We've had a horrible experience with Orchard. Our goal was to downsize and eliminate our house payment. Orchard knew this from the beginning. Our home advisor, Jacqueline, is either a liar or completely incompetent. She valued our house at $550K. We made decisions based on this. We even took into consideration that it wouldn't sell for that much. A week before we were supposed to close the market shifted. We almost pulled out, but she and her boss Cassondra sent us comps again stating that it was all still good. Three days after closing the listing agent sends us an email stating we should list our house for $475K! They completely screwed us. Listing agent also sent us an email explaining how comps work. The houses she said not to use for comps were the exact houses the previous people at Orchard showed us for comps. We are almost at the end of our contract and our house still hasn't sold. Orchard does nothing to help you sell your house. I'm pretty sure not a single realtor from Orchard has ever stepped foot in our house. FYI, they also do very little to help you find a house other than unlock doors. Update: Since there is no way to respond I’ll just update. We disclosed everything we knew. No one from orchard found any of these issues either. There is no mold. Only one inspector claims to have found any. No one else has. The roof is 12 years old. As far as we knew nothing was wrong. Still not convinced there is anything wrong. Same inspector that found the mold claimed an issue with the roof. No other inspectors found anything. As far as the price, Orchard dropped to $475K before any of these “issues” were even known. We didn’t replace the carpet because so many people don’t want carpet anymore. One offer asked for money off for the carpet and we complied. Unfortunately, that offer fell through due to buyer’s financing.
The process was very streamline. Everyone we came in contact with was helpful and easily accessible if needed. From my Home advisor ( J. Babcock), to my Loan Officers, everyone was a pleasure to work with. Thanks Orchard!

I cannot recommend Orchard highly enough. We have a small dog breeding operation and to try to schedule showings the traditional route would have been an absolute nightmare. So we were exploring options and landed on Orchard. We actually started with Orchard with their instant equity offer because we initially had different plans for our future. Then as things evolved, we realized their Move First program was what we needed to make our dream happen. From the very first meeting and phone call, to the closing on the sale of our home, everything was smooth, seamless, and EASY. Bait and switch, bottom feeders, looking for desperate people to pad their pockets at your financial loss! DO NOT TELL YOU UP FRONT! Get all your information upfront. IT'S A SCAM! EVASIVE answers! Will not tell you anything, but HAVE ALL YOUR INFORMATION.... name, address, phone numbers, Pictures of your house- inside and out! They think they can do some lengthy presentation to con you. If you're not a lawyer I don't have a ° in real estate law how would you know what they were talking about? Early on I could see there was a problem!!! But by the time I trusted them, it was too late. I Felt very vulnerable. Company's like this need to be Stopped! I plan on writing a letter to the attorney general, as well as the Governor, and The real estate Commission Here here in Texas. I think one would be better off selling your house yourself you probably make more. This is a get rich quick scheme for somebody at the top of the food chain by the time they tack on so many commissions 6% another 1% rent fees $150 a day. It's sad and scary how they can take advantage of people, who are not aware of what is going on. WHAT A HORRIBLE COMPANY!

I’m a real estate investor and recently I bought a house listed by Orchard. The process during option period until closing was actually pretty impressive. Orchard has its own title company, and the Escrow coordinator & officer there were awesome with everything. Definitely 5 stars for the title side. The not so good thing happened after I closed and loan was funded (within 2 hours). My agent asked for the key and the seller’s agent went radio silent. We didn’t get the instruction on how to retrieve the key until the next day, after waiting one hour in the property front porch in bad weather. No exaggeration. And I was very upset to find that key was put in an unsecured spot, outside by the backyard. So we went around to the back gate, in pouring rain, to find the key. Very unprofessional practice for a real estate agent, in my opinion. It’s a 2 star for the real estate agent, to put it mildly.
I am currently listed with Orchard and have not had a good experience so far. Orchard wasn’t able to make me a cash offer on my home because of some foundation issues the home has. However they claim to provide home repairs which of course would come out of our settlement funds. We requested a quote from their contractor to do some painting and also from their contractor that does foundation repairs, we’ve never heard from either. My house has been on the market for 30+ days and we’ve had 4 showings all in the the first week it was listed and nothing since. We have never even met our realtor in person nor has he contacted us since the house went on the market. The only way I have been able to reach him is through email. I do realize the market has recently changed and do not expect a quick sale but I do expect more from my realtor. I’m beginning to think they will not work hard unless they are able to make you a cash offer on your home…. UPDATE: since posting this I have heard from my realtor, I will update again in the near future, but for now I am keeping my rating.
It was nice to go through one company to purchase a house and sell our other house. I like how you can receive most of the equity in your house before selling it so that you can buy a new house with out living in the house and doing showings. We have a busy life with 3 dogs so stopping what we were doing and putting the dogs away for last minute showings would have been impossible. Everyone we worked with were quick to respond and very helpful with every question we had. If we decide to move again we will definitely go through Orchard!

Nov 23,2022Run don’t walk away!! 3 days prior to my family’s closing on the new downsized house Orchard insisted our home would list for $550k and probably sell for more. 3 days after closing on our new house Orchard recommended listing our home at $475k. Yes that is correct a $75k drop in 6 days. The ONLY things that changed in those 6 days: 1. We had bought our new house (no going back now) and 2. We finally heard from our listing agent. Update: to orchards response. Orchard brings in irrelevant information and in No way address the only important issue. For approximately 2 months up to 3 days prior to closing Orchard’s sales team repeatedly insisted our home would list for $550k 6 days later (and 3 days after we closed on our new house) Orchard recommended listing for $75k less there were no other changes than the 2 I listed and that is the only relevant facts rest is sales/political techniques ignore the fact and just say what they want to whether relaxant or not. (Orchard misrepresented (either because of incompetence or dishonesty) Orchard produced false documents to support this price 3 days prior to closing on our new house. I have it all in writing yet Orchard continues to ignore the fact but hey who cares they got the listing. In addition to the specific fraud we experienced Orchard’s program has several other major issues: 1. As my wife (not partner) Refered to: No Orchard agent ever set foot in our home. Everything done remotely-how can a good real estate company be set up to operate this way? 2. Even worse: all risks are placed on customer. Orchard initial “purchase price” is well below market price and then once the purchase goes through you as seller take all risks Orchard almost none. Not only do you pay full 6% commissions you also pay carrying costs and are on a clock to sell your house in less than 120 day. 3. Another major problem: your house shows the sale to Orchard as a sale and is reflected in other home search services so when a potential buyer looks at this it looks like an investor bought your house at a super low price and is flipping it for a major profit. This will absolutely lower the value of house to the buyers. 4. Orchard has not been around long (only a few years) and might be ok (if they were honest) in a rapidly increasing house price market but as we are now in a downturn orchards program is really really bad for their customers. 5. Orchards repair service only does minor repairs and charges at least full retail prices If you are will to pay several thousand extra dollar to 10k+ extra for their services (and can handle the risks and lies) then go for it. But I’ve sold rental properties twice in the past couple of years through one of big time cash buyers and that is absolutely a better option vs using orchard to try to maximize sales price. If I would have used then I would have cleared $20k more at least than using Orchard, paid less commission and taken no market risks (market risks are not what my complaint is about my complaint remains the value of my home dropping $75k in 6 days and nothing had changed other than we had bought new house and our listing agent (she was competent) became involved) despite all the misdirection and denial by Orchard!
