and no longer in a postion to do so. What should have happened is that they should have been offered to buy their homes at knock-down prices (taking into account the 40-odd years' rent already paid) but no. Rents have risen (even with The Fair Rents group being involved) repeatedly. Frankly shoddy repairs have been carried out and the people who have formed the "...lovely friendly community into which home buyers are desperate to move..."(your blurb) are being made to feel that GT won't be happy until they give up and ship out.
Highly recommended professional service. I rented a flat at Tribe New Islington building for three years. The apartment was well furnished and serviced. There were no issues when handing over the apartment. I got my deposit back and everything was handled professionally.
I have been a tenant with Grainger for 3 years now and hope that I will stay with them until I am ready to purchase my own property as the service I have received in every area has been excellent. Everyone I have spoken to at Grainger have been incredibly helpful and friendly, and respond to any issues quickly with excellent communication along the way - unlike many landlords. I want to particularly thank my Property Manager, Louise Spooner. Louise has recently helped me transfer to another Grainger property after I had an issue at the previous apartment. She has really gone out of her way to ensure a resolution was found that I was happy with and made sure the whole process was dealt with quickly and stress free and that I was given updates throughout. I highly recommend both Grainger and Louise Spooner for providing such an excellent service.
Thought Grainger would be difficult to deal with as a large real estate manager/landlord. However, I've never been more wrong in my life. They've been amazing before, during and after our tenancy and Nicolette and her team have been extremely responsive and supportive at any point. Was living in their Eagle House apartments and they also helped my flatmates relocate and helped myself with references afterwards. Would highly recommend!

Oct 15,2020Everyone knows that renting in London can be a lucky dip at best - however Argo Apartments has changed my experience of living in London. The resident services staff are excellent and go above and beyond. Bearing in mind we moved at the height of such an uncertain time - the process with Grainger itself was seamless and the handover was stress-free. I would recommend renting with Grainger - the buildings are also great if you are a young professional, the units have generous space for London at a reasonable price and the included amenities mean that you have everything you might need as a renter.
