Sep 29,2022It's hard to put into words how great our experience with Orchard was. To start off, their cash offer exceeded our expectations of what we would get on Market. Second, we sold our home on the Market for well above that price. Our realtor, Erika, listened to our wants and needs, and she made them happen, and never made us feel pressured to spend money out of pocket to update our home before selling. The rest of the Orchard team was by our side every step of the way. A huge weight was taken off our shoulders the day we contacted Orchard.

Sep 29,2022Orchard did well for me. There are some drawbacks to not having a physical agent around to handle things like open house, or when another realtor can't get into the home for a showing, things like that. But, it is a "digital" agency, so it is what it is. Besides that point (which is not specific to Orchard), the rest of the process was very good. I had a very good agent from the same state (hi Laura!) who kept up good contact with me, even on the weekends and during her off time as needed. They provided the backup cash offer, which I almost went with due to the declining market, so that was a very good plan B to have. Overall, I would recommend for backup offer, and the ease of the process. I emptied my house and moved out of state. They pretty much took it from there. They sent a notary to my office in my new state, 12 hours later I got the wire. Thanks Orchard!

Sep 15,2022FYI: We attempted to view a property listed by Orchard. We were not allowed to view the property unless we agreed that Orchard would be our buy side agent. I would never use Orchard to sell a home when interested buyers are not allowed to view their listings.

He walked us through every single step in detail, told us what to expect for the inspection and the communication was above and beyond what I expected. Kevin was the one who came to do our inspection since Will was busy inspecting other houses. They were able to get us booked on VERY short notice. The inspection and report was incredibly thorough and easy to read. Kevin kept us in the loop throughout the whole process. We are so thankful to Will and Kev in for making this work for us and doing such an amazing job. HIGHLY recommend Southern Charm inspection services to anyone and everyone in the area needing one!!! Sep 14,2022Our experience was fantastic. Everything we wanted for our situation. From our initial interaction with Dana Posocco we were guided through the process and had all our questions answered timely and throughly. Anytime I had other questions she was accessible and didn't hesitate to provide an immediate response. We were starting a new build, but wanted to lock a workable sale price in just in case the market turned downward before we could finish our new home, and we didn't want to move twice. The guaranteed price was important although we believed the market would remain high. (Surprise Inflation had other plans). Once we committed to move to the next steps Sergio Gomez worked with us and allowed us the time to build our new home without pressure to rush into a sale. When were we 60 days out on our build being complete, one phone call set into motion the process of putting our old home on the market. A couple months off the highs, Sergio worked to explain the best strategy to show and price our home. Two similar homes near us had gone up forvsale a couple weeks earlier, and we were concerned when he suggested a listing price below what those houses we listed at. He explained the market pressures now vs. 2 months earlier and how those listing were overvalued. Armed with the education we settled on a listing price. They arrangemed for photos and voila, we were listed on a Friday evening. We had viewings the very next day and an offer in hand within 4 days. Those other homes, are still not sold and having price reductions. THANK YOU Sergio!!! Now they really kick into gear Orchard Title arranged all the closing, and again a simple smooth process. We have finished the sale in 6 weeks or so and closed on our new build, and only moving once!!! Thank you everyone at Orchard that worked on our project.

Great service and the offer made by Orchard to buy in 30 days was always comforting to know was high enough to accept immediately if my house didn't sell after 30 days. Awesome Experience!!!!

We wound up having many showings and multiple offers, though the market had changed with rising interest rates. Ultimately we signed a solid contract that closed quickly and without any concerns. Erica put us at ease from the beginning and helped keep us on track with deadlines and things we might have forgotten. I was very hesitant to use Orchard because I thought their presentation was too good to be true but it really was a painless process. Thay came through with everything they promised and there were no surprises.

They helped walk us through each step clearly, and made sure that we had a leaseback period to help us with a transition time between selling our old home and moving to our new one. We were also able to sell fast enough that our debt to income ratio cleared for our new home purchase. Highly recommend using this service.

Sep 29,2022I am a buyer trying to view a property listed by Orchard. I do not have a buyside agent, as I am experienced in real estate and feel I can best represent myself. Orchard will not allow me to view the property unless I have a buyside agent. Property listed is 27411 Hazy Landing Court. I have sent several emails and had several phone calls asking to be allowed to view the property, and I am still waiting. If I were a seller, I would never EVER use them. They inhibit the sales process, when they should be trying to sell the property.
