Jul 11,2022We purchased a home from orchard that was so incredibly overpriced but in this market, we felt as if it was a good investment. We knew we would have some fixing upping to do, however we are so incredibly disappointed in the upkeep that this house had. Orchard let us know they paid $17k for new paint and new carpet in the house. They carpeted rooms that should not be carpeted (dining room) in order to avoid the nicer option (hardwoods). They also hired a painter who should never paint again and admitted to never checking the work. Based on our experience within the house, there is literally no way they spent $17k on paint and carpet because of his poorly it was done. The painter used water based paint on all of the trim and crown molding that was varnished so needed oil based paint. The paint is all peeling off but it doesn’t peel off easily so we have spent 2 weeks scraping the paint off. The painters also painted over wallpaper in multiple rooms requiring us to have to redo our dry wall. We had an inspection done and they made it seem like they would fix some major issues (rats, electrical issues, fire issues, etc) and when we turned in the inspection they came back at the last minute and said they weren’t fixing anything. Orchard let the house sit empty for 1 year and it smelled so bad when we purchased. We have had neighbors let us us know this information about it sitting empty for a long time and basically I am in shock at how someone could run a company with so much negligence. The fact that they admitted that they had not been in the house is beyond me. I do take fault in purchasing the home, but I am disgusted at what I paid for it based on what we have going found and what they made it seem like they had done. I will never buy from an investment property company like this again. They sit behind a desk and make deals on homes that they’ve never seen and then they screw over first time home buyers like myself. This is so sad for the market.

Jul 08,2022Buying: The market in the DFW area was nuts and we looked at multiple homes, made multiple offers, and rode the roller coaster for a couple of months before finally having an offer accepted, and we LOVE our new home. Everyone was great to work with but we were especially impressed with Heath Herrera and Martin Corza, both of whom were so patient and kind to us while showing us houses. Heath could sense our frustration and was just awesome because he never rushed us and always offered to show us more homes than we had scheduled. That's what led us to "the one" and we are so appreciative. Martin was also just really nice! Our agents (buying and selling) were great at keeping in touch and keeping us calm. Selling: We listed right when the interest rates went up and the market started changing, but we still had an over-asking price offer within a week. Overall, the experience was great and we would choose this way again, and also recommend it to others.

Jun 29,2022I utilized the Move First program with Orchard and it took all of the fear and uncertainty out of the process of trying to sell an existing home and buy a new home at the same time. I honestly don't know why anyone would not use this service.

Jun 26,2022“There is no risk of this offer falling through.” That’s how they get their foot in the door. Then they try to back you down through nitpicking and issuing ultimatums. They employ false advertising and are disingenuous in how they conduct their business. Sellers beware! They are not as they present themselves in their offers. Their deals are most definitely capable of falling through AND…if they’re treating the sellers this way I can only imagine what scheme they’re running on their clients. What’s sad is that this company could offer a useful service for homebuyers searching for housing in a hot market. But apparently they’re more concerned about short term profits by swindling and extorting it out of people instead of providing long term value by helping to solve a serious problem in real estate. Do the world a favor: don’t use these guys and let’s put them out of business.

When I called,she picked up or returned my call email text . She even responded on weekends answering all my questions. She is very knowledgeable, Professional and honest Realtor. I would love to work with her for my next purchase , I’m glad I found orchard, and worked with crystal she is really great person fantastic at her job. It all started with the virtual evaluation and then the listing. We received the concierge service, which was amazing and made our home look wonderful. Our agent Bobbie maintained professionalism and customer service throughout the entire process and transaction. She kept us informed during the transaction and made the selling a breeze. I had no doubts that she was on our side during everything.

Jun 17,2022We did the buy first, sell later, option and it was the best decision we made! We were able to pick our new home, move in, and then sell the old home! No showings with all our pets in the house, they had professional cleaners and professional photos taken making the house look spectacular! It sold in the first weekend, and we didn't have to do anything. Doing this without Orchards help would have been so much more difficult!

Jun 15,2022I'm one week away from closing on the new house, and I'm having nightmares, exhausted at work, I'm irritable, and in a constant state of worry. I feel like I either hear nothing, or I'm being forced to communicate with 3-4 different people. Originally I was going to do the Move First option. I should have stuck with that, but now I'm doing the Offer Boost, and I feel like a sucker. Now everything is completely dependent upon how much my house sells for, and I won't know that for another month probably. Meanwhile they're going to have me paying utilities and rent for both houses. And the new house is expensive. I want to put a big down payment down, but every conversation something is changing. When I told my home advisor I was concerned because they had just raised interest rates, he literally said "the interest rate changes every day". Now you may be a great salesman, but you're really going to make me mad when you talk to me like I'm an idiot.

Jun 14,2022As a buyer did not have a good experience with the Ickenham team. Found the staff member to be rude and with no common courtesy. There seem to be no process to provide a written offer (not even an email), when asked was told to talk on the phone, which in my view would mean not passing the offer to the seller and agent making their own decision. It all seem to be very unprofessional, which did not fill me with any confidence or any trust, will not be dealing with them in the future

Jun 14,2022I tried to submit an offer for a home but did not hear back from the agent or the company for days. Beware of dealing with this company. You can never reach a live person. The customer service is severely lacking and unprofessional.

Jun 14,2022Working with the agent was a very seamless process and our agent was very knowledgeable and did a fantastic job relaying information and keeping us informed. The reason for 4 stars is because the process getting to the agent was redundant and involved dealing with folks who did not have real estate knowledge.

Jun 07,2022Orchard may be helping buyers but at the expense of sellers. Seller beware if an Orchard agent comes to you with an offer. We never received our deposit plus they had an addendum in their contract that allows their buyer to cancel the contract for no reason within 7 days. Furthermore in our case, basically lied to us (seller) about a home inspection. After speaking with the inspector, who was none too friendly, he denied telling the Orchard buyer what was reported to me, the seller, when they canceled the contract. They would have tried to get their due diligence deposit back but I had to remind them that we never received it in the first place. Just seems like a very shady company and I will let everyone I know to turn down an offer from an Orchard agent unless they want to be disappointed.

It sold very fast and more that what I was expecting. Our agent Bobbie S. was amazing!! She was honest with us about everything, always available to answer questions and checked in with us at least twice a week. I would recommend her to anyone wanting to sell their home!!!

Jun 03,2022We used Orchard’s Move First program so we could be competitive buyers in this wild real estate market. It seemed too good to be true, but Orchard made the process seamless! They purchased our home on a mutually agreed amount. At that point, we were then able to make a competitive cash offer for our new home. Once we closed and moved into our new home, Orchard took over the process on our old home. It was inspected, cleaned and the yard was taken care of. The house went on the market within days and sold shortly thereafter. As promised by Orchard, we received the cash amount that our home sold over asking price…on the day of closing! Communication was thorough by both our buyer and seller agents. The app was always updated showing current status of each transaction. This was truly a dream scenario!
