Quality of work is excellent at a very competitive price. Also all remnants and used materials were properly cleared away. Excellent job.

These people stressed me out for 13 weeks, losing time at work, waiting around for the subcontractors to turn up "cost", not being able to sleep of a night "stress" caused by failure of workmanship, and ruining my summer!! This was all down to the management of the company not having any quality control in place " checking on the subcontractors quality of work" I entered a contract with this company to build a porch at the front of my property thinking these people do this all the time there wont be any problems how wrong I was. I only wish someone had warned my via a website such as this one to stay well away from them and not to do business with them. It was a 2 week maximum time scale to build this construction and it turned into 13 weeks. The work is not over seen by anyone from the company during the construction or checked upon completion they trust there subcontractors "MADNESS" The subcontractors are not up to the job and deliver poor workmanship. There builders treat your property like a construction site my path way has concreate stains on it due to failure to prep up the job correctly and not tidy there mess up of a night poor housekeeping, also a front garden was destroyed and had to be re turfed due to building materials being stored on it for 11 weeks when they could of been stored at the side of the house. The porch was pulled down on two occasions the first time the construction was half way up and the brick was a different colour to the house brick not what I stated in the specification, the second time was because the builder could not build and didn't care about his quality of workmanship I believe the guy still works for them. I was constantly emailing these people with snag lists which should of been done be themselves but they trust there subcontractors. After it was pulled down the second time, I was told be a director it will be re done in a week, it took them around 7 weeks it was an absolute joke!! Here is a report of a porch that they constructed for me, which cost me £600 because there manager said we will Just patch it up???? They have been trying to get me not to publish my reviews but I wouldn't want anyone else to have to suffer these people. STAY AWAY FROM THESE PEOPLE!!!! YOU HAVE BEEN WARNED!!! THE BUILDING REPORT. 1.2 Date of Inspection. 5th July 2018. 1.3 Weather Conditions Warm and sunny. 1.4 Instructing parties’ instructions. Mr Craig is to inspect the porch which is under construction and to advise as to the adequacy of the workmanship and materials. In particular : 1. “the cement on the west elevation from the window sill up as it’s like sand, 2. also the cement (testing) inside the porch which is holding the block work up from the window sill, 3. up high up you can see all the block work detaching from the walls 4. at high level they have not bricked or blocked up to the timbers for the roof, you can hear the sound outside because off this, 5. in general, the mortar/ joints are not right and it’s not the most aesthetically pleasing of jobs, 6. determine roof covering to the property and produce a report on the fitting of the roof. “ 1.5 Background Information I am advised that sometime in 2018 the Claimant entered into a contract with the defendant to construct a porch at the front entrance to his property. I have not been provided with documentation as to the specification or cost of the works. A dispute has arisen with respect to the quality of the workmanship which the claimant describes more particularly in items 1 to 6 in paragraph 1.4 above. I understand from the claimant that the defendant has returned to site and remedied several items at the request of the claimant, however there is a dispute as to the extent of the remedial works required because of which work has been stopped by the claimant. At the time of my inspection the concrete floor, walls, roof, door and windows are in place. No internal plastering or other finishes have been started. 18.610 4 2 Description 2.1 The Property is a semi-detached house, thought to have been constructed around 1990. It is on a street of similar housing all of which were constructed about the same time. 2.2 The Property has a double pitched roof tile covered roof over exterior walls of cavity construction. There are gardens to front and rear of the Property. (Photo 001) 2.3 The new porch is constructed with: A mono-pitch interlocking concrete tile roof covering over a membrane supported on timber rafters and ceiling joists. Exterior walls of cavity construction and comprise external leaf rustic facing bricks to match the existing dwelling, a cavity filled with glass fibre insulation, and an inner leaf of thermal blocks. A concrete floor. uPVC door and windows. 18.610 5 3 Commentary 3.1 In my opinion, subject to suitable repair and maintenance, the Property has an indefinite life. As the life of the porch extension is not limited by the age of the property it should be to the same standard of construction. 3.2 Workmanship and materials employed in the construction should be to current British Standards and the building regulations. Lead work used for flashing should fully comply with the Rolled Lead Sheet Manual which is published by the Lead Sheet Association. 4.0 Inspection My inspection is limited to what I saw on site, as the work is not yet complete I have not commented on work which is yet unfinished. Except for the taking of mortar samples no intrusive inspection or opening up was made. 4.1 Exterior. My inspection was limited to the interior and exterior of the porch. 4.1.1 Lead flashing. The flashing at the right verge and the house has insufficient depth and is nailed to the barge board. As constructed a void is present between the flashing and the exterior wall which will allow rainwater to enter the roof construction and from what can be seen the lead flashing is not set into the bed joint a minimum of 25mm. (Photo 002) The lead flashing must be revised to return round onto the gable wall to fully protect the verge. The lead flashing must be set into the bed joint a minimum of 25mm and held in place by lead wedges at approximately 450mm centres. The upstand flashing between the porch roof and wall is not dressed into the pan of the concrete tiles. (Photo 004) The length of the flashing is more than 2 metres. (Photo 003) The upstand flashing must be modified so the maximum length of any piece of lead is 1.5 metres. The lead flashing must be set into the bed joint a mini mum of 25mm and held in place by lead wedges at approximately 450mm centres. The flashing must be dressed in to the pan of the tiles. 18.610 6 The cover flashing at the left internal corner between porch and house wall is not weather tight, it is not dressed tight to the walls. The original lead flashing to the curved bay has been used. (Photo 005) The detail of the cover flashing at the internal corner must be modified to include a welded gusset. Fig. 164 applies. The lead covering to the bay roof must be modified to remove the excess lead cause by the creation of the internal corner. 4.1.2 Barge boards The joint between the right-side barge board and fascia is open. The mitre is cut inaccurately, and this will allow water penetration at the head of the wall. (Photo. 006). The joint between the left-side barge board and fascia is open. The mitre is cut inaccurately, the appearance is unacceptable. (Photo. 007) The mitres should be reformed to give the appropriate level of protection and a satisfactory appearance. The dry verge units are not correctly fixed, a special clip provided by the manufacturer is used to secure the units at the eaves level. (Photo 006 & 007 show a screw fixing.) Secure the lowest verge units with the appropriate clips. 4.1.3 Gutter and soffit boards. The gutter board is bowed. (Photo 008) The gutter board should be adjusted to remove the bow. This fault is aesthetic only and will not influence the purpose of the components. 4.1.4 Exterior walls. Outer leaf. The vertical mortar joint between the existing dwelling and the porch, is untidy and the mortar weak. It will crack over time. (Photo. 010 & 011) I could not determine if there is an adequate tie between the porch left side wall and the house. Internally I could not see evidence of a tie at the top of the wall. A none setting mastic joint is recommended between the house and porch. An intrusive investigation should be made to determine the adequacy of the tie between porch and house. 18.610 7 Generally, the pointing is not of uniform appearance and due to the variation in colour and texture gives the impression that it has been patched. This effect will diminish over time. The problem is in part due to lack of care in pointing and a failure to brush the joints after the initial set of the mortar. (Photo. 009) I removed a small amount of mortar at the junction between the house and the toothing on the right side ( Photo 016 ) , and found it was easily snapped between the fingers. Nearby p atches of soft mortar were noted when tested with a hand aug er . The mortar was sampled in several places with a hand auger most was found to be satisfactory. Two small sample s have been retained for testing. A more detailed analysis of this aspect is required to when the results are known to assess the extent of re pair required. The exterior of the wall to the left side abutting the house and above window head height is distorted. (Photo’s. 012 & 013) Structurally , the deviation from the vertical is not material. The issue is one of aesthetics. This section of bric kwork should be taken down and rebuilt. The problem with this course of action is that for a number of years the rebuilt section will differ in colour from the retained work unit it weathers. 4.1.5 Exterior walls. Inner leaf. The mortar into which the thermal block work is set can easily be crumbled to dust, by modest pressure between the fingers. A sample of the mortar has been taken and is being stored for analysis if deemed necessary. (Photo 014) I have no doubt it is of insufficient strength for bonding the blockwork. The internal leaf requires taking down and re - building . This will necessitate the removal of the roof structure and covering. Brickwork is incorporated in the block walls. The brickwork has different thermal qualities to the blockwork and the two materials must not be mixed. (Photo 015) The type of cavity insulation used is, rolled glass fibre. (Photo 017) The insulation used is unsuitable for this application. Cavity batts s hould be used for full fill cavity wall insulation. Installation o f mineral fibre full fill batt cavity wall insulation in accordance with BS 6676: Part 2: 1986 (Code of practice for installation of batts (slabs) filling the cavity.) requires that the outer leaf of the cavity wall be built as the leading leaf so that mor tar snots can be cleaned off its inner surface. The same is recommended by manufacturers’ BBA Certificates. The cavity has not been kept clean ( Photo 17 ) . 18.610 8 The insulation will be removed as part of the rebuilding of the inner skin of the wall in any event and replaced with a compliant material. 5.0 Conclusions For the reasons stated above I consider the standards achieved fall below the requirements set by British Standards, manufactures recommendations, and the Lead Sheet Association Manual of good practice. 5.1 In the text above I have substantiated the reasoning for the opinions I have given and have made recommendations as to the extent of remedial work required. 6.0 Statement of Truth I understand this report may be used by the court, my duty is to the court and not to either party; I have complied and will continue to comply with that duty. These were replacement glass only. Great price, quick delivery and fitting, clean workers, no mess. Slight problem with security tape on the old fasioned window type but there were no grumbles and thematter was resolved to my satisfaction.
