OMG! Had I not made a decision to apply based off the commercial hype and instead read the reviews that mattered, I would have saved my family a whole week of anxiety by not even visiting the site, let alone putting in an application. Clearly, all of the reviews above a 2 Star were created by Orchard. They probably have a department dedicated to generating positive hype DON'T BELIEVE THE HYPE. Our experience began with an unprofessional loan officer, Jayson (if that's even his real name. Everything is suspect about this company now.) He contacted me several days later than he agreed after my application was approved and only after I sent 3 request for updates. He then gave what was supposed to be a VA Pre-approval but was actual an FHA. He never produced the VA nor Conventional Pre-approval letters and later is accused by "Agents Lottie and Jay" of not producing the Cash Offer Letter. (Lottie and Jay, who are also as unprofessional as they come). Jayson offered excuse after fabricated excuse for disappearing at crucial periods. Lottie nor Jay ever gave last names which should have been a red flag too. The 2 of them scheduled us for showing and postponed it less than 2 hours before the showing citing that seller agent needed pre-approval. No problem since Jayson had generated one. Lottie Dottie (yeah, I gave a last name since she didn't offer one) puts us on stand-by because now the seller's agent wants proof of funds which should be no problem according to the model Orchard claims to have. 3 days later and in this market, we are still in stand-by mode with no communication from anyone at Orchard which prompts me to do what I should have done from the jump; read 2 star or less reviews. Well, I can personally attest that our experience mirrors the experience of the 1 and 2 star reviews so far. After reading and comparing notes, I terminated Orchard officially, not that they were doing anything to terminate. I took an unnecessary point drop on my credit report dealing with these people. I don't know what their angle is but because of all the information they collected, my insticts are telling me to put an identity theft watch in place while waiting for an eventual class action to be filed against this company. I am reporting to AG myself to get investigation started. Do NOT give this company your information.
Our agent was a rookie and provided little to no value. There are so many people involved in the process that sometimes there’s no accountability. The agents also cover a VERY large territory and consequently don’t know anything about local market dynamics or just about the neighborhoods themselves. We worked with orchard for about a month and had to fire them because of these issues.
Working with Orchard allowed us to move into a wonderful new home before selling our home. This way we were able to make an offer that was more appealing to the seller, and we didn’t have to move twice, have 2 mortgages or make a contingency offer. Everyone we worked with at Orchard was very helpful. The agent that sold our house went above and beyond as did the concierge team that made repairs to the house to get it ready to sell. I would recommend Orchard!
Was very skeptical at first but Orchard pulled through for us. Got top dollar for our house and Orchard's agents were extremely helpful and available at all times through the process.

We were a bit nervous about signing on with Orchard at first. It just seemed too good to be true. They would buy our house from us & forward us a great portion of that sale so we could buy our next house with cash. But we did sign on & its the best possible outcome we could have imagined. We received more for our house than we anticipated & we purchased our new home with much better bargaining power because we bought without a contingency. All the Orchard folks were professional & a great help. All I can say is, don’t hesitate! Do it!
I'm still in shock that the "buy and move first" program wasn't a scam. When I heard the pitch, I swore it was too good to be true. How could a company make money off this program if they're not charging anything more than what it would cost to use any other realtor?! I entertained the program, half expecting to find some red flag and have to back out. Surprisingly enough, the only red flags I found were both avoidable: -Red flag #1: "Offer boost": although this makes your offer appear as a cash offer, it carries a cost (would have been about $1,000 a week for us). We didn't use the offer boost and still got the house we wanted. -Red flag #2: Orchard home loans: It's essentially Rocket Mortgage using a different name. Their loan costs: $13,199. The loan costs of my trusted mortgage company for the exact same loan: $1,055. Other than those 2 (avoidable) red flags, Orchard's buy and move first program was the only reason we were able to get into our wonderful home. We have 2 kids, so the idea of getting our house into "showing condition" made me laugh. That was the best part: we didn't have to make a contingent offer, we didn't have to live out of a hotel, and we didn't even have to clean or pack anything until we knew we were moving. We found the house we wanted, bought it, moved all our junk into it, and then sold the old one (for more than asking). TL;DR: "Buy + move first" is legit if you avoid the "Offer boost" and Orchard home loans.
Orchard is awesome! Everything happened just as they explained. We were able to receive an "instant offer" on our old home, allowing us to close on our new home and "move first" before the old home was sold. Then our old home increased in value while the concierge team made suggested repairs. Once it was listed, it was on the market for 2 days or less when we accepted an all cash offer for $41K over the listed price. We received a check for the difference almost instantaneously. We had 2 realtors over the course of our time with Orchard, Mahssa and Nick. Both were excellent. They were knowledgeable, helpful, great communicators and negotiators. Overall, great experience!
We were assigned a great team on both the selling side and the purchase side. They were very professional, answered all of our questions, and they were very patient. Angie Hashempour was our listing agent and she was super! Mark and his concierge service were great. I could not be more satisfied. I am going to recommend Orchard to all of my friends!
We had a great experience. The buy first sell later option allowed us to build a house when that would have normally been impossible for us. Delaying showings until after had moved out made it stress free. Not having to keep our home ready for showings was amazing. When our home sold, it sold for much more than we anticipated. We will not buy/sell a house any other way.

My agent with Orchard, Tami Kirby, was amazing. She cared about my property and getting me the best offer she could. She listened to me and really cared about my needs and wants from the sale. Orchard title was great too. They walked me through everything and were available for any questions I had. The whole process from start to finish was awesome.
