Jan 16,2023The purchase of my new home went well. The sale of my old home was a joke. Orchard took photos and listed it on MLS. That was all they did. No effort whatsoever to sell my home. My “realtors” never even set foot in the house, never saw it. No effort at all to sell it. What a joke.

Jan 11,2023The only good part was the sales pitch. The concierge service is a low quality work joke and the quality of the materials is even worse. They broke more in my house than they fixed. Their agents are useless and incompetent. I was supposed to close the sale of my home today but they screwed up my front door and it got jammed and damaged during final walk through. I was 5 hours away and my agent couldn't even be bothered to drive across town to check on the damage for me. DO NOT USE THEM! Their contractors can't even read a work order and they ruined the good newer carpeting in the basement of my home by painting. They weren't supposed to paint the basement, and since the painter thought all of the carpeting was being replaced he didn't protect the carpet. So they replaced it with an extremely low quality carpet. They were supposed to fix the drywall before painting and let me tell you they did not do that. They re-mounted the handrail going into the basement into drywall only so you can imagine how long that lasted. Then they put it back up and didn't patch the bad holes. They suck plain and simple. This was supposed to be easy and it's been nothing but headaches from them bringing me buyers who can't even get financed to damaging my home and completely over charging for the crappy work and materials. You'd be better off finding a good agent who works with a good general contractor. Update: Orchard has proven that their entire goal was to collect the check from the sale. They have not followed up as promised on the issues, they do not believe in service, they only believe in cashing the check. Do not expect good, quality work from concierge and if they do screw it up, it is like pulling teeth to get them to actually fix their mistakes instead of putting a band aid on it to get to the sale. You do not get what you pay for in any aspect of the transaction with them.

Jan 04,2023My experience with Orchard was exceptional. I had my doubts before I signed up with them but after a thorough research, I confirmed it is a legit company. Everything was done virtually - a zoom initial meeting with them to explain their program. I discovered that they offered everything I needed to be a cash buyer of a new construction home. The appraisal of my home was also done through a virtual walk though of the house. Their guaranteed offer was given quickly and I decided to sign with them. Cortney Hesse was exceptional and readily available to answer my concerns. I closed with Orchard the day before I closed on my new house electronically thru Notarize. Very convenient. Funds were wired to the title company and ready for my new house closing. Very rewarding experience. Now they have listed my old house for sale and have kept me informed of progress.

Dec 30,2022I was skeptical at first when thinking about using a company like Orchard to sell my home rather than the usual realty company but after doing a lot of research, I got more comfortable with the idea. They offered me a cash offer for my house in the event that they couldn't find a buyer which sounded like a win-win. Chris was our agent and did a wonderful job in the marketing of our home and his communication with us through each step was on point. The team did a great job with organizing the repairs needed and the photography showed off the great characteristics of the house to entice many potential buyers. With 10 viewings in the first weekend, we accepted an offer after 3 days on the market. All things said and done, we would definitely recommend Orchard to friends and family for stress free home sales.

No showings, fast access to funds (equity) that we further used as a down payment on the new home, and the costs of repairs of our old home were paid off until it got sold.
